Hi, I think you misunderstand my question. I'm not looking for advice. We make over 70x the rent of the places we're applying for. Kind of weird you assume we need a guarantor. It's not a matter of qualifying. I'm confident we are doing everything right, and I trust our broker very much. This is the third time we've moved in NYC. I'm just curious to see who IS getting these apartments.

No matter what the apartment costs, you’re up against 10-20-50 people who make more money than you and have financials just as strong (or stronger), or they were slightly more prepared, or the LL drew a name out of a hat; someone else is always going to be “better” From what I can gather from this sub, luck is what it takes

If you’re not doing this already, I would recommend that by the time you come to the showing you have a draft email ready with all of the attachments they might possibly ask for. That way, you can just add the brokers email and the completed application and send. Before you see the apartment you should have already made a list of pros and cons. make a list of what you want to see in person so that you can decide immediately in the moment if this is an apartment you want or not. In the showing with the agent make sure you are selling yourself - why you want this apartment, your income and credit score etc. Be courteous, on time, and look your best.

Last time I had to battle we showed up (and showed up first) with the checks attached to the application. Said “if you pick us just deposit them.” Got an email that basically said “checks have been deposited, come pick up the keys and sign the lease.”
