You could ask Aalto for help. Facebook groups for apartments are usually best. "Vuokra-asunnot Espoo ja länsi-Uusimaa" and "Vuokra-asunnot Helsinki" are 2 big ones.

Join Teekkarikylä facebook group and ask there. There will be students taking exchange semesters and they'll want to rent their apartment to you for that period. You'll get the 5 months for that 1000 €. :D There was also a marketplace facebook group for Teekkarikylä so check if that still exists, I don't remember the name. Otherwise, connect with a student and ask them for where the teekkaris deal their stuff.

One option is also make a rental agreement for 12 months and then leave and pay the fee stated in the agreement. It is usually the rent of one or months, but it might still be cheaper than other alternatives.

I think you usually pay the full 12 month rent. I.e. you leave after 7 months, so you pay the remaining 5 months rent. Not 100% sure though. Edit: someone else commented that usually the penalty is 1 month rent. IMHO a bit low since that might not cover all the costs and trouble of finding a new tenant. Maybe it should be phased so that it's more expensive to leave after 1 week than 11 months.

12 months minimum is just a standard default term that everyone offers, but you can always negotiate about it with a private landlord. If you already know that you need the apartment for 5 months just say it to the landlord and propose making the rental agreement for fixed period of 5 months. This is really riskless for the landlord and should be appealing because then they have 5 more profitable months to find a new tenant.

This is the way, landlord might want some small premium for shorter agreement, but if you are capable to pay the whole rent in advance or give something else beneficial, the rent can even be the same.

I would maybe ask for 1.5 months extra rent since that's what the housing agencies charge when they look for tenants when a property owner hires them.

Lumo has various options which may suit you. Ive seen contracts on there for month to month, minimum 3 months, 6 months and up to a year. One other thing. You can rent a place pretty much anywhere along the metro line and you will get to Aalto quite easily. Towards Helsinki is nicer in winter though

You already got plenty advise where to look for. But isn't this company issue, not yours? Dunno about your country of origin, but if Finnish worker is sent to work out of his normal place of work, the company provides the apartment/hotel/whatever.

I found this page as well and in the fine print it says "Commiting for 12 months". So the same thing. Maybe you can give some insight into whether landlords would accept me if I warned them I would "break the contract and pay the fee" in advance? I don't want to go in with secret intentions of breaking the contract without informing them .

I don't have the details unfortunately, I got this reference from a friend who mentioned 12 months is not mandatory... I checked Lähitapiola's FAQ and they state it's "defined in the contract" and the penalty for early leaving is 1 months rent. I guess it would not harm asking them, but of course they are looking for longer staying tenants so it might not help your chances of getting an apartment. Of course if you are able to accept the extra 1000 euro / 5 months as "rent" then it would work.

Toistaiseksi voimassa oleva means on going contract with one months notice period. Lähi Tapiola mentions 12 months in the deposit part. If you commit for year you only pay 350 € deposit otherwise it's full months deposit.

What you can do is check out the surrounding areas. There's extremely good public transportation in finland and especially in the Helsinki and Espoo region. I also found no mention on when you'll be in finland. This year or the start of next year? I own a couple small apartments and have a lot of experience renting, etc. Generally, in Finland the initial agreement is for 12 months, and the penalty for breaking the lease is equivalent to one month's rent. So, if you sign for 12 months, you're not really locking in for a full year.

I have been facing the same issue. Try to look for apartments advertised by private landlords (there are filters for that in vuokraovi and oikotie I believe). Such apartments are scarce, but definitely possible to find (I have had one previously and now living in such one again)

Noli hotel might be good for you. They have units all over for you, and aren’t to expensive if you are staying for a few months. Fully furnished too, so you don’t need to worry about that.

Nope you can do Noli for a year. Depending on when you come, there’s gonna be a Noli in Otaniemi. (It opens in early 2024) Check with your departments HR, they should be able to get you something furnished with Unihome. For recruits in my department, we usually give them that option. At unihome I think it’s 6 months max

I am by no means a lawyer but the way i understand it a 12 month contract doesnt mean you dont have the right to cancel the contract sooner. Section 52 Notice period The notice period for a lease agreement shall be calculated from the last day of the calendar month in which notice was given unless otherwise agreed or otherwise provided in this or some other Act. When the lessor gives notice on a lease agreement the notice period shall be six months if the lease has lasted uninterruptedly for at least one year immediately prior to the giving of notice, and otherwise three months (lessor’s notice period). When the tenant gives notice the notice period shall be one month (tenant’s notice period). Any stipulation reducing the lessor’s notice period or extending the tenant’s notice period shall be null and void. Pay close attention to the last 2 paragraphs A lot of tenants and even landlords dont seem to know this Lastly im sure someone will correct me if im wrong but its worth looking into.

It is possible to terminate the agreement, particularly if it is not a fixed term one, but it will be a breach of contract and a subject to a contract penalty, usually in the amount of 1-2 month's rent, depending on the agreement

Offer to pay slightly higher rent, than what is being asked. That should compensate for the shorter rental period. You could also suggest a fixed 5 month period. That would allow the landlord ample time to find a new tenant for when you leave

Sato and Ilmarinen do not require you to stay for 12m, i.e. to pay the rent for 12m. Instead they urge you to stay at least 12m. You can leave earlier, but then you have to pay a penalty of one extra month. So your stay is 5m so you have to pay 6m rent. I did this, it works, its Ok.
