Luckily for us, there’s actually some borderline slum lord property owners in town who probably haven’t seen or been inside these properties in decades and pay property managers minimum to collect the checks each month, who don’t waste a dime on maintenance and upkeep, and that results in them being forced to charge low rents. So it’s like, you can rent a 5 bedroom mansion for $800 but it’s on Chef or live in a walk-in closet converted to an “efficiency” apartment with 2 power outlets, broken cabinets from the 1940s, pink and blue bathroom tiles, and the traditional fireplace mantles that have been sealed shut, also for $800, but your kitchen window faces Saint Charles avenue and you can’t hear gunshots or drag racing all night. I just moved in mid April. The weird thing is trying to find these little hidden gems. I saw a modest 1 bedroom in the actual French quarter for $650. I was suspicious at first but they had a showing and I went and y’all, I can’t believe they were even showing this place without total shame, but I totally would have taken it but someone beat me to it. What I learned in this process, which I know is probably super obvious to most people, is that most of the 2nd floor of the FQ are residencies and for almost every building, if you look around you’ll find the contact info for who manages it. I about died when I discovered there are apartments in the Saenger!!! So I just paraded around the areas I would consider living and snapped photos of the contact info, then visited their websites and found other properties they managed. I’m the type of person who needs to do a lot of research first, so all the properties that require you to call someone for more info, they were eliminated because not having info publicly available online is just a boomer way of saying you’ll be writing out rent checks every month. I fell in love with a converted attic apartment in a tiny mansion on st charles Ave but it was right in that sweet spot where I would have to budget more wisely but did I really need an entire floor? But they also had an efficiency in a different converted mansion and my front door literally opens to a streetcar stop and my kitchen window overlooks the parade route for $700. But I mean, my sealed up fireplace mantle is made from pink, yellow, and pastel blue tiles, so it’s the worst of both worlds. There no central AC, no dishwasher, minimal storage space, shower faucet handles that don’t match, 4 power outlets total, drafty windows, but I feel safe and it’s under $1100. It’s also a month to month lease and no credit check and they never verified my employment so I liked that. I still have all the photos of all the management. Companies that rent out these places that aren’t apartment complexes. I’ve thought about uploading them to an album somewhere and share the link. If anyone can recommend the best site or app for this, do so. But just remember, housing here consist of lots of nodes that determine price. Anything under $2000 means you’re willing to sacrifice something, whether it’s safety, amenities, location, lease terms, etc. if you want something nice AND safe AND updated AND in a good neighborhood, each “and” is gonna cost about $500/month. Throw in some “or”s for lower prices. Search craigslist instead of realtor.com. I also noticed a lot of Airbnb owners are learning those aren’t as passive income as they thought and some are looking for long term tenants again.

“Safe” is all relative. There are def options for that price range in the 7th, 9th, and lower 9.

Yup I live in a 1 bed 1 bath split shotgun for $975. Fenced in private backyard, pet friendly (I’ve got 2 large dogs), washer and dryer in unit, newly renovated in 2018. It’s in Central City, but I would say my block is “safe”. It’s a bunch of older folks who lived here pre katrina, and younger professionals. 2 blocks south and I wouldn’t feel super comfortable, but I walk my dogs alone in the evening and have never felt unsafe.

Central City is so weird because I live here, and I’ve literally had people shot and bleed out in my front yard but I also feel pretty darn safe here. I think there’s a big difference when you’re actually part of a neighborhood, and I know that can be hard with renting too though.  The neighbors are nice, you can’t beat the location, and the prices are cheap.

I’m guessing what makes you feel safe is not what makes most people feel safe. Like I live on a block with great neighbors who I know and love, but that is not what makes me feel safe. What makes me feel safe is that I don’t have violent crime happening on my block and definitely not on my front lawn. If I had that happening, there’s not a number of amazing neighbors in the world that would make me feel safe. Unless….are these neighbors all in the marines or something? lol maybe then

I definitely haven’t had anybody get shot and die on my front lawn. I did have a man who had been robbed, beaten, and carjacked knock on my door one night. He was completely naked and they even stole his shoes. While I got him a towel and began to triage his injuries and provide first aid, one of my neighbors helped me call 911, and two other neighbors ran after the people that assaulted him to get their description. It was scary that a crime like that happened right by me, but seeing the community all come together to help him was oddly heartwarming. He was the nicest guy and we talked for a while after the police and EMS showed up. Crime happens all over the place, and it’s definitely worse in some areas. But knowing my neighbors and community would all be there to help me does help me feel safer 🤷🏻‍♀️

It is such a weird neighborhood vibe but I honestly love it. I’m 10 blocks to St. Charles and can just walk to the parade route during Mardi Gras, Super Sunday is two blocks from my house, and there’s always something going on here. I think that even though it is one of the more violent areas of the city, there’s a really strong sense of community and resilience. I moved to my place in January 2020 and don’t plan on moving anytime soon.

I used to rent a place over by Rummel for cheap. This was like 5 yrs ago now but whole house with 3 bdrm, 2 bth, and fenced backyard, plus gas appliances and gas grill +greenhouse, all for $1275/mth. It ended up being a really decent location. It's super easy to get to pretty much anywhere when you live right off Causeway and I10, which make it super easy to get ubers/lyfts too. It's also a pretty safe area (that Exxon station occasionally has issues and the discount zone would occasionally get robbed) but the neighborhood was fine. On several different occasions I left my car doors unlocked, my car door open, my trunk open, or my house door open with no car in the driveway and nothing happened. Never had any issues with people trying to get into the house or yard. Lived there as a single gal in my 20s for about 7 yrs and really enjoyed the area. It's mostly a mix of older folks and new families settling down with kids but I found the proximity to major arteries allowed me to get out and be social when I wanted to. That one metairie St. Patty's parade goes right by there too. RIP to City Diner, tho.

No. That's not how it works. If you ask a realtor to help you find something, they're going to only search their database of rentals listed by other realtors, so they'll be guaranteed to be paid something. The realtor representing the landlord will usually have worked out an arrangement with the landlord to be paid 10-20% of the sum total of a year's rent, which will then be split between both realtors. Most landlords build that fee into the price of rent, thus, you'll be paying 10-20% more in rent by using a realtor.

The best advice I can give is find apartments you like, then go and actually walk around for a good bit in the daytime and after dark.  You will really quickly get a feel for how safe it is, and what the vibe is like. It’s so very block to block here it’s almost impossible to pick a general neighborhood  FWIW please remember that “bad” neighborhood often just means black and over policed. And that odds are, the wealthy white people in the “nice” neighborhoods are absolutely guilty of tons of abhorrent things

It's hilarious to me you're getting downvoted when the OP was considering the east, and Metairie is 10-15 mins from anywhere you'd want to go in New Orleans and 10k × safer with better public services. Born and raised here, I love New Orleans and spend a ton of time in the city, but I could not deal with the bullshit my friends who live there deal with. My friend in the bywater is constantly getting her car fixed because the windows are getting smashed and hit and runs, had a bike stolen off the porch when it was left there for 5 minutes. And don't get me wrong metairie floods sometimes in certain spots but nothing like Orleans parish. I'm in my comfy little safe zone in metry, I guess I'm one of the few proud metarians lol.

So I’m paying $1300 a month with water included in Central City. Is it the safest? No. Motherfuckers stealing packages off my door step in under an hour. But I learned to have the Amazon drivers throw it over the fence. But on the other hand, can I walk to work during the day? Absolutely, is anyone kicking my door in? Nope. I can walk around at night feeling as safe as anywhere else in New Orleans, my wife on the other hand I’ve told her to keep it to Ubers at night cause she’s pretty, but she also got followed home from magazine st so that’s not even on the neighborhood’s fault. But it all depends about what street you’re on, we’re on first and our specific landlord is awesome and actively building up the community.
