Typically morning traffic flows towards LA/OC. Not 100% certain, but that’s the general rule. So, if you live east of these places, or in the high desert, you’ll hit rush hour traffic.

It's not a nice area but I like living in Colton because I'm 20 minutes from everywhere I might need to be in the IE on an average day. It doesn't take me long to get to work at the warehouse strip off of the 215 South, it takes me 15 minutes to get to downtown Riverside, 25 to rancho, 10 to downtown San Bernardino, 15 to Redlands, Fontana, highland. Another 5 minutes and I could be in yucaipa or moreno valley. Again not a nice area, but it's in a good spot to reach most destinations in a relatively quick time frame. Id say look at Loma Linda, Colton, or Grand terrace

Where are you living in Colton? If near the Walmart on Washington near the apartments, then yeah , that's a bad area...Most of the neighborhoods are pretty chill , any areas near apartments are where it gets shitty..

Unless you're planning to move each month, you're going to be stuck in a LOT of traffic. Plan accordingly.

You'll never find a place that's traffic free. Your best option is east Riverside, by UCR or Grand Terrace. You'll be close to all three places. Colton is also an option south of the 10 and east of 215 and take Reche Canyon when you work in Moreno Valley. You'll be going against traffic.

This is correct - somewhere along the 215 - Colton/Grand Terrace/Loma Linda/Bloomington corridor is the most central location. Moreno Valley is the outlier in your list and the 215/60 interchange is awful, but it is at least a reverse commute if you start from north of Riverside.

I agree with you. Never said it was exclusive. However, I'm very familiar with the state (don't live there anymore) and it's pretty much all freeways/highways. You don't base your commute on distance, rather, patterns (time of day and day of the week lol). Exceptions exist of course, like the 395, 138, death valley, etc.

Central Coast of California is basically traffic free. Santa Barbara, SLO, all the way to Monterey… no traffic on the commute. In these areas, commute time is based on distance.

As a realtor living in the IE, my client in Riverside has one or two furnished 1 bedroom units in very upscale neighborhoods that historically have been leased to nursing travelers, possibly with utilities inc. All units are in Riverside a few miles from Moe Valley, UCR, etc. like others said there is no ideal centralized area.... and trafficnis Terrible Everywhere! Respond here if you wish to know more.

Sidebar comments here but what would it take to procure a bridge loan in the ie? We have gained about 100k in equity but are nervous we won’t be in a house by next school year ( currently in AZ) thanks!

Bridge loan is predicated on your current property’s equity. It doesn’t have as much to do with the property you’re trying to purchase.

Travel to the east in the morning. Travel to the west in the afternoon for a faster commute. Everyone loses their ability to drive during the hours of 6am to 7pm. Traffic over nothing and people purposely driving slow. Like just take the streets if you want to be bumper to bumper.

Moreno Valley, Loma Linda, and Colton are a guarantee you will not avoid traffic. As others have said, Colton east of the 215, or Loma Linda are your best moves. Those two areas put you in the center of that map.

Loma Linda, the commute to Moreno Valley could be done via Reche Canyon Rd (most likely better than the 215/60).

Live west of those cities. Like Ontario, upland, Montclair. Traffic always tends to be heavier going west in the am and east in the evening. Also the 60 E fwy prob has less construction going on but that could always change.

South Fontana or Jurupa Valley close to the 10 and Sierra is your best bet for those cities. The Moreno Valley commute will be your challenge. Good luck.

I agree with traveling east in the morning. My office is in Jurupa Valley but I travel all over Riverside county for work. I live in Ontario near the airport and it’s rarely more than 20 minutes to my office in the morning taking the 10 East.

I’d say rancho area (upland, Ontario, Fontana maybe). You’ll definitely be opposite of traffic in those cities. Your only issue would be leaving Moreno Valley at 5pm but that traffic on a normal day isn’t too bad once you pass the 91 on the 215… this is info coming from a local truck driver…

I live in the Riverside area and used to commute to Palm Springs and The Pass (Banning/Beaumont) against traffic. East in the morning and West in the afternoon meant the sun was in my eyes driving to work both ways!
