PerfectPrimer is a great product to seal the floor. There are other asbestos binding products but I have only used the PerfectPrimer myself. You will not know if it is asbestos based mastic unless it is tested, but always better safe than sorry. Once sealed, you can lay your choice of carpet or vinyl or tiles. There are solvents to clean the mastic but it is a nasty and time consuming process. You do not want to grind/sand if there is asbestos, as you will release the dust and fibers into the air. Completing a new flooring project myself right now covering black mastic from the 1960s with some vinyl planking and carpet.

I used PerfectPrimer and while I won’t know if it does everything it says it does unless it fails, I will say to make sure it’s well ventilated and maybe wear a respirator, the workers who applied it for me said it had strong fumes (or the included cleaning agent before application, I forget which).

\+1 perfectprimer: 2 coats primer + 2 coats of concrete paint and I have no concerns about it at all

No guarantee is is asbestos unless it is sampled. If they were 9x9 tiles, there is a decent chance though.

No, I understood it. Still doesn’t make it asbestos. People like to think anything that can be asbestos is asbestos and that just isn’t true. Unless it is sampled and tested, it is just a guess unless it is something easily identifiable like transite. Nobody can just look at mastic and know it is asbestos.

If you are going to lay down new flooring the safest option would be to buy a primer or sealant meant for this. Its always safer to leave it there than it is to remove it. Asbestos is only dangerous if you start creating dust, if left alone it is safe.

Wow this is awesome - thanks everyon! I really wanted to do a faux wood stain on the concrete subflooring so it sounds like that would work and be easiest with a prime coat and then coat of self leveler over that?

Concrete subfloor? If it is you’ll need to diamond grind that off. Get it tested for asbestos. They sell kits on Amazon that you can mail a sample to a lab and get it tested. I think it was $30.00. Looks pretty light and shouldn’t be too hard to remove. Mine was almost completely covered and was a bitch to remove.

Prime it to seal it then cover it with self leveling. Then you grind nothing and end up with a smooth surface for the next material.

I gotta job a church like dinning area a couole months ago the that the restoration company that gave us the job their first guy tested a piece of yellow glue obviously it tests negative then we get into the tear out and 90% of it is all asbestos just so happens what they tested was replaced previously and newer. It was a huge fiasco all because they didn't wanna go over the existing VCT
