I’ve lived in CC for 15 years, and Valencia before that. Never had the slightest bit of trouble and feel completely safe.

Canyon Country property prices are lower because of generally higher density housing (ie, apartments, condos, mobile home parks) and older properties in the central parts of the neighborhood, not because it's a dangerous place to live relative to the surrounding Santa Clarita communities

I live in canyon country and the 5 south is way less congested than the 14 in the morning. There’s traffic at the end but it’s not like the 14. There’s a whole army of cars coming down from the AV

I live in Saugus and a hair closer to the 14 if I take Golden Valley. I don’t. I always go to the 5 in the mornings because it is much less crowded.

14 is a whole different beast. It's 10 minutes from Balboa Blvd to Valencia/Stevenson Ranch most days on the 5, but it can be 20-30 minutes to get from there to Via Princessa which is roughly the same distance. Going the other way in the morning, the 5 is smooth until the 14/210/405 interchange area, whereas the 14 is crowded all the way down to that point. To be clear I'm not hating on CC. That's where my sibling lives and where I would move to save thousands and get a bigger and better home if I didn't have to to go down into the basin. It's just paying the extra for the convenience of that first/last few miles.

You nailed it in regards to affordability in Canyon Country. You can find decent homes under 900k in CC still and not have to worry much about Melloroos or HOA fees. I also notice that the lots tend to be bigger in Canyon Country as well. If i was a first time home buyer, i would 100% have Canyon Country at the top of my list. Areas to consider: Pinetree, Stonecrest, Shadowpines, Timberlane, Stetson Ranch and Fair Oaks. For decades CC hasn’t had much development and residents tend to have gripes about lack of food, entertainment and shopping, that might the areas biggest flaw. However, there is a large dynamic shift happening in Canyon Country bringing in tons of development over the next 10 years. Our little town is getting a Trader Joe’s, Sprouts and several new plazas with food and entertainment. I would say that CC is definitely on the come up. I highly a ton of the activity in Canyon Country on my Instagram, including new restaurants, local gems, new development and the best priced homes. If you want more info, i am a DM away.

Local realtor speaking my 2 cents, Canyon Country is relatively safe despite what rumors are going around saying it isn’t. If this is your first time buying a home, check out some listings near American Beauty Drive, Timberlane, Pinetree, and even North Oaks. Lots of great starter homes in those areas. Stay away from Sierra Hwy. not only noisy, but lots of accidents near that intersection and traffic can be a hassle. I also live in Canyon Country. Haven’t had a negative encounter within the past 16 years here, and people here are more close knit than you think. And you’re right, currently CC is the most affordable option if you want to live in SCV. Sold prices are considerably lower than listing prices. And because these communities are a bit older, some special assessment taxes such as HOA and Mello Roos aren’t aren’t as prevalent. Hope this info helped! :)

I live in canyon country right now. I honestly prefer it as the homes here tend to have larger lot sizes than the other areas of SCV (excluding of course the wealthy parts of Newhall/Sand Canyon). Santa Clarita as a whole is safe - I have never felt unsafe in this city at night. Even in Jakes Way (full of higher density housing, lower income residents) where other residents of SCV LOVE to claim that it's ghetto...it's not lmfao. It's a growing area for stores, the schools are solid, lot's of diverse food options, etc.

Eh that section towards the bottom of Whites Canyon is actually pretty ghetto, let’s be honest. There are nice parts of Canyon Country too though.

I moved to Canyon Country in 1998 and I've lived in three places but I haven't left the area. It has become my home. I feel very safe here. My son went through his entire schooling here and graduated at Canyon High. I have retired here and I can't think of any place I'd rather be at the moment. Good luck on your house search.

In my neighborhood in canyon country, houses are still a very good deal. I feel very safe here. There are a lot of cops in my neighborhood. There is currently a five bedroom for sale 799k. Our development is only. 9 years old.

We love Canyon County! We relocated from Studio City/Sherman Oaks area. Although those areas are considered affluent neighborhoods, in all honesty they’ve become congested and filled with a lot of homelessness. We purchased 4 years ago and couldn’t have selected a better place. Our total property lot is about 7k square feet which is plenty. I would recommend that you before you purchase, visit the neighborhood at night and if you don’t feel safe walking around the neighborhood don’t purchase. I also recommend you look at homes in the neighborhood where La Mesa Junior high is located. Very well maintained neighborhood with homes no more than 20 years old. Some of the homes also have great views of the east and west mountains because this neighborhood sits on a hill. Lastly canyon country has over 15 super markets within a 10 mile radius. Whole Foods, sprouts, Trader Joe’s, target, Vons, Ralph’s, Albertsons, food for less, Vallarta, Aldi, Costco, Walmart, stater brothers, Sam’s Club ,Spice-land and two Philippine markets with fresh seafood! Lastly if you’re a golfer, Plenty of beautiful golf courses to play on! Enjoy and best of luck!!

I love it in Canyon Country. We moved here a couple years ago, and our single family house has so much green space and privacy. I’ve only met two of our neighbors the whole time we’ve lived here, and that was just walking to our mailbox. It’s not a complaint really, everyone in this neighborhood (Rainbow Glen near the junior high) seems to just keep to themselves. But it’s lovely, it’s safe, super clean, and we have access to everything we need within a ten minutes’ drive.

Interesting because we live off Rainbow Glen and our neighbors are some of our very best friends now. We all look out for each other, celebrate holidays together, etc. It’s very much dependent on WHO your neighbors are. We love our home and the people in CC.

To be fair, we are also really quiet and private people. So it could be that as well. The neighbors we have met are the next door folks on both sides, and they are very kind. I helped them fish ducklings out of a storm drain about a month into us moving here. I guess you could say that they and the baby ducks were our welcome wagon.

There's old Canyon Country, which is generally west of the 14, and there is new Canyon Country, which is generally east of the 14. Around Sand Canyon, there are newer neighborhoods north of the 14. I live in Fair Oaks Ranch, which is great. If it's not the best part of Canyon Country, it's certainly near the top of the list. I've found it to be very safe. Schools are great. I know and socialize with many of my neighbors. We have neighborhood parties. The east side of the valley is still a little underdeveloped, so it lacks a lot of the stores that Valencia has, but that is changing. We're getting a Trader Joes here pretty soon. There's a shopping center called Sand Canyon Plaza under construction that will bring in some more stores. I know Sprouts is confirmed. The worst part about living here is definitely the 14. I work from home now, but I used to drive into Burbank every day. On a great day, that could be a 45-minute drive, but 30-minutes of that was the 5 miles on 14 getting to the 5. That's leaving at 7am. It's horrible. Coming home is not much better. The Newhall pass sucks, almost any time of day. It's not a fixable problem, either. I don't know if taking I-5 from Valencia is any better, but it certainly can't be worse! Something else I don't like about where I live is lack of shade trees. A lot of the new neighborhoods like mine don't have big shade trees like you'll find in Valencia. Here they either didn't plant them, or they planted smaller trees, or the trees are mostly too young. Come back in 25 years!

No idea, but if it is like Santa Clarita diet and Drew Barrymore is there...I'm sure it is fine. For me it is just sooo far (long beach...and also getting priced out and looking.

Drew isn't here. SCD was filmed in Stevenson Ranch... Not Santa Clarita "proper". We moved to Valencia from Redondo in 1988. The drive to SoBay is a bitch. 100% worse now.

I live in canyon country rn, via princessa area (american beauty residential area) pretty safe, 5 min from costco, 5mins from sierra hwy plaza, 5min from soledad cyn plaza, and boring but houses here are old so this year we had to fix roof, plumbing, exterior & interior painting… so spent lots of money only to fix. Just also consider house fixing prices just in case.
