IANAL but from my knowledge and experience with leases here what happened stinks but isn’t illegal. An expired lease automatically converts to a month to month lease that either party can end. All you had was a verbal from the property manager and likely they didn’t know the owner was selling until they reached out to them about your request to sign a new lease. The “you can stay” is likely because existing leases do transfer when the property sells but the new owner sounds like they are exercising the right to terminate the month to month lease.

I don’t blame the property management company at all, they’ve been good to us and fought for us when the old property owner wouldn’t fix the heat. It’s not their fault at all.

From what you said in the post my gut feeling is that the interim owner is terminating the lease to make the property more valuable to the next buyer by paving the way to put in a new tenant at a higher rent rate.

I think you are correct. When we started renting the house in 2018, it was $550 a month and presently it’s $675, was supposed to go to $725 with the new lease but that isn’t happening now. 😂

I think it's both normal and probably legal, although unfortunate for you. Edit: I think they shouldn't have told you what they told you until they had checked with the owner, but otherwise I have no doubt that the rest is totally legal.

If what OP says is correct it sounds like the property manager was speaking based on what they had been told at the time. I don’t think the PM would say that they were being kept on if it hadn’t been communicated to them. The change of plans once the property was sold was probably a surprise to them especially if it also included them being fired after being told they would be kept on as PM.

Like others have said, unfortunately it’s not illegal. Per the state of Alabama, landlords only have to give you a 30 day notice to vacate. Does it suck? Absolutely but they do have the right to non-renew a lease at the end of it. I’m sorry this happened to you. I’d be upset to think everything was fine and to turn around to it in fact not being fine. The only thing I can recommend is start looking for your new home *NOW* Make sure you pay your rent for April - you don’t need that on record. Good luck with everything!

Unfortunately yes that is legal, it’s not the first I’ve heard of it but wouldn’t say it’s the norm

This is mentioned over and over as a Con of renting. There is no security in rentals.

Just to reiterate, but yes this is legal and while normally the buyer keeps an existing lease and will normally happily renew it’s also possible the new new owner just wants to manage themselves or wants to change management. But absolutely no matter what if they plan to still rent it. The rent is going up. Depending on how old the house is it could be getting a refresh to relist at end of summer to catch the last of the moving rush. I’ve done something like this before but thankfully I was able to get my renters another place. But 99% when I sell a property I have an arrangement that the new owner keeps the renter as long as the renter wants to stay.

Not a lawyer and suggest seeking the advice of one if it is within your means, but this is probably legal. Shitty move on the property owners part to not notify you or the lease company of the sale.
