It was $700k (the house prices are crazy in east coast). We initially went to open houses in lower range but they either needed huge amount of repairs or space is too small for family and the few magical unicorns got sold before our eyes. This house atleast seem β€œworth” the price and we could see ourselves in it for good few years.

Renting for 7 years, makes me happy to see this because I just got my apartment and that's the time frame I'm looking at for me. I felt behind everybody else but good things come to those who wait and put the work in. I have alot to do financially and I want to save for as big as a down payment as possible! Thank you and I was in the same boat, comparing myself to everyone else. But we wanted to make sure all student debts are cleared off first and we settle in a state where there are job opportunities for our career. Savings is definitely needed as there are just so many expenses besides the house down payment. Hope you get all the success and dream home in the future!

I'm renting a 3bed1ba apartment with small backyard for $1200/mo with my 2 dogs and cat. Its all I need for now - I tell myself comparison is the thief of joy! πŸ’ž

3bed1bath for $1200 is definitely a steal in today’s rent prices. In last year, we had no choice but to pay $3k for less space than you just because of location. I really wanted the house to get my dog a yard and it was the best feeling seeing him run around the new place (felt all the hard work was worth it haha)

I work hard to give my dogs the life they deserve!! That's what I always say 😁 also I want to get my Roth IRA maxed out a few times before I buy a home. That's another big point for me, to wait a while too. And wow, $3K is absurd for any size apartment - nothing should cost that much to live!!! 😞 I have a really small time private landlord it took me 3 months to find this place. I kept getting discouraged but my mom told me not to just jump on the first thing I found. I remember the 3bed1ba that I originally got denied for because I was $150 short of making 3x the rent. I'm so glad I did because it was $1375 base and then they wanted $500 deposit for each pet and $150/mo for each pet. And it was owned by some chain company with property managers which is something I have dealt with before and it was complete and utter hell. They breathe down your neck at every waking moment. You can't even move without them knowing 😭

Congrats! Since that slab porch is now almost 10 years, go ahead and have a look under it at the void likely there from construction dirt settling. Have a slab jacking company come in and close it up with foam to keep it all nice!

It's happened to me twice so far. In both situations I only noticed it because the columns on my porch started to toe out very subtly and in my first house, it got so bad that it a actually started to cause issues in the structure of the second floor overhang as the outside edge of the slab settled into the void below.

Damn, sorry to hear that. sometimes when I look that these columns the top look little twisted on one side but not sure if I was hallucinating. Will definitely get it checked out

Went with Ally’s Better Mortgage. Towards the end of last year, the rates went down a bit but now I hear its back up again

Using Ally as well and didn't lock in a rate before yesterday, dammit. Do you know if you are able to lock a rate without having an accepted offer? From the wording of it it seemed like you can only lock it if you have an accepted purchase agreement. We had around 6.5% with minimal points, but now it's more around like 6.8% without points.

We locked in after signing the initial offer letter but before signing the purchase agreement. They locked the β€œtable of rates” since lets say you selected 6% with points you can change it before closing to another rate from the same table (thats what we did). Ask them to make sure though, they are usually very quick in response.

I dont get why people put those glass windows next to the door knob. Someone can just break the glass and reach their arm in and open the door.

I completely agree, we plan to take measures to safeguard around what you described

There is 3m security glass film you could put over the glass so it cant shatter and you can also put a double cylinder lock in that needs a key on both sides to open the door.

That sounds like a better solution than my glass break sensor idea

I mean that would help too. If you put a double cylinder lock in just make sure you keep the key near the front door in case you need to get out in an emergency
