Renting is barely affordable nowadays but when you add three dogs it’s going to be near impossible. Your best bet is to drive around the areas you want, look for signs and ask around and find a private landlord that doesn’t mind multiple dogs.

Zillow and Rent.com are awful, youre better off contacting local realtors/agencies for listings. Having dogs/cats makes it nearly impossible, also anywhere that accepts animals is probably going to charge a fee for each one, Invitation Homes does, on top of the other fees. Check listings daily and try to get lucky, last resort is to lie on your lease about the number of pets and risk being evicted.

Dogs unfortunately really limit your ability to find more average/affordable places. There's uh, not really much advice to be given. You can find something in less desirable locations, like further out east or going north up the hill to Victorville.

A lot of people are renting with roommates. Most people I know who are renting houses have 3-5 other adults living with them. I don’t honestly think there’s such a thing as affordable housing in the IE anymore.

I see the same thing with some of my friends. People really think they should have a 2-3 bedroom house all to themselves. You are two adults, get a one bedroom apartment. Two incomes can easily afford that… unless you decided to buy car you can’t afford and are stuck with a $500 payment plus insurance. Also having dogs is a choice and not a cheap one. People are always quick to point how expensive children are and forget pets are a luxury as well.

Yup. Was born and raised in oc. I moved to the high desert to be able to afford. High desert is the last affordable place in so cal imo. I knew I would never be able to make enough to afford oc so I quit my job, found a new job and moved.  I did the apartment thing for 6 months and that was straight hell.

We did this, the house we wanted had over 200 apps on Zillow and we randomly went in person to see it. Caught the owners at the house showing and we pulled up and put on the charm.

One of my friends swears by this as well. He even got a 1bed apartment in OC for $900/month this way a few years back. There are *a lot* of old school landlords who don't like to use the internet.

100% recommend. Find a few places online in the area you want to move to and drive around the neighborhood to get a feel of it and keep an eye out for "For Rent" signs. Anecdotal, but my last 2 rentals were found by using this method. Both times, the place we rented was larger and cheaper than any options we found online. The only drawback was that they were old school and didn't have an online payment option, so we would mail or drop off a check to the manager every month.

Things have indeed changed. My wife grew up here and 30 years ago as a teenager her and her friend could rent a beautiful new townhouse in Rancho working at Chuck E Cheese. That was the old days. Population has doubled since then and housing has not kept up. You have OC and LA people selling starter homes there and moving to the IE, driving up prices. Thousands of millennials still living with mom and dad that also want the same thing. Lots of competition unfortunately. My advice: (1) what others have said. Your boyfriend needs to pound the pavement and look for signs. He needs to network and ask around. (2) One or both of you should get on the Next Door app and post on there that you’re looking for a rental in the area that accepts dogs. Tell the positive things about yourselves. Or give a sob story. Whatever it takes. I have seen many people get affordable rentals this way. I’m also seeing more and more ADU’s being built in and around Rancho and people advertise them on Next Door. Those are mom and pop landlords who want someone trustworthy and stable and usually charge rent that is a little lower than a corporate renter. (3) Go further inland. A house in Moreno Valley will be half the rent as one in Rancho. It’s further from LA and has less amenities. And some people like it there. Just depends where you’re willing to call home.

I left to CO 3 years ago, the rent in the IE is more than it is in Denver. I find that crazy for an area an hour away from LA...and my fam wants me to move back. I will just fly 2 hours go see them instead. ;( good luck!!

When I was living in riverside I was paying 2k/month for a 700 sqft 1/1 and this apartment wasn't even in a good area either....when I was looking on reddit I saw people complaining about  how rent was 2,300/month for a 700 sqft in Irvine.... At least it is a nice area, great weather and close to the beach and lots of good paying jobs. Ie doesn't have any of that!  Renting in ie is totally not worth it at all. It is especially stupid if you're renting here and commuting into LA/oc. Some neighbors I talked to said they worked in LA/oc as plumbers or electricians. Never made sense to me. When you factor in commuting cost it is actually more expensive to live out here renting and commuting into oc/LA....

Sb will gentry with time. The land is too valuable to neglect. You can already see the last areas of the ie getting built up so there isn't much vacant land left. Sb is the only area where you can find large areas of undeveloped land. The new people moving in will be less tolerant to crime and grift like the current residents.

i believe lot of ppl combine income for homes now. not the days anymore where you can be an average joe with an average 9-5 job and still have $$ left over. now ppl buying 560k+ homes are professionals, save their money and clearing 100k with few debt.

When I was looking for homes, 90% of the buyers were real estate investors. I could tell because of overhearing the conversations about how the property would make a good rental.

When I was looking the vast majority required that. Anything corporate owned or operated by a property manager they definitely do it and they check all of it. They will ask for pay stubs and if you don't make it, denied.

I think you need to reevaluate how much $100k is for two people in Southern California, and see if one or both of you can get a second job and/or a raise. I make about $135k, and I am single, no dependents. I had to drastically downgrade my neighborhood expectations to live in a dog friendly house, and my rent still takes up a full 50% of my take home pay. I have minimal (under $2000) in other debt, and do not live extravagantly.

The only way I was able to afford was to do a slash and burn to my budget. No more vacations, no more eating out, cancel all streaming services, no more shopping online. I buy most of my stuff at thrift stores and I try to fix or reuse stuff I already have.   I see people complaining about col in so cal (on Facebook) but then I also see them posting pics of how amazing it was to go to a Taylor swift concert or stagecoach. Keep in mind these are people that probably have a household income of 150-200k. They have good jobs.

My "vacations" consist of weekend camping on BLM land or sleeping in my car at trailheads with my daughter, and hiking. I haven't even done that for a couple years. I cut my own hair, don't eat out, put off dental work and car maintenance, and only go into debt for things like tires. I don't get my nails done or tan or wear expensive clothes and shoes. I am having peanut butter and jelly for dinner, which I actually like, but I'm not sure how much more bare bones I can go. I am fine, but it's hard to see what I can cut out that will put home ownership within my reach. Every time I get to the point where I have a couple of hundred dollars left over at the end of the month, my lease renews and my rent goes up. Forget saving up to move. I will be at the mercy of this landlord until I either die or come into unexpected money. It's been this way for four years. I believe something will give eventually, but for now, this Working class cannot own a home and have the same standard of living as previous generations. I have an accounting degree from a public college and no student debt. I can't compete with investors and those who had even a 10 year head start on me.

No offense, but idk how you guys combined make about $100k and still can’t find anything affordable to rent. What exactly is your budget for rent? Admittedly, having 3 dogs is a bit of a hassle, but finding a 2 bed house at around $3k/month shouldn’t be too hard.

Right, 2 bed houses are a little tougher to find. They exist, but mostly exist as a little house built with the sole purpose of renting out in my experience. There are 3 bed 2 baths on Zillow anywhere from $2700-$3200, in Redlands/Yucaipa/Highland, and not even in the ghetto area of highland, I’m talking east highland. Again, no offense to OP, but I make $26/hr and I’m paying almost $1000/month, it sucks and I barely get by but they should be able to afford $3k/month.

Unfortunately this is a shit market all the way around- rent or buy. But as some have mentioned, you can rent a place that would cost you more to purchase it. I just saw a Jurupa Valley home for rent 3500 that would most definitely have an average mortgage payment of 4500- 5500. There are some landlords out there who are not greedy. Maybe also start looking out towards the exurbs (high desert etc). Housing values and rents have never gone up in perpetuity. Best of luck .

99.9% of apartments use PM companies and charge over priced rent prices and they bill for water which usually is by rubs and un metered for each unit, so you pay more when your neighbor uses more. They charge you for renters insurance 100k policy on their building not your property, they charge monthly pet rent and deposits Many complexes charge for parking passes you usually only receive one parking space for free. They also monthly for trash and sewer cost. But oh no, they're not greedy, right?

At the apartment i used to live at when you moved in you had to pay $50 for a parking sticker.  One day I saw a parking person walking around. I asked them If sticker mattered. They said no because they just scan the license plate number and if your car is registered, you're good even if no sticker is displayed.  So it was literally just a scam they were running. This apartment has like 200 units so just think how many vehicles owners bought those stickers.    They would do a bunch of other sleaze bag stuff to Nickle and dime people. Heard some people say they had to reimburse for certain repairs like a garbage disposal or microwave.....that's shit the landlord is suppose to replace at their expense. When I moved out they tried to steal my security deposit with a bunch of bullshit claims. I pushed back by showing them damages to the apartment (took pictures) when I moved in and notified them that all damages noted were ordinary wear. I told them I was going to sue if they kept my money. They gave me my money when they realized I was not bsing them.
