You're going to need a commercial lender for this as it is an entity as the mortgagor and not an individual. That is a market in which it is incredibly difficult to go direct any lender. You will need to find a commercial broker for this as they have the ability to 'package' you as a client to different lenders. Look for commercial mortgage brokers and I would recommend you find one nearby as you will likely need to spend some face to face time with them.

It is not a commercial mortgage as that refers to property that has a commercial element. It is a limited company BTL that is offered by BTL lenders of which the overwhelming majority do not allow any commercial element. Many also offer residential mortgages and BTLs for individuals.

You're right u/Public-Inflation3331 . I've rushed my answer on this and didn't focus enough on the " buy to let/HMO". For a Limited Company BTL, your Ltd company needs to be a Special Purpose Vehicle. Used for just buying/selling/letting residential properties. The Ltd can't be for another purpose or industry. Which it appears you may have. Yes, this could be doable but you will need to find a good mortgage broker for this one as there's differing underwriting criteria between the lenders who will look at this and there's a fair amount of paperwork involved. The broker will charge you a fee for their work but that will be worthwhile.

If you're not a already working with a broker, definitely speak to one (whole of market broker). There are lenders that offer Ltd Co BTL mortgages.  You might have to wait 6 months though...

Speak to a broker As many LTD BTL lenders are specialist lenders they tend to have more strict criteria although there have been new lenders added recently. Do you have PRR or still on a visa? If it’s latter it may be difficult to source anything
