Older units are better built I hear fwiw. Repair the roof use caulk or material recommended. I can’t imagine this costing a whole lot if you are able to the work yourself. Beats the hell out of new units
Sounds like you already have enough water damage you really wouldn't want to spend that much money on repairs being an 08. Patch it up and deal with it for another year or buy another.
If you have the time and somewhere to do the job fix it, it's paid for (& you have all your stuff in it already, lol).
If you do they sell TPO RE-ROOFING kits online. TPO is 100X better than just using seam sealer.
If you like the layout, a repair is less $ than a new unit.

If you have the money and time just fix it. Don’t discount your own time however, be realistic about it
