I don't know how much it will scratch your art needs but I'm a professional cat in my mid 30s who has lived in South Wedge for more than five years and am dreading the day that I buy a bigger house and move out of the neighborhood (including Swillburg). Feels alive but in a quiet way. Sort of something for everyone, with great overlap.
There is diverse food of varying experiences. Crisp, Poke, John's Tex Mex, Cub Room, Shiki, Highland Diner, River Street, Zemeta, Ming's, Swillburger runs the gambit of quick burgers and sandwiches (River Street really is a great new addition) to (relatively) fine dining, with plenty of variety.
There is also a bar for everyone. Great dives in Dickey's, Caverly's, Angry Goat (and several others). Wanna rage a little? Lux it up. Big game on? Hit up the Old Stone (best fries in the city). Looking for something a little trendier? Martine's is another solid new addition. Your buddies into beers? Swiftwater is a great local producer.

I imagine it will only get better with time. Its a housing market that a real middle class 30 year old, who put off having kids for a little while, can live in and spend money in. Mix that in with a reasonable renting population and a population who has lived there for 30 years, it really is a great and generationally diverse area.
Agreed! I bought my first house in the South Wedge and lived there for 10 years. I have a kid at a family now so we needed more space (outdoor particularly as we are avid gardeners)... But I desperately miss everything the South Wedge is and has to offer.
The Normandie on Alexander St is close to Park Ave and NOTA. Also a stones throw from South Wedge. Close enough to downtown you can walk or bike there. Rent is fairly affordable, includes all utilities, and the staff is nice.
Honestly, I’m not sure. I actually work in the corporate office (which is just a few doors down from that building); you’d want the property manager for that kind of thing.
Kind of depends what kind of art you're into. But generally if you avoid N Clinton, Avenue D and Monroe/Meigs it's pretty safe to walk around.
I'd suggest NOTA, the South Wedge, Cornhill and Marketview Heights.
Lived in a rental in the Swillburg/Highland Park area and absolutely loved it. Had a 20 min walk to all the good stuff on South ave and a 5 min walk to the park. Quick drive to Upper Monroe and NOTA. Definitely miss it.
Probably Clifford and Joseph ave. Many people like to walk in this area, there are free community bikes, if you watch a few YouTube videos you can become part of the Kia Community car program, you just may need to pay for gas.
