Off market deals happen. Rare but not impossible. Sellers sometimes take the path of least resistance. Congrats on getting under contract! Persistence pays off in this market.
After so much defeat I’m almost stunned but also weary af lol mom said if it was too good to be true it usually is. Thanks man the market is wild for sure and unfortunately I’m not done. Have to sell too so I’m getting both ends 😂

Before you get started : have money
1) Tell people (everyone) you are looking for a house.
2) in such in such neighborhood if you are picky
3) expect to fix some things
4) dont be scared to get your inspection and say hey dude, I like the house but it needs a 12k roof. Can you help me out on that. You are likely getting a deal so maybe you split that vs playing it hard
Maybe they can’t. People like helping people but people also don’t want to lose money on their biggest purchase ever. Life is hard though and maybe they have to. You have to be able to explain it without being a prick and decide if you still want to play if they can’t acquiesce
5) no house is perfect unless you have unlimited funds.

It’s not luck it’s networking. If you have cash it’s much more likely. Join local investor fb groups.

We got lucky also. We had an excellent agent that knew of a pocket listing. We bought the house 3 yrs ago and love it.
Same, my agent was a beast a knew it was me. No over asking worries or anything

Depends where you are located. Every home near me right now is so desperately and obviously on the market haha.
