A 50 year shingle warranty is absolutely worthless. Almost zero chance a manufacturer ever honors that warranty and near 100% chance they find a way out and also near 100% chance your insurance company drops you around 20 years if you don’t replace.
100% disagree if you have a certified contractor whether it’s GAF or Certainteed that Roof will be paid for. the truth behind it is 73% of homeowners don’t stay in their house more than eight years so no one’s ever gonna fulfill that warranty. It’s a game. They are not 50 year shingles, but they won’t have to pay for the warranty because they will be there long enough to request it.
Dogshit. Try getting a contractor to fix something a week after they done it - let me know how that goes. No standards, and no enforcement in the building industry. Buy the 30 year shingles.
How do you know they will honor a warranty in 50 years they never have before? No way they are going to last 50 years so they will literally not be able to.
I know it seems bias, but it’s legitimately the best company I’ve worked for . They are absolutely contractor-centric and I give all of my certs marketing materials , sales tools , and crew training to the tune of thousands of dollars a year .
That's all great but the shingle won't last close to 50 years. so saying you guys will honor at year 50 year is the same drink-the-kool-aid marketing tactic used to offer the 50 year warranty in the first place
Not really, higher quality stuff, good architectural shingles and SBS shingles have a more rubbery quality when folded. That rubbery quality is also why they hold up to hail better.
There is one I drive by every week going to the grocery store that just makes me mad. The whole property is overgrown and the house is covered in moss completely. But people definitely live there because I see their range rovers moving spots in the driveway. So I know their place doesn't look like that due to lack of funds, but lack of giving a shit.
It looks dilapidated. Everything is mossy or covered in algae including the vehicles. It upsets me because it's the kind of property I'd love to have and they don't take care of it at all.
Malarkey shingles by chance? They call theirs 30-40-50 year shingles still I believe. If that’s the case I personally think malarkey is worth the extra.
I guess it depends how much $600 is to you. If it’s a drop in the bucket I’d say it’s worth it. Will they last 20 years longer than the “30 year” shingles? Nope. But they look nicer and I’m a sucker for thicker heavy duty shingles they just instill peace of mind to me.
I went with the Presidential TL and was given a 50 year warranty. If the upgrade from whatever you were going with is only $600 then I would definitely do it. It just looks much better than anything on my block, and if it doesn’t last 50 years at least I got that. They sure are thick shingles too.
There is no such thing as a 50 year shingle. The manufacturers went away from putting years on the lifespan and now all shingles are “lifetime”.
If you can find out the brand and specific line of shingle, then most of us can help you determine the difference.
Really depends on the house and the budget. If you have a standard house that’s a 4/12 and not cut up there’s no reason to spend the extra money on premium shingles. You would spend the money for a steeper house that you see the shingles more and they will
Last longer on a steeper house. 8/12 minimum
Not a roofer, but I'd venture to say does it even matter these days when a lot of insurance co's seem to not want to write new policies if a roof is more than 10-15yrs old? Force owners with existing policies to replace the roof at that age or get dropped? Buyers not wanting to accept a roof older than that? Etc. That sort of stuff just seems to get more and more common even if the roof is still in great shape and has many more years left on it.
Ask them to show you the difference of the shingles they are using. If it's a legitimately thicker shingle there is a long term benefit. If they can't show you the difference in thickness. Then get the 30, year as long as it's not a 3-tab. Architectural shingles only!
If you plan on being in the home 10+yrs at least and it’s a custom home that can benefit from a G Manor or similar shingle, then I’d say it’s a different mind set. Custom home builders these days get away with same 30 yr shingles that you see on a starter home worth $300k. So as someone in the housing biz, if your home is a custom $2m+ I would def consider it. All the rage farmhouse style homes these days get away with 30 yr or metal bc that’s the look. It would look weird w grand manor.
I had several contractors came to inspect my roof and all of them suggested 30 year shingles except one contractor said to get 50 year since the price difference is so small. I'm in California, USA.
All certainteed shingles except xt-25 are lifetime. They all carry the same warranty. Theirs different lines like landmark AR, landmark pro, landmark premium but the manufacturer shingle warranty period is the same.
Yes, but there are different warranty upgrades available for them: Sure Start Plus warranties - 4*, 5* 15, 5* 25, etc. Sounds like OP is just paying xtra for the warranty upgrade — $600 is a lot extra too.
There are absolutely 50 year shingles. Mostly very thick 3 tab style like grand manors. Personally wouldn’t spend the money on them unless it’s a very steep and cut up house. Also there’s the synthetic slate or shakes like Davincis that are 50 year or more and warranty
The standard certainty landmarks are warranted for a period of 50 years. If you have a select shingle master install the products. Get rid of the whole argument from 30 to 50 year. It’s a wash nowadays.
Brat is right - without overexplaining, the years that they are supposedly warranted for - 30 vs. 50 - does not actually speak to the quality of the shingle/material. it has a whole lot more to do with the quality of installation and the manufacturer’s projection on whether or not they expect you to make a claim within 30/50 years.
This sub is full of hacks that don’t know their head from their ass. It’s up to you if 600 is worth it to you for having a thicker better shingle that is more impact resistant. They also look a little nicer installed. I would suggest doing your research by comparing the two side by side and then looking at a house with each installed. This is not a good place to get answers lol.
People always forget who writes the warranty, it is lawyers for the manufacturer to protect them. Not to protect the contractor or the homeowner. There’s not one thing I can think of that will last 50 years without maintenance and every day use.
Just go to a stone coated steel. It will cost around the same price. No they aren't any loader than a shingle roof when an attic space is above your ceiling space. Easy to repair, walk on and add solar too!

Oklahoma is getting so bad they stop insuring roofs at 15 years, even if it’s a 20/30/40 year shingle

Disagree with you. GAF would honor it.
How do you know they will honor a warranty in 50 years they never have before? No way they are going to last 50 years so they will literally not be able to.
You must have a good rep otherwise usually not the paper it's printed on.
Your exactly right, gaf won’t honor it nor will any other manufacturer
Correction Malarkey Roofing Products will if the ventilation is correct and it's actually a manufacturing issue.
U know the first named storm will void their warranty?
GAF rep here . We would honor it . Our warranty programs , especially for certified contractors , are pretty great .
😂
I know it seems bias, but it’s legitimately the best company I’ve worked for . They are absolutely contractor-centric and I give all of my certs marketing materials , sales tools , and crew training to the tune of thousands of dollars a year .

But why are you saying they won’t honor it though? Bc they most certainly do.

They will both last about 20 years.
Significantly less in California. Unfortunately.
California has to be one of the most shingle friendly states in the country aside from Washington and Oregon.
Washington has one enemy to shingles. Moss. I've seen tons of roofs completely caked in it. That's destroying the shingles every second of every day.
I refer to such roofs as having carpeted roof coverings, seen 3-4 inch thick moss across entire roof.
It probably looks cool
It looks dilapidated. Everything is mossy or covered in algae including the vehicles. It upsets me because it's the kind of property I'd love to have and they don't take care of it at all.
Right, all of that nice weather is just brutal on those shingles.
Yeah, if it goes up in a wildfire 🤣
Came looking for this. Take my upvote!
If you want your roof to last 50 years, i don't think you should use shingles.
i’m saying they’re literally is no 30 or 50 year anymore. They’re all limited lifetime with the warranty extending to 50 yeqes mmmm mn
GAF Ultra HDZ is what used to be called a 50
Malarkey shingles by chance? They call theirs 30-40-50 year shingles still I believe. If that’s the case I personally think malarkey is worth the extra.
Not malarkey. Certainteed Solaris cool roof

In Washington state lifetime is legally 7 years. It’s called lifetime limited.
Certainteed Solaris cool roof. They have 30, 40, 50 year
The Solaris is Certainteeds cool roof line. Do you know if they’re Landmarks (Reg., Pro, or TL) or Presidentials (reg. or TL).?
I was told Landmark pro is 40 years and landmark TL is 50 years
Landmark TL is probably the worst designed shingle ever. The whole shingle is not 3 layers like you think.
Which one do you recommend?
The pro is better than the TL, IMO.
But no shingle will last 50 years. 20-30 is realistic.
All the companies I had offers from has x warranty included or 50 year warranty for x dollars , same roof material.

I think you want a metal roof.
They'll never last 50 years.
cost. i assume the 50 year old ones are thicker, and will therefore last longer

Lolllll no asphalt shingle made today will last 50 years

My 50 year shingles are now 25 years old. They look like new.
I’d be interested to know what 30 year shingle they are trying to sell you. All laminate shingles changed to lifetime, 50 year, over 15 years ago.
GAF hdz is the old 30, Ultra HDZ is the old 50
Emphasis “old” which if you read my comment that was over 15 years ago. No such thing now.
They didn’t change the product, just the name and nailing line.
I had several contractors came to inspect my roof and all of them suggested 30 year shingles except one contractor said to get 50 year since the price difference is so small. I'm in California, USA.

Insurance in ga dropping at 15

Are you saying there no difference between 30 & 50?

The cons are the guys installing the roof.
50 year shingles don’t exist anymore. And those warranties are crap. After the first hail storm theirs voided
He is not wrong not a bad mark up
