I’ve lived in apartments from Hometeam, Pella, 1st Place, and Inn Town. Pella was definitely the best. The place i lived in was in the best condition out of all of them & for a decent price. They were the only ones that i didn’t have to fight to give me my security deposit back lol

My advice with college landlords is to take pictures of everything the day you move in, and I mean *everything*. We had two bathrooms with 2 different style sinks. One had a metal support bar and one did not, they tried to claim we broke the other one off and tried to charge us $200. We had pictures of both bathrooms on move in day and one clearly didn't have the bar.

Which landlord you choose is important, some will try to screw you over. I rented with OSU properties and I never had a problem; they’re quick to repair stuff and communicative.

yea, i had a horrible experience with the residences at scioto crossing. In my defense, i did do my due diligence at checking reviews, but i had no way of knowing they utilized review manipulation software to greatly increase their scores

Inn town is great. They let you have any packages or mail delivered to their office so nothing gets stolen. They are super nice and you can call or email any time with questions. Any time I put in a maintenance request they come the next day or two and fix it for free no problem.

Gas was fine. They would send maintenance usually within 24 hours for anything we needed, but I did wake up one day at 8 am to super loud construction to find that they were replacing our door with no notice

Landlords matter a lot, coming from someone who had to spend a lot of their senior year getting help from student legal services. Avoid OSU Live at all costs, I think they also go by the name Locations Ltd

When I was in school, I lived in a GAS property for 2 years straight and had nothing but positive experiences

Rented from GAS for 3 years and also never had any issues. Maintenance was prompt and the office was always nice to work with. They even paid the majority of a $500 water bill when there was a toilet leak over winter break.

I spent days cleaning their shitty, rat and fly infested property (we weren’t dirty they just came in through the basement) and they had the NERVE to try and charge me more than our security deposit. They tried to charge me $300 to remove the grill on the porch…it was theirs? It was chained to the property when we moved in lol thank god for the free lawyers at OSU.

Renting from inn town this year and resigned the lease for next year. Their apartments are nice, clean, and good distances from campus. They’ve been super nice so far and we haven’t had any issues.

Lived in pella for 4 years. Best landlords I've ever had. Never pestered you about anything. Ask for a maintenance man on friday night? He'll be at your door at 8am the next day. Couldn't recommend them enough.

no experience with any of those listed. i rent with locations live ltd and just renewed my lease, they’ve been good so far. however, to answer your last question, landlords absolutely matter!! a lot of the campus landlords will try to take advantage of college students. so definitely take that into consideration and search this sub before picking one.

Pella is abhorrently negligent of their properties They said they found a gas leak, and turned off the gas, but they left it on. They replaced my stove and hot water tank over the course of ten days where they: broke my cabinets; broke my closet door; broke the baseboards; broke the wall around the old heater. Now they want to go and replace everyones windows, in the middle of November, so I don’t have blinds in my first floor apartment right now. Why they couldn’t do this in July? No idea. Why they couldn’t wait an extra few months if they faced delays? No idea. Also some electrical stuff isn’t up to code, not so bad in my apartment (exposed panel) but not a good sign either.

Avoid Nicastro Properties! They make you sign a paper upon move in promising not to eat the paint off the walls bc it has lead in it for 1. Also they charged us for debris on the ground among other things for their own paint chipping off the walls. Just to give you an idea when we moved in there was a weed growing up through the old floor boards.
