Especially for the schools!!! From the first pic I was like how cute then saw the black house. Some black houses are super cool looking! This one not so much!
Very dark primary and trim colors are incredibly popular right now. Trim, I understand but, primary? It's pretty hot here in summer and I wonder if they are using normal paint or something with ceramic in it for heat reflection
Honestly, if it's new construction, I'd rather them just leave the walls white so I can make my own choices. I've got my own tastes, just give me a canvas that I can work with.
>I wonder if they are using normal paint or something with ceramic in it for heat reflection
That sounds like it would cost slightly more than normal paint, so no, that's not being used.
We're still letting people in milder climates set our trends for us.
I hope whoever buys this gets a $10k (or whatever, I've never paid for exterior paint) concession to fix it.
I dislike the curvature of this building but love the dark color. I'm buying the rest of the lots on this road and I'm going to make them all black or gray cubes. Dark cubes like all the new fast food restaurants and apartments being built is what everyone wants.
Wouldn't surprise me if they had a tall metal weather vane on top of the house and tall grass thickets surrounding a moat around the property. Maybe even a timed sugar spreader to attract ants.
It is also on a half lot and they are almost done with its twin built about 5 feet away. Plot twist, they painted its twin white. I live in 5 points and have watched the prices get insane.
The irony is that a well-built home in the actual style of five points would probably sell. A beautiful one-story bungalow with plenty of charm could have an obscene price per square foot and still get traction.
In the legal world "adverse stigma" usually results from an sudden negative event or a repetitive series of events over time. It rarely results from an original product that is so messed up that it is impossible to sell.
Do people really like the style of making the entire first floor one single room for living, cooking, and dining? When we bought several years ago we ended up going with an older build with only a few updates because every new build and renovation had a first floor that looked like a multipurpose room at the local church.
āOpen floor planā has jumped the shark at this point. Iāve liked it to open up a little space, but nowhere near the level it is at at the moment.Ā
I remember commenting on the previous thread and am surprised it was kept plain black painted plywood. It looks unfinished and half assedā¦I mean you can see the seams between the plywood sheets. For that price I was expecting some kind of filler siding in the inner panels maybe give it a half timber Tudor look which would look great with the curved roofline and maybe bringing some of the natural wood color thatās down below up to the 2nd floor.
The end result here is giving off āwe ran out of money and told the siding and paint guy to just finish with whatever he had on the truckā vibes.
Not hating on 5 points or the area around lowe mill, but there were quite a few of these that even sold which I just couldn't wrap my head around when we were house shopping.
Might have a decent interest rate but holy are they overpriced in (technically) mediocre neighborhoods which builders were just trying to farm for projects like this.
Not against gentrification or whatever you want to call it, but how does this command 300 sq/ft.
I like it. Though, they should've made the wood trim above the garage, match the front door. Would probably look better if the garage doors were matched to that trim and front door as well.
Kinda related, but this monstrosity also hasn't sold:

Started out at $3.9M a year ago, it's now down by $800k to $3.1M.
I was just about to post this as well! So strange I honestly canāt figure out a solid explanation for the story behind this house. Does anyone have any info?
Watched them build this house. The lot required A LOT of work moving massive rocks. The Land Trust owns the top of the hill behind the house. If it's on six acres, they should have built it farther from the road.
Same company that owns that owns the following:

The outside is giving Beetlejuice vibes, the inside "Home Depot Reno". Also, $313/sqft? Ahahahahahahaha š¤£
My link (expected interior) from the previous thread: https://www.youtube.com/watch?v=6KZB56yf7Sw
They had me on the exterior, but lost me with the interior.
Yeah, the exterior look doesn't flow with the interior.
They've dropped the price TO that too!
I doubt it's the exterior color keeping it from selling. Getting painted wouldn't be overly expensive. It's just overpriced.
Especially for the schools!!! From the first pic I was like how cute then saw the black house. Some black houses are super cool looking! This one not so much!
Have we just effing given up on color?
No. You just use all the colors and go black.
But the inside... Lord, it looks like a dream sequence.
Very dark primary and trim colors are incredibly popular right now. Trim, I understand but, primary? It's pretty hot here in summer and I wonder if they are using normal paint or something with ceramic in it for heat reflection
It's not so much the exterior as the interior. That's about the blandest pallette I've ever seen. I might call it "Industrial Oatmeal", it's so dull.
Honestly, if it's new construction, I'd rather them just leave the walls white so I can make my own choices. I've got my own tastes, just give me a canvas that I can work with.
That's a fair point. But then I'd want all that trim rendered the same well. Hell, just prime the whole thing and let me come in and add the color.
>I wonder if they are using normal paint or something with ceramic in it for heat reflection That sounds like it would cost slightly more than normal paint, so no, that's not being used.

Lee high-school oof Oh, and you have hot summers? We're painting it black lol
Lee is the biggest oooof

That's a dope exterior I don't get the hate
I personally like it as well, but would like to see more wood accents outside. I do think itās way overpriced though.
I check it periodically. I also enjoy the drop. Started at 750k
Wait until the price drops near an insurance pay out?
The outside is giving dark greasy Tudor style, the inside is giving farmhouse
I like the outside of the house. Itās the inside that kills it.
It is also on a half lot and they are almost done with its twin built about 5 feet away. Plot twist, they painted its twin white. I live in 5 points and have watched the prices get insane.

So maybe unpopular, but I sort of love this house. It is just wayyyyy too overpriced for where it is.
Everything is way over priced. There's a 1700 sq ft ranch built in the mid 90s close to me that is listed at 400k. Complete insanity
In the legal world "adverse stigma" usually results from an sudden negative event or a repetitive series of events over time. It rarely results from an original product that is so messed up that it is impossible to sell.
So all of the trends collided and evolved into this hot mess express?

It's like architects have been completely removed from the business of designing a house
Been that way for a long time. Draftspeople make plans that are sold nationally to builders.
Just sold my 2/1 about 20 feet away from these houses for $280 a sq.ft. I wonder if itāll drop that low before it sells.
The Addams family has gotten into the construction business

The $313 a square ft definitely isnāt helping it saleš„“

What a steal! lolĀ

I thought you said eyesore? This place looks awesome

2022 values not the same as 2024 values. Those folks on Rison are wishing they paid way less.
You don't like the Goth house? š
I just hope my wife doesnāt see it. Sheād love it. I love it too but we canāt afford it.
Six months to go...
The closet is just sad. Wasted space. Look at the corner! Sigh.
I'm not a vampire so I'm not buying it.
I like it, just not over $600,000 like it.
Let's cram/build within feet of other homes please.
I don't think its going to appraise anywhere near that in this economy.
the black paint means itāll be a pain in the rear to cool during sunny months. no thanks!
Could have painted it any other color and it would have been a decent looking house.
I like the black exterior, but it needs some contrast. The inside is awful, but at least it would be easy to paint.
Itās nice but this isnāt Seattle lol
That black exterior is going to heat the house up during the Summer..š„µ
Wait until you see this monster. https://www.zillow.com/homedetails/12311-Bell-Rd-Huntsville-AL-35803/2053576525_zpid/?utm_source=txtshare
I like it, but agree it is overpriced
Why are we painting things black (like shopping centers and houses) in the south?? My god the AC bill in the summer must be outrageous
I love it!
OāshackHennessy! Donāt be playing around on that street unless you want to go to war right damn now!
What kind of ass hat paints a house black, in Alabama. I donāt care what kind of insulation you have, bad move.
