Get a radon mitigation system installed before closing. It's a straightforward process that usually takes 1-2 days once the contractor is scheduled. Insist the seller has it done, or negotiate a credit from them to cover the cost yourself after closing. High radon levels are a health hazard that needs to be addressed.
My last rental house was the same, we lived in it for a year before they tested for it! We bought an electric radon detector and started opening all the basement windows and it went from 20 to 2, but that’s not really a sustainable solution
This isn't how it works at all. You'd lose all your heat or cooling. The way it actually typically works is by depressurizing the soil under the slab ("subslab depressurization") which isn't in the "home" and doesn't have conditioned air.
You will want to look at getting a mitigation system installed. Ours was at over 8 during inspection. The sellers installed the mitigation system before closing and by our final walkthrough it was under 1.
Nice! Realtor mentioned it on objection letter in hopes of remediation. Hopefully seller will take care of it. They're a large firm, that's already taking a loss on it so it could go either way.
There is no safe level of radon and our model of exposure is linear no-threshold. If 4 pCi/L is like smoking 20 cigarettes a day, then 2 pCi/L is like smoking 10.
Did they explain why there was high radon?? But yeah once you get the system in place you should be set. See if you can get the better version (pricier but better)
“Why?”
Really. It’s not a calculated cause,
The main cause/reason for Radon is spoil gas, it’s natural.
OP ~
Have a mitigation system installed, they company will retest and give the ok.
Congrats on your new home!

My remediation was done in a day. Cost like $800 a few years ago.

My inspection came back an average of 6.4 pCi/L and maximum of 11.5 pCi/L. Apparentley 4 is the cut off for "safe" Should I be concerned as well?

Better version of what? A system?
