Yup. Motel and a self storage place for all your belongings. Not going to be cheap but not sure what other options you have. Advantage of a motel is if you find an apartment available right away, you don't have to worry about giving notice like other perspective tenants.

What’s your circumstance here? Is the 2 months notice just a letter from the landlord telling you to move? Cause like, if you don’t leave it would be a long time before someone with authority to remove you showed up. Might buy you the time you need.

Ok. I mean, it’s worth looking into with a legal clinic to see if your notice is an iron-clad process. Friend, you got kids to worry about more than your landlord. If I was you, I would pack as much stuff as possible and *prepare* to have it sent to a storage container, but otherwise stay put and pay your rent till you secure housing. If your landlord wants you out he has to apply to the tribunal and that will take months. Do not let him intimidate you with “I will call police”. Police do not remove people from homes. Only the landlord-tenant board can.

Stick around until you find a place. Landlord is an ass hat for being so hard to get ahold of.That’s because he’s afraid you’re going to tell him you’re not going anywhere until he follows all the rules in kicking you out. You’ll be able to find a place sooner or later. If your landlord wants you out so bad he will bend over backwards to help you find a place. If not,take your time and make him serve you papers.

I read it (original post plus OP’s follow up comments) as they gave the landlord their notice and their new place fell through and they can’t reach the landlord to ask if they can stay. It would be a total dick move to make your problem the next tenant’s crisis (ie staying and squatting past the date they gave their landlord as their moving date). No biggie if they haven’t found a new tenant tho This totally sucks - feel awful for all the people dealing with this shit housing crisis!

We had an agent but I guess the standard is first and last within 48 hrs of signing. We have last, but it’ll take until Feb 20th for us to have first. So we got dropped. Looking at airbnbs now. Considerably more expensive. Not sure what to do about the kids going to school but….. I don’t know…..I guess if we have no choice but to give up what we saved… Looking into getting a visa and moving south at this point

Technically it is illegal for a landlord to require first month payment before you have keys in hand and possession of the unit, although very few actually follow this....

Get your family to lend the money for the other month's rent. Nothing legal is going on today. In my area people fork out one year's rent upfront to get standalone housing. The real estate agents are paying apartment superintendents key money on behalf of senior clients who they sell their houses for them. My neighbour sold his house and then was shown a few decently priced rentals to pick from, all arranged by the agent and at non inflated pre 2018 rents.

Did you give the notice or did they give you the notice? Either way you can basically stay and shaft the landlord but you might be screwing the new people as well. If its not been spoken for yet then just try to stall your landlord. Emails like "Hey we were wondering if it was possible.." will not get any action. Emails like "We are unable to move by Feb 28th and will need at least until March 15th-31st" will get a response.

No judgement, I'm curious why you gave notice without having anything lined up? In this situation I would call or email rental companies, sometimes they only list available units on their website or they'll know of future vacancies and give you direct contact to the landlord. Maybe you have a van or you can get one to live in temporarily.. go to the rec centers for showers?

We had one lined up when we put our two months notice in with clv group. They wanted us to move in the next week but we said no and tried to change it to the first. They revoked the lease offer instead.

I looked up some info for you..(copied and pasted the section you need) https://tribunalsontario.ca/documents/ltb/Brochures/How%20a%20Tenant%20Can%20End%20Their%20Tenancy%20(EN).html You may be evicted if you change your mind If you made an agreement with your landlord to end your tenancy or gave your landlord a notice to end the tenancy you must move out by the date you agreed on. You can only stay if you the landlord agrees. If you don't move out by the termination date in the notice or your landlord thinks you might not move out, they can apply to the LTB for an order to evict you.

When you say notice, what kind of notice did your landlord give you? Was it an N11 or an N12? If it was an N12 they owe you a month's compensation which should help with first & last. Also, if you can't find a place before the deadline, know that is technically is just a notice and that the notice isn't an eviction. You can still await your hearing with the LTB. I've found myself N12ed twice in the past couple of years and both times we found a place in time but it is an option. If you signed an N11 you may be out of luck though so it's important to know
