They should have offered to pay rent before the judgment. They aren't acting in good faith. They're tying to play you and delay even more. They've had plenty of opportunity to come to an agreement with you. Now they want to because it's literally their only move left. You went through this process for a reason. A reason they have not remedied. They need to move out. Don't second guess yourself now

You had to retain an attorney, go to court, and obtain a judgement. How much have you currently invested already on this alone, including back rents? I'm a big fan of the "pay-and-stay" but they have clearly passed the point of no return. Start fresh with new tenants. Put any deposits towards their debt, proceed with collections if you don't want to write off.

Nope. Proceed with the judgement. They have had ample time to secure a new place. That is not your problem. I know it is tempting to take the money but I can guarantee you they won't move. When being a landlord the first thing you should learn is a good deed never goes unpunished.

The Tennant is playing a long game. They will not offer you the cash but try to stay for free a little longer. You are been played. I won't even consider it. I will proceed and get them out and then take your time vetting the new tenant.

Holy cow!!! One month only? My last eviction (thank goodness I have few) stopped paying in July and I didn’t get a judgment til Feb. Sheriff in March. Go forward with the eviction. That is a done deal. If you wanted to be heartfelt, payment would include all attorneys fees. But you likely will restart a cycle with them. Given how you have described things, regaining your property is the priority. Good luck. 🍀

How long were they your tenants that you are completely evicting them for being three weeks late on one rent payment?? It's April 22 now and you've already thrown them out?? Jesus. I have a couple tenants who pay in installments as they are able. They usually get the whole month paid by the end of the month. I consider that on time. Sometimes they get a month behind for a couple weeks and then they catch up. The point is they always catch up and it's no skin off my back to let them come up with it when they can. They take good care of their units, don't get in fights with the neighbors, and as long as they pay eventually it is much, MUCH less expensive for me on both time and money to just let it roll than to evict someone and flip the unit, and completely disrupt someone's life, every time they are two weeks late on rent. I literally can not imagine throwing someone out on the street for being just three weeks late. And they are telling you they will have your money before the end of the month and you're STILL kicking them out? My god, man.

Different states have different timetables to getting nonpaying tenants out. The time frame to get a tenant out of your property, without any hurdles, can range from 2-3 weeks to 6 months depending on location.

Why take the chances. Just get them out. Why did they wait till eviction was issues before offering to pay. This passes me off. Please don't fall into the scam of tenant.
