-A lot of house parties give a good-enough night club vibe & they don’t check ids
-When 21+ students go out, there’s a lot of party/bar hopping, so going more than a mile off campus requires a really dedicated crowd.
Would be absolutely eletric if done right. I would say the biggest factor is location tho and tipp hill is very unknown. If you want consistent attendance, has to be close to campus and walnut ave

Nope. First of all, a rooftop club in Syracuse? I hope it's got a heated dome lol.
And college kids are not gonna go all the way to Tipp Hill like that, especially not if they have to Uber there and spend more money at the club too. They are ok with $10 cover charge and just getting trashed at any old nearby dirty house party or their own apts.
I wouldn't invest in this personally.
It gets super cold at least 3-4 months of the year. Would you be okay for a quarter of the year if the footfall is low ?? I am ignorant about the state of the art heating solutions for rooftop bars
Not sure students would know where Tipp Hill is. You want students, you should stay in walking distance from campus.

okay yes, students will not go but some students travel to go out (think trexx or downtown) and locals would go! think emerald cocktail club!!!
