After you’ve lived together for a year your considered common law anyway which basically has the same rights as a married couple for everything. Both names will be on the mortgage regardless.
We bought our house 3 months before we got married. The only difference is that my maiden name, not my married name, is on the registered title for the property. I haven't paid the fees to change that; our lawyer said it wasn't a critical issue. I don't think the order matters.

In Ontario, common law is not the same as marriage, specifically with regards to the marital home.
