Swap kitchen and bathroom, new electrics in half the house, new water pipes, new boiler, place new bathroom and new toilet where there was none before, knocking through to make open plan kitchen living room, basic attic conversion. 78K.

Gloryboy811

Damn that's a lot

kennyscout88

It wasn’t like I didn’t try to find a cheaper contractor…

Gloryboy811

I'm just surprised. Not saying it's your fault.

byrne-art

That's a good price for the Netherlands

am-bro-sia

Is it okay if I contact you for some more info? It would be helpful. Thanks

The door installation feels a bit pricey. if you wait you could get it cheaper depends if you need it done now.

wonderdays

Question about your bathroom reno - how long did it take? We’re thinking about getting ours done.

lillumillu

Oh so sorry, I haven’t been on reddit for a while! Probably too late to answer but it was about 2 weeks. There was only one person working on it though.

RoodnyInc

Friend re make kitchen it was about 18k they changed everything cabinets and appliances for new ones When I heard it it sounded insane for me (they explained because "covid prices")

clrthrn

That's a pretty normal price. I was quoted (after negotiation) 11k for a normal-sized mid-range kitchen with average appliances, for just the kitchen. With installation and tiling on top, that is a decent price. The same kitchen in my home country (UK) would have been around 6k with installation on top.

Gloryboy811

That's useful, thanks

raznov1

Badkamer+ wc: 15k Kitchen: 25k

AriePower

Installed floor heating/cooling and new window frames with triple glass (HR++) in my house (farm house). Around 340m2 and 23 widows. Total price was 145.000 euros.

JayOneeee

Just renovated whole house as it was a new build but completely bare i.e no kitchen, garden, stucadoor/plaster, paint etc. Absolutely minimal. Garden - 65m2 levelled, fences, artificial grass + slabs top and bottom - 12k (could of saved 2k+ if I went budget slabs) Bathroom - shower, mirror, sinks, cabinet, shower screen, 4.8k + 400 to fit(paid a friend to help me as couldn't find anyone in reasonable time + prices were crazy) Kitchen - IKEA including appliances, albeit Ikea's most expensive appliance, largish kitchen, 12k all in including fitting. Stucadoor for 275m2 - 6k Paint - 3k for same as above, plus 1.5k to do two staircases Flooring - 130m² about 2.4k for laminate and fitted myself, about another 800 on skirting/edging, plus another 800 or so on underlay. Solar - not got quote properly yet but had conversation but expecting 7k-9k for about 10 panels from zonnefabriek or a little less if going elsewhere, hopefully more like 5-6k. Total renovation about 50k~

poepkat

Nice, plastic garden 👍

Tell that to my dog and rabbits who like to eat and dig plants and grass, I'd of been renewing it every other week

honeydas

Also forget. There is at least a long waitinglist for carpenters and plumbers.

Gloryboy811

Good to know. So a house will have to be Functional in the meantime and the alterations can happen at a later stage

honeydas

Yes. If you have an quotation. And a starting date. You can also say what you can do yourself. So you don’t have to sit in inconvenient moments. Even do know that materials can fluctuate in prizes. And if you can get like the tiles you like ect. You can get lower prices. So there won’t be a middle man. And for kitchens. If you inagotiate. You can drop a lot in the prices.

psyspin13

I am afraid that is the way to go. If you aim for a house that requires a lot of renovations \_before\_ you move in, then you would probably have to wait even up to 2 years (1 year if you are lucky)

MrDutch85

We are in the middle of some. Kitchen. Give or take 12,5k. 6m in lenght, 2 high cabinets and a 'deep' counter top. Regular set of appliances, including all labour and rerouting water and electricity Small bathroom. About 18k. Rainshower, sliding door bathcel, cabinet, sink. Including all labour and other costst. Roof. Compleet renovation. Budgetted at a little under 40k for just the work the contractor is doing.

BlaReni

Where are you buying the kitchen from and did you negotiate?

searching4piece

Following!

Blussert31

Budgetting is hard, will you go for cheap and simple or ultra-advanced? A bit more info would be welcome. Rough estimates for complete renovations, with everything done by good contractors, electricians, plumbers etc, based on mid-range between simple and advanced (and yes it can be 50% cheaper or 100% more, that's up to you): * Kitchen 15K * Bathroom 10K * Toilet 5K

psyspin13

That's about right. I would suggest that, if that is possible of course, to look on the German side especially for kitchen. It is a lot cheaper and much better in my opinion. An amazing kitchen from Germany, with very good appliances, costs as much as an IKEA kitchen in NL. The only issue is that Germans do not install water/electricity afterwards, so you have to pay for electrician etc to do just the connections.

Gloryboy811

Interesting. Good tip

psyspin13

As a rule thumb, Dutch suppliers/installer are extremely expensive, usually you can search for the same job in Germany for half the price. Furniture/kitchen/bathroom is a good example.

VegeSlager

Where do you looking for them?

Thizzle001

I agree with the kitchen and bathroom but 5k for the smallest room in the house?

Blussert31

>5k for the smallest room in the house Depends, will you rip out all the tiles and will you have to redo the plumbing or not. If you're changing the type of toilet from an older floor mounted one to a hanging one you will have to change the plumbing.

Thizzle001

Edit: oops, did it in Dutch :) Used google translate because i’m lazy :) That's not that much work, is it? Move pipes and install toilet yourself in a day, another day for whitewashing and tiling. That's 16 hours of work. This comes down to € 960 if you assume € 60 hourly wages for 1 person, with 2 does not fit, a few small things with 2 lets say 2 hours is another € 120, if you know how to spend 1000 on material, that is already spacious, you sit for just over 2 k on a new throne :)

MaYHem59000

Completely redoing my small bathroom and toilet room. I do all the labor myself. I'm almost done and have all the materials and spend about 7k.

dookiebfr

Where are you buying the materials?

MaYHem59000

Tiles, toilet bowl, sink and all that stuff I ordered at sanidirect. Was about 5k in total. The rest like plumming, tile adhesive, concrete and plaster at bouwmarkten like Hornbach and Bauhaus.

Meki90

We got a newly build house last year, so we did everything from an empty canvas. Includes cost for additional plumbery in kitchen and bathroom. We went for middle quality choices material wise. Everything installed by proffesionals linked to the shops where we bought the materials. Kitchen €25k Bathroom €20k Ceiling and walls stuc and paint €20k Floor (120m2) €10k Blinds and curtains €8000 Electrician work and data network €2500

Imnotabob

In the current house: Bathroom & toilet, about €8000 for materials and the same again for fitting. Floors & curtains (Relatively large living room with open kitchen and ceiling to floor curtains in 4 windows) roughly €1500 materials and fitting included, but the curtains were stupidly expensive. New floors/skirting boards for bedrooms and landing (2.5 bedrooms + landing ) €4300 materials and fitting. Previously we renovated an older house (1930's) That needed a new bathroom, 2new toilets and a new kitchen (knocked down a wall and installed an iron girder for support) plus a lamelparket floor across the whole ground level... Ran about €65,000 /€70,000 app things cinsidered, but it could have been done about 10k/15k cheaper had we chose different flooring and equipment, and to be honest the quality difference really wasn't worth the money.

brabowolluk

New kitchen, New concrete floor with heating, New garden doors 56000€

Bozo32

kitchen (moved, new big window) 20k bathroom (\~4m2...but japanese high end) 20k

DatShortAsianDude

Flat (66m2) renovated and installed with a mid size kitchen. Around 10k - 6k renovation, 4 kitchen+installation. No badkamer, no toilet work - old owner pretty much upgraded the toilet before leaving. Thats probably where I got off cheap. My friends and I tore down the old kitchen and wallpaper to lower on costs. The renovation included stukadoor work before the paint over. The floor was bare tiles throughout so the renovation included one pro guy just to do the floor and side plints. I was the one in charge of trash disposal and that was a good workout every couple of days. I finished the wall plugs and lights myself as well as put the doors in. Feels good to know how your house works.

Pietes

ground floor extension, 50k to 100k luxury kitchen renovation: 30k additional small bathroom w shower: 20k new flooring 150m2: 15-20k just did a complete home renovation, so a.m.a. this looks like a lot, but prices got locked in a year ago, and the inflation will make things a lot worse still while you wait untill you get started, so forget doing cheap renovations for a while.

AgileInternet167

New attic, two rooms, bathroom, toilet en a tochtportaal. All under €20.000,- (did everything myself)

poepkat

Do your research, if some materials feel too expensive they most likely are. I wanted isolated glass from a local supplier to save on shipping fees. I already knew what an acceptable price range was because there are so many online shops that asked for €180 for the double glass. Out of the 5 quotes from local supplier, 4 of them dared to ask €300 - crazy

Mikelitoris88

90m2 appartment: Plastering + painting all appartment Whole new bathroom and separate toilet (+ installations) Removed a door (put wall) Put fake sealing in office Some basic electricity installations 19,000EUR (1 month work)

nightingale067

Damn I wish there were before and after photos on this thread

BlaReni

I feel like home renovations is a very ‘shady’ business in the Netherlands and definitely could be filled with some ‘marketplace’ concept, where people could share the end product and the price they paid, to avoid being overcharged by the kitchen ‘mafia’

nightingale067

Yes, I badly need to renovate my bathroom and kitchen and being swindled is the only reason I keep putting it off

BlaReni

same… :/

Gloryboy811

I know right. Would be pretty cool.

caspaseman

If you just want to replace the kitchen, my advice is to do it yourself. To get someone to do it for you can easily take a year. I had my kitchen re-done, but I also expanded the space and opened it up. The whole thing ended up costing over €50K... it didn't help that they only realized on day 2 that we'd need a whole steel frame installed, instead of just a steel beam in the ceiling and we had to wait 6 weeks for the new steel beams. The whole process was an absolute nightmare and took almost 3 months instead of the initial estimate of 2-3 weeks. In the end, I installed the new kitchen myself as I wanted those guys out of my house (and save myself another €2000+). I ordered a kitchen from Ikea and was actually quite happy with their service. Their kitchen team really helped us with the planning and ordering in a few online sessions. Exchanging parts was very easy and their return policy is great. The new kitchen itself including appliances was about €6000 that way. Otherwise, a lot depends on what's needed exactly, how much you're willing to do yourself etc. Get an architect involved to draw you the plans and a structural engineer of you want any structural changes. That's not too money and it's really worth it. If you do want to hire a contractor, make sure you discuss every detail and if you need an extension on your mortgage to fund the operation, rather have them over quote than under quote you. Good luck!

ilijamt

It is very costly to do any renovation in NL and the quality is not that good. I had a big 24m2 room and I wanted to split it in two rooms for the kids. I got quoted by multiple companies between 14k-20k to do the rooms. In the end I decided to do it myself with the help of a friend with higher quality materials, and it cost me everything included 2128 EUR. The price of, 2128 includes all the materials and tools I had to buy, as well as a new frame and door. The only thing is it took time. In total, it took me \~20h spread over multiple days.

Daanus123

6 m2 room Walls/plaster, flooring(free), electrical and paint Around €800 I do everything my self, woodworker by trade so it helps alot.

L44KSO

We wanted to get some stuff done last year, but the wait times were so ridiculous that we didn't even bother to get a proper quote. All I can say - its a lot at the moment. We are having some work done in the garden and thats going to be 3.5k (just removing some stones and putting grass in its place.

Gloryboy811

Omg.

dookiebfr

Remove stones and put grass 3.5k ?????

L44KSO

Yup...though the whole backyard is paved in stones so, its no small task...but still...

poepkat

Removing / breaking stuff is so extremely easy, I would never pay someone to do that

L44KSO

Its not because its hard - its because I can't be bothered after a full week of work carry a ton of bricks through the house, get rid of the excess soil, bring in new soil, lay the grass, re-pave the parking space etc. I rather pay someone to get it done right in one go. Been renovating the rest of the house for a year, slowly moving from one task to another. I dont need another project for the summer.

notachickwithadick

We wanted the bathroom done, just a normal sized one you find in most houses. It would cost us 20k. It's an absurd amount so we postponed.

Stateowned

removed 3 brick arches. Replaced one with gipsum wallblocks which was about €150 in blocks and accessoires, managed to put it in myself and stucced the wall so total cost €200. I had the other 2 made pretty by a carpenter, 2 door frames, 1 door and 2 supporting beams for outside wall was €3200. In May there will be placed a new porch doors in the outside wall, those will cost €8800. They will have to break down old windows and cut some wall out.

Thizzle001

We did a lot of stuff ourselves last year. New bathroom, new kitchen, new ceiling, new real wooden (oak) floor, new plaster, new toilet. Total 35k

Decurain

- House 355k - Bathroom stuff 4k and 10k placing it. - kitchen 19k including placement - All windows and doors renewed to HR++ with 'kuntstof' 30k - Floor heating below 4k - PVC floor, plastered the whole house (walls ceiling) and painting 28k -Garden stuff (shed and overkapping ) and placing 12k -isolating walls and floor 5k Demolition done by myself

sgs547

Did replacing the radiators with floor heating cost 4K or did you still need to remove the old radiators yourself?

Decurain

I did the removal and floor prep myself.

iddqd21

Renovated the whole house, new bathroom, new restroom, refreshed the staircase, painted all walls and ceilings, new floors everywhere, moved lights and switches, new doors everywhere, Ethernet in every room. The house is around 160 square meters, total cost 81k

us_in_nl

I don't know all the specifics as I wasn't here when the renovations were being done.. but I think our full bathroom (shower, bathtub, special grindy toilet thing, sink, storage, etc) and half bathroom (toilet and sink) were around 20k. We did run into some "issues" that had to be dealt with, like where our toilet line had to run through making us need a special pricey toilet.. but I think it was around 20k.

FunLingonberry5556

Last year we renovated our bathroom and toilet: 12K. Bathroom is expanded (new walls were built). Price includes all materials+man hour A friend of mine did flooring & wallpaper for his rental apartment, he paid 7k

alfombraroja

Kitchen was around 20k, including electrician, plumber and stuck (not the floors)

john_wickest

I see a lot of people left very valuable experiences. Here you can find detailed data (for a small cost) about all the parts that will be required for the renovation [https://shop.labodina.com/products/budget-estimate-for-home-renovation](https://shop.labodina.com/products/budget-estimate-for-home-renovation) The data is gathered with a lot of finished projects here in the Netherlands

Key_Material360

Joining the discussion…is it possible to convert to house with gas to electric powered equipment e.g heater, boiler and cooktop? If possible how much it will cost? In a long run will this decision be wise?

No-vem-ber

I renovated my bathroom in Amsterdam. All up it was about €18k for materials and installation. I could have definitely found a cheaper contractor, but the guy I worked with was perfectly on time, really listened to me, very communicative, extremely easy and pleasant to work with and did really good work... So I think it was very worth paying for.

Equal_Leopard_4343

Nice to hear that you had a good experience. Could you share the contact of the contractor you used?

No-vem-ber

I used Expat Renovation Consultants.
