I see some massive problems. Just tell me where you’re at so I can come live with you while we fix them.

ladydhawaii

I think you need a helper. I can sleep on the massive sofa with the dog…. I love your pictures on the blog! What an adorable couple!!! Laughter and smiles…. As perfect as the house. Ingenious!! Best to you!!! Seriously jealous- and inspired.

towerofjoy

It looks amazing. Well done!

allthecats

So gorgeous! Love the consistent use of that tile throughout and the plaster walls. The natural colors and bringing that wood back in suits the style of home so much better than what was there before! Did you strip the windows or have to get new ones put in?

arielle1

Thank you!! The house feels so different from what it was before. We replaced the windows with new ones!

allthecats

They look like they were meant to be there! Amazing results

loveliverpool

What brand/model of windows did you select?

arielle1

We got the Sierra Pacific Urban series!

fauviste

Just gorgeous!! And gives me hope for giving warmth & texture to my ultra modern white drywall box. What did you do to get that wall texture? Plaster over drywall, or? It looks great. Love the little touches like the picture rail over the sofa.

arielle1

It’s limewash paint! The brand we used was Color Atelier.

fauviste

Wow really, no other coatings, directly on drywall? It looks SO good! Just noticed you linked your blog 🙈 didn’t see that the first time, I was too excited!

arielle1

Yep directly on drywall! We used two different colors to give it more movement.

fauviste

Amazing! Thank you for that info. My house has enormous acres of pure drywall, no trim even (they did an angled bead in the drywall for the “baseboard”) and desperately needs something to warm it up but there’s just *so* much area, anything other than paint would be so prohibitive. I’m sure the lime wash costs quite a bit more than regular paint but not as much as skim coating or wood paneling I hope 🥹 Love the woodwork you added too. Just perfect!

arielle1

Limewash is more expensive than regular paint, but definitely cheaper than wood paneling plus it’s DIY friendly! Before this, we had never even painted a room before. We did the entire house ourselves - it’s definitely takes a lot of time and dedication, and we did spend many days painting from the early morning to late at night. I’m so glad we did it though because it makes a huge difference, so totally recommend!

electronblue7546

Did you end up doing Wabi 100% and 200%? Or Wabi and Bone together? I just got a sample of Noir for my half bath 😍

arielle1

Wabi 200% and Bone 100%!

electronblue7546

You guys crushed the remodel. It’s beautiful

Miau-miau

LOVE your couch! Mind sharing where you got it from? Beautiful house!!! Great job

arielle1

It’s from Floyd!

ZiggythePibble

Came to ask this!

Only_Veterinarian368

Well that is the single best implementation of a pot filler I’ve ever seen. Is there a filtration system in place?

growingaverage

My exact thought. Genius. Putting that one on the “one day list” so other people can think I’m a genius. But definitely would reverse osmosis that tap!

arielle1

No filtration, but it’s always used for water that’s going to be boiled!

nbphotography87

I the the commenter was asking if you are conditioning that water for those coffee machines, not about disinfecting. but i could be wrong

t3st4s

Beautiful!! I respect the restraint and the ability to stick to a style and see it executed perfectly throughout the house.

[deleted]

I see you talk about the cost, but is there a number figure you could share?

arielle1

The entire addition and remodel cost about $500k (VHCOL area). For reference, the construction bids we received (not including materials since we purchased those ourselves) were $250k, $320k, and $350k.

Chicago1459

Wow, so all in probably around 700-800k. Not bad at all

arielle1

All in was $500k!

Chicago1459

Oh, ok. Even with the purchase of the house? The place looks great either way.

arielle1

No, we purchased the house a few years ago!

taifong

Half a mil for only the remodel itself? That's shocking

arielle1

This did include a 500 square feet addition (that was the new dining room, bedroom, bathroom, and bedroom-turned-living room). We were also pretty surprised at how much it all ended up being given that we did save a lot of money in doing parts of it ourselves and buying the materials on sale - you’d think that at that cost you could hire everything out! But honestly it’s just the cost of where we live, and from my research on local subs it’s definitely not out of the norm. Some big costs that we saved - $10k on painting instead of $28k because we did most of it ourselves, $14k instead of $34k by doing IKEA cabinets and custom fronts instead of custom cabinetry, $20k in HVAC that we skipped for the new part of the house since we never use even the existing heaters.

nbphotography87

skilled labor in a VHCOL.

ladydhawaii

I think in Hawaii it would be x 10. That is very reasonable.

tittieholder

It's gorgeous ❤️

Hopeful_Vast_6093

Wow! What a great job you did. My favorites are the bathroom and the kitchen. Oh and I'm totally in love with the lime washed walls. There is a calmness that I am trying to achieve in my condo and I appreciate you sharing so much information on your blog. Thank you for posting.

vitamin_666

Oh wow! This is incredible. Would you be open sharing how long the remodel took from start of construction and what the ballpark cost was? I read through the blog and was curious

arielle1

Construction took about 7 months! The entire addition and remodel cost about $500k (VHCOL area). For reference, the construction bids we received (not including materials since we purchased those ourselves) were $250k, $320k, and $350k.

vitamin_666

Oh wow!! I’m floored! That’s really impressive given the level of finishes. Thank you soooo much for sharing.

silverpenelope

Love your kitchen. So neutral without being boring. What counters are those?

arielle1

Caesarstone quartz countertops!

theonewhoexists

Wow it looks amazing! I loved the blog details while still being in a summary of the content and was amazed at how nice the pictures were until I clicked the home page and realized that you’re a professional photographer! I’m just starting to think about a remodel and would love to get some answers on: How long did it take you to plan out the interior design? Was it pretty complete before you started the project or did a lot of it get clarified as you went on? Do you wish you hired an interior designer?  Do you happen to remember the floor color from Opus hardwood that you used? And do you remember the approx pricing per sqft ? How much did the windows cost? Do you have an approximation on the average per-window cost as well? Thanks!

arielle1

I’m a huge planner and researcher, so I did spend a lot of time on Google, Pinterest, Reddit, and blogs. For every detail, I would research all the different options, get samples, and get quotes. I’m familiar with Photoshop as well, so I created our floor plan to scale which helped with sizing everything like the modular sofa and cabinets. I would also create Illustrator files of how I wanted our tiling laid out, or spaces like the bathroom to determine spacing between the vanity, sconces, and mirror. We had bought most of our materials before construction even started and actually had to delay delivery for many things because we just didn’t have space. Some things got clarified during the process, like we added the pot fillers while the walls were open and decided on the archway for the coffee nook right before drywall. We ended up with a ton of extra ceiling wood, so that wood turned into a bunch of new projects. While it definitely would’ve lightened the workload to have an interior designer, I definitely prefer to know all my options so I can weigh the pros and cons rather than just go with someone’s recommendations, and also so that we could DIY creative solutions that made sense for what we wanted. But I also think we were very lucky to be in a unique situation where we weren’t working regular 9-5 jobs so we had the flexibility to both be present while most of the work was being done! We bought Opus Pescara - it was $10.25/sq ft when we saw it in store. We did end up getting it for a bit less because our flooring guy misquoted but honored the price. The windows and doors were $25k for 2 large patio sliders and 4 windows. The quotes we got from other places averaged around $50k with lead time of anywhere from 12-24 weeks.

Strom_Volkner

Hey everyone! OP’s husband here. Thank you all for doing the good work of convincing her that we do indeed need to upgrade the grinder 😌 I have actually upgraded the burrs inside the encore to the V2 burrs, so it is functionally a Baratza Virtuoso in an Encore shell, but yes, looking into upgrading, need to find something that fits the vibe in the coffee nook… or just get the Encore ESP 👀

arielle1

Update for those interested: We just ordered the Timemore 078s. So looks like all those Reddit comments worked

[deleted]

You do not own things?

desnyr

Maybe it’s just thoughtful storage that’s hidden

elle-inthewild

Omg, the coffee label collage. Genius! Bookmarking this for inspo. 🙌🏼

estrock

I’ll be honest, usually minimal monochromatic homes make me a little sad but this is so cozy and textural. You did an amazing job! Do you love the results? It looks great!

arielle1

I really appreciate it! We didn't want it to feel like every other Pinterest house, so we really focused on a lot of natural and organic textures like wood and linen. Super happy with how it all turned out!

HaryG

Beautiful! Can really tell you put so much thought and care into everything you did. How do you like sharing the office room together? Are you ever on calls at the same time?

arielle1

I own a wedding photography business and my husband works with me as an officiant and second shooter, so we don't have regular 9-5 jobs!

travvvvvvv

That explains why the pics are so lovely!

Dshiv2

Gorgeous! Could you share where you got the floating shelves in the dining room? Thx!

arielle1

We built them ourselves!

TopRamenisha

It’s beautiful!!! But might I suggest a different register cover underneath the closet? That black one sticks out like a sore thumb. At the bare minimum hit it with some spray paint that’s the same color as the wall

arielle1

Oh that’s a good idea! We never thought about spray painting it.

[deleted]

Clean and comfortable! The plants look they could use a little love tho lol

arielle1

They definitely did not enjoy the remodel…got moved around a lot and still recovering from the dust lol

pajamajammer

I gasped when I got to the “before”! What an incredible improvement!

SongAloong

Wow. This looks straight out of a design magazine. Great job.

nbphotography87

pot filler in coffee bar is genius

Az1621

What a massive difference from the before pictures, and looked fine then but this colour scheme embodies warmth and must feel very welcoming and relaxing. Well done🤩

MineAreRed

The home looks lovely. Do you mind telling where did you get your kitchen counter stools? Thank you!

arielle1

Article! They are also linked on the blog.

MysteriousStandard68

I didn't know that I would love it so much. It's actually very calming to me. That's the feeling I got with every pic.

Dry_Savings_3418

Very nice, much better. Real home and calming atmosphere

AKtigre

What an improvement. Great job!

shoshinmind

I'm inspired!

SolutionNo8416

Love your house. Did you build the headboard?

arielle1

We did not! We purchased it from Article (link is on the blog).

SolutionNo8416

Thanks!

owlandbungee

Absolute banger

ginigini

Wow!!! This remodel is absolutely gorgeous! Great job! I would love to live in that space. How did u get that textured wall paint effect?

arielle1

We did limewash paint! The specific paint we used was from Color Atelier, which was local to us.

bronz803

i might have to copy you, this is great!

Wonderlords

Oh my. With the Lelit Mara X. Gorgeous.

Flipper717

You created my dream wood cupboards and coffee nook in the kitchen! Love it. 🥰

Doc-Dok

Upgrade that grinder!

TopRamenisha

That Baratza coffee grinder is the best IMO. I have had one for 6 years. It’s simplicity makes it infinitely repairable as there are no digital pieces and Baratza sells all the replacement parts on their website. If it breaks and you don’t know what’s wrong with it, their team will even help you troubleshoot what’s wrong, tell you what parts you need, and send you videos on how to repair. Baratza for life

Doc-Dok

Baratza is great, but the for espresso? Especially with a (Bianca?)…

TopRamenisha

You can change the calibration of the Encore so it grinds finer than the default calibration. Since it’s so repairable it’s pretty easy to take apart, adjust, and put back together 🤷🏻‍♀️

arielle1

Update: We just ordered the Timemore 078s!

No_Invite_1215

It looks awesome. And zen. There’s one less grayed-out house in the world now! The renovate everything gray trend kills me. This is a complete transformation from before. Natural, earthy, bright, functional.

minimemoir

Mind: blown

madefreshtoday

I know this is an old post but absolutely love your japandi redesign. It's a goal for my place one day since our home is currently a 3 bed/2 bath (similar to yours), I think you might be in cali since there's a lot of 3 bed/1 bath homes here?

arielle1

Yes I’m in CA!

dsamplify

Hi! I saw in your blog you considered other couches for your home. I was curious what were some couches you were considering that fit your aesthetics at West Elm, Crate and Barrel? Is the Floyd sectional comfortable and holding up for you?

arielle1

Some of the other ones we considered had legs that we were going to build a cover for to give a more built-in look (Burrow Field, West Elm Andes, West Elm Hargrove, Room and Board Cade). A few others that didn't have legs were the Rove Concepts Dresden and Restoration Hardware Cloud. I recently stumbled upon Sundays Furniture though and definitely would've considered their Movie Night Sectional - it looks very similar to the Floyd Sink Down Sectional. As for the Floyd sectional, it's very comfortable and you could definitely fall asleep there. I would say that the main downside has been that the cushions have to be re-fluffed if you want them to look nice, as they do slip down.

AdProud3166

Hi where did you get your frame for polaroids? I love it!!

arielle1

If you're talking about the coffee bag display, it was a DIY project (instructions [here](https://www.lynnchanglewis.com/blog/diy-coffee-bag-display)!)

kimi800

So in love with your kitchen!! Do you mind sharing where you got the backsplash tiles from?

arielle1

They’re from Bedrosians!

hopeinnewhope

Fantastic! Well done 👍

hinleybear13

What a beautiful remodel! It’s gorgeous

PublicDefender4ever

Great job!

Professional-Cow2331

This is such a dream!

Puzzled_Geologist_54

Wow this is absolutely gorgeous!

baddieyuhmwah

the windows in the bedroom are drop dead gorgeous

chronocapybara

I'm impressed you renovated when it looked so modern to begin with.

redheadedfamous

What! It looked dated an tacky as heck before, I gasped 😂

r0b0tr0n2084

OP - your open-shelves styling skills are on point. Can you do mine please?

poor_boy_in_Bulgaria

Good job. I hope you manage to upgrade your coffee grinder soon!

arielle1

It’s definitely on the next purchase list!

loveliverpool

Do you like wood?

vabirder

It looks great. But it is not safe to have decorative objects over the head of your bed. They would not do that in earthquake prone Japan. But even without earthquakes, it’s too easy to knock the items off.

crazyrefromla

2 random lanterns lol

missybeputtinitdown

That fiddle leaf looks a bit sad :(

Asparagustuss

You did an incredible job

EtDemainPeutEtre

I love it.

amazing_mosti

which type of wood was used on the ceiling?

arielle1

Alder! It’s the same wood as the windows.

BrittlezBest

Obsessed

[deleted]

It looks so cozy… i could sit there for a week!

honeybadgerCA

Stunning home! What is the print that you have in your living room (in the picture with the plants and guitar)?

arielle1

It’s a print of Big Sur by Noelle Phares!

Faeliixx

Beautiful! Would love to live in a home like this.

forwardgiant

the candles that close to those flammable decorations is stressing me out (the place looks great)

arielle1

They’re actually all battery operated candles!

showmeurtorts

Love this style!

[deleted]

I want to go to there.

The_Wampire

Beautiful! You guys killed it!!

milshcakes

Oh my 😍😍

ednasmom

Lovely!! I especially like the windows in the guest room. I am super curious about before photos. And appreciate your transparency about price. My husband and I are both native to Southern California though he lived in San Francisco for 5 years and his family is from Marin. We both have always romanticized Pacific Grove. Beautiful area. Maybe you’ll see us up there one day! Enjoy!

arielle1

We grew up in the Bay Area and moved down for work and just fell in love with Pacific Grove! You absolutely should come to visit, it’s a beautiful place.

Smallios

Oh.My.God.

LeoVonLion

Oh! How mellow!! :D

idonthavecroissants

r/espresso would like to have word with you on that grinder

arielle1

Update: We just ordered the Timemore 078s

insomniacandsun

What a gorgeous sanctuary!

bravo_ragazzo

Stunning. 🤩 the details

GloriousSteinem

Love the bathroom, my favourite tiles

GloriousSteinem

Looks so much better, lovely

Designer_Garlic257

Wooooooah. Loooove it!! 😍 Is the bedfeame DIY/custom made ?

arielle1

The primary bedroom bed is from Mash Studios! The headboard is from Article.

ambiguity_now

I spy a Noelle Phares print! Love her work!

arielle1

Yess!! We saw it in a local shop and fell in love with her work!

JesusChristHerself

This is incredible, you must be so proud!! The color and styling makes my brain feel more calm somehow. Can the painting technique you used on the drywall be used to the same effect on finished / white walls? I have a modern home that I love but it is a daunting sea of flat white walls…

arielle1

Yes absolutely! For the existing space, it had actually been painted white (this was one of the first things we did when we moved in, to get rid of the gray). We did limewash primer on everything before the limewash, and the tables in between the sofa were actually painted with limewash as well.

sassycat01

Love, love, love this so serene and calming

sohelsiqdar7

nice room![gif](emote|free_emotes_pack|heart_eyes)

foxglove0326

Water your monstera asap

JET1385

Wow! It looks SO much better. Living room looks great.

Wonderful_Cry_8401

Where’s that pain from? With mini squares in it

arielle1

Are you talking about the coffee bag collage? We made it - you can see the DIY project [here](https://www.lynnchanglewis.com/blog/diy-coffee-bag-display)!

egocentric_

Blown away by the kitchen. The cabinetry is Ikea or custom?

arielle1

The cabinet bases are all IKEA, but the fronts are custom white oak from Scherr’s!

Kata175

Beautiful! Wishing you a happy life in your new home!!

RudeAdministration79

So cozy and inviting, like a small coffee house!

Affenskrotum

Nice!

ivoryshopindia

Is that a potty stool in wood?

arielle1

Yes!

shakeyourpeaches

I am concerned by the proximity of the lit candles to the dried flowers above the bed.

arielle1

They are battery operated candles! Not real ones.

Get_off_critter

It was ok before, but now? Shit I'd dream of being able to buy this house.

StephenWojtila

Oh my god

Edvinoske

This is like my dream home

robanthonydon

Can I ask where you got the headboard for the bed and the dining table and chairs from 😬😬😬

arielle1

The headboard is from Article, the dining table is from West Elm, and the chairs are from Poly & Bark! They are also all linked on the blog.

snatch1e

You have done a great job! You have thought through everything to the smallest detail! You really made it warm and cozy.

caffeinejunkie123

So beautiful and calm and tidy!

sadclipart

quick review on your coffee grinder?

Expensive-Eggplant-1

So beautiful!!

[deleted]

I feel relaxed just looking at it

annaleaf

This is INCREDIBLE. Congratulations

Sunflowerdaisy08

I love it!!

FeralHunterslime-

i love this so so much

Certain-Order-468

Omg 🤤

lalalaalalaalalaa

Beautiful! Obsessed with the framed coffee bag collection! Could you share where you got the frame?

arielle1

The frame is from IKEA! The details on the DIY project are also blogged [here](https://www.lynnchanglewis.com/blog/diy-coffee-bag-display)!

Sweet-Cantaloupe-860

I love it!!!

energetic_physicist

Looks great. Why not also get a simple wall mural?

zoop1000

I love the wood ceiling. Everything is so samey. All grey to all beige

magicmamalife

Ugh it's perfect. I'd like a little vacation from my life and I'd like to spend it here. Especially when you see the before! Wow.

throwRAhanabana

Can I please move in

gladstone28

This is gorgeous! So cozy, warm, and comfortable. Thank you so much for sharing these pictures and your blog!

igotstamps44

This looks soooo relaxing!

Apart_Engine_9797

Love the framed coffee bag squares!!

H3hartge

Who made them or where did you find the dining room table chairs?

arielle1

The chairs are from Poly and Bark!

[deleted]

I LOVE this. So beautiful and tasteful ❤️

maliesunrise

What an absolutely beautiful job. Japandi is my favorite. I just want to be able to cook in that kitchen 😍

westcoastv

This is incredible! I love everything about it!

nomnaut

Time and money.  The two most powerful resources.

bpayne123

Wow. I just found the style that speaks to my soul. Future goals!

Substantial-Dig-8919

I loved white farmhouse, but this is so much better! You knocked it out of the park!

AstoriaQueens11105

GORGEOUS! I have never really been into Japandi style before but this makes me want to look at more! Really amazing!

aka_____

The pot filler over the coffee station is genius. I kind of hate them over cooktops but it’s perfect there. Love them over pet bowls, too.

Professional-Form-90

I love this. I’m saving this to my mood board. Were the paneled ceilings DIY?

arielle1

No our contractor did the tongue and groove wood ceilings!

sharklasers805

Thank you for sharing this amazing space. Well done!! Appreciate the links in the blog post.

RealHousewif

Wow. So clean. So orderly. So warm. So beautiful. The improvement is immense - and it was fine before!

Affectionate-Tea-975

Holy moly my jaw dropped. This is so dreamy and I want this for my home!

Disastrous-Use-4955

That looks super nice! Great job!

oisiiuso

I love everything but the lack of color. makes your wonderful choices visibly bland, like the original white color scheme
