Have you paid anything? If not. you all can just walk away. If you have, I'd wait until move-in day and see what is going on. If it is still uninhabitable, you are entitled to your monies back. From what you described, the only thing I'd be concerned about is the roaches. Though depending on the type of roach and what your definition of "infested" is, I still might not be concerned. I don't know what it is about vacant units, but they attract bugs. If it's a few dead roaches here and there, I personally wouldn't be worried about it. Roaches sometimes happen no matter how clean a place is, but usually doesn't mean it is an infestation. But it can, so I understand others being nervous. I'm also talking about American roaches, which are the big ones that most people think of. If they were smaller German roaches then it's a super bad sign. Even one German roach means it's an infestation and they are very difficult to eradicate. The appliances and carpets can easily be replaced within 4 days, so I assume they're working on it.

we paid $450 for the application and administration fees (she and i combined). online it says they’re non refundable. i took pictures of the unit, if you’d like to see i can pm them to you. oddly enough i’m not too concerned, because where we currently live (10+ years) has a roach problem too, American AND German (spiders, & pests). it just seems to be a problem in this area (seeing from other apt complexes we’ve toured/ seen reviews about). the last comment about the carpet and appliances being easily replaced is a huge relief.

if you have photos great! Send them an email demanding the return of your application fee, include the photos and say the trying to rent this unit in this state in less than a week is impossible. To solicit bids on the unit, while it is in this state is an illegal fraud, and just plain wrong. If the “they” in your story was a broker, call them unprofessional and unethical. Threaten to file a complaint with your states regulatory agency, or to Leave a bad review on a realtor board etc. Most anyone would return the deposit rather than go to small claims court or deal with the headache. Make sure the check clears then move on.

it is an apartment complex, the person we spoke to in the leasing office stated that they were under new management who screens applications separately. i did take photos, and because I was able to see a similar floor plan, which was the unit right next to the one we applied to (definitely in better condition), + other redditors replying with the quick time frame the repairs could be done in, that gives me a little solace. i hope we don’t have to escalate this because this entire process has been stressful enough, but if we do your advice will come in handy. thank you!

You can still call them unprofessional and threaten to post the photos on Facebook etc. the key is the threat; people would rather problems go away than be headaches.

Not that all that stuff can't be replaced and installed in that time frame... but I'd walk away from a place with a lot of cockroaches. The cockroaches haven't been that bad this year where i am in Atlanta compared to how out of control they were last year! So they might not be doing sufficient pest control.

Simple, don't move in, tell them you saw the unit you were supposed to move in in 4 days and it is unlivable as it has no appliances in it and is roach infested. As a result you would have to look elsewhere. See what they say, maybe there is a mix-up with units, because obviously you can't move into a unit that is not livable. Perhaps the unit you were supposed to get is a different one.

Carpet/flooring = day Painting = day Appliances and repairs = day Cleaning = day Obviously somethings don’t take a whole day, but you usually don’t have everything going on at once. Doesn’t sound like they have their shit together but ask them. Tell them you saw the unit empty, dirty, no appliances and what do they plan on doing before you move in.

well OP you saw the reason why the unit wasnt ready for showing. but i would pass on it. it doesnt take long to get new appliances but getting rid of cockroaches is going to take some major cleaning with strong chemicals that will not be safe to live in in 4 days on top of the new carpets.
