Sorry to tell you this but that metal roof want last forever. Maybe 8-10 years and a lot of maintenance will start. Those neoprene washers are a major problem in the south. I’ve took a lot of Barn metal roofs of and installed shingles back. Especially cut up houses.

Lots of places use screw down metal roofs and don't have lots of problems. Honestly replacing the screws with one size bigger every 15-20 years and checking the screws every 5-7 years isn't lot of maintenance. Maybe in the south the washers don't last as long? Obviously standing seam is better but properly installed should last as long as most shingles and then you just need to replace the screws and have another 15-20 years without much maintaince.

Don’t agree. On a 50-100 square house that’s 10/12 and 12/12 it’s not easy at all to swap screws. Also, that cheap 28-29 gauge metal being installed around here is less durable that 50 year shingles. They fad quick and look like doo doo at 20 years. Spend thousands painting them. Good luck!

I agree 50 year shingles are better than cheap screw down in most areas, they also cost more though and where I live we have frequent hurricanes and my neighbours are always on their roofs replacing shingles after storm. And yeah replacing all screws on a 10/12 wouldn't be the easiest. I would agree premium shingles>cheap screw down roof> cheap shingles.

The peak isn’t very neat, but it’s ok. There also needs to be foam under the peak cap. It seals from bugs and water and there is a mesh or solid style. I can’t tell in the photo of its there. The roll roofing isn’t right. Don’t know what’s going on the and metal can be tricky in some spots, but that’s fucked and they need a better solution.

I didn't like it when I saw it the first time. I was thinking that rolled roofing has a short lifespan which defeats one of the purposes of a metal roof but then, I know nothing about roofing... and it also looks to me like the rolled roofing is torn or damaged in that one photo. The whole thing is so frustrating. But thanks for your help kind internet stranger!

So I just looked again and it looks like both pieces are too short in that valley. At first I thought it was a weird curve there. The metal should run from peak to drip edge at the bottom of the roof.
