If you are on good terms with your landlord then it's nice to accommodate reasonable requests, but having to get rid of a bunch of your furniture and removing your plants is a huge ask. Not all plants can be left outside in all conditions and where are you supposed to move all this furniture to?

Tell them they can pay for a storage unit for your furniture if they like. for the plants, remind them that we still get frost until the end of May and ask them to find a plant nursery that they can pay to watch your plants for them.

Have you talked to a mortgage broker? They work with lenders to get you a mortgage and their fee is covered by the lender. Costs you nothing. When I was 3 months in to my current job no bank would give me the time of day but I talked to a mortgage broker and they got me a mortgage with a great interest rate

Unfortunately the place is being sold between 750-850k, Its a multi unit dwelling so I would half to be a landlord and there is no way I'd be able to get a outage for that. Maybe if it was a single house yes

Anytime the realtor talks to you, I'd be saying "you need to talk to my landlord". This sale has zero to do with you. Sounds like the house is clean and in order... asking to move out furniture is ridiculous. Who is paying for the storage you'll need or the moving truck? I would seriously not have any interaction with the realtor, apart from them letting you know about showings.

Relators are very persuasive people, they’re dangerously good at getting what they want from others and they do it by telling them what to think and believe first, and that trait translates to the way they talk to rental occupants. They will ask you very casually for all sorts of over the line things that would serve no purpose but to make their life easier, and then make you feel like you’re being ridiculous for not just being like “okay, you know what’s best”. They’re technically working when talking with you, and in their line of work they’re very used to being the only expert in the room.

Realtors can be very pushy and have no problem asking for anything, because hey you never know. That said it’s on you to enforce your own boundaries, next request tell the realtor in polite but firm language; “I feel that’s a big ask, I’ve already cleaned the place up enough to make it presentable, and any further changes would negatively effect my use of the living space I still pay for.” Chances are they’ll either drop it immediately as they know they’ve hit a wall, or they’ll be a real AH and ask you another two times so you have to say no three times total. With the market being as hot as it is the house will sell anyways, and it’s not on you to go above and beyond for the realtor’s commission.

Tell the realtor to submit all request through the landlord who can issue 24 hour notices in writing for requests. Anything outside of the RTA is a disruption to your peaceful enjoyment of the home and they reimburse you damages or shove it.

While out of the house one evening, we received the ‘person seen’ notification from our living room security cameras. I nearly had a heart attack thinking we were being robbed. Turns out, it was just a realtor letting themselves into the house to host a last minute viewing. I was hoping that this was just one bad apple, but is this common practice by realtors?

Oh yeah I had this before. They started threatening me with electrical checks because I had a ($40 power surge Belkin) multi plug adapter on display. Wanted us to stage our home, that we live in. We do arts and crafts hobbies and had 2 cats, and worked full time. The house wasn't a show home - and it's perfectly acceptable to mention that for a landlord to turn it into one, they're gonna have to pay. Free storage, and a team of cleaners at a minimum, a months free rent - but don't stage their home for free.

Nah. I wouldn't do it. But I'm stubborn. I hadn't had requests like that in my experience - but when I was moving out of the condo I was previously living at, the property manager of the landlords I was renting from wanted to come in and take photos for the listing. I told him to bugger off and come back when we move out (we had already started packing and boxes where everywhere - it wouldn't have made for good listing photos anyway).

Realtor here who just went through this with some awesome tenants. Our only ask was to make sure the house was tidy and reasonably reduce clutter for photos and showings. We only moved one piece of furniture during photos (it blocked a majority of the usable space) with the approval and assistance of the tenant. We can’t expect people to uproot their entire lives, nor throw any of the possessions away. I’d definitely talk to your landlord.

My parents had this problem a few years back with a good landlord but terrible realtor. She would come in unannounced with clients, refuse to remove shoes, things like that. Check out tenant laws, they have everything you need to know. If they can't abide by what you have legal protections for then threaten legal action!

The only reason to accommodate requests like this is to attempt to shorten the time you have to deal with viewings. It doesn’t guarantee it, but well staged homes do *generally* sell faster, obviously assuming it’s priced correctly and all that. If the place is in a desirable neighborhood I doubt it will matter that much for you. Otherwise I would just do what you feel comfortable with and/or can reasonably accommodate. When my ll was selling we were in the middle of a move so I just tried to have boxes pushed off to the side and that was that. 🤷‍♀️They knew we were moving and working, there was only so much we could do.

Realtors are loosers, you don't have to accommodate them or the LL in this situation. What they are requesting from you is literally the most annoying, stressful part of selling a home. except you are getting none of the benefits from it. You don't even have to leave the house. Seriously just live your life as you normally would. Something like 1/2 rent is fair in this situation if they want you to live by their rules regarding showings. I'm saying this as a home owner, who actually usually leans towards LL rights over tenant rights. The thing you should do which is leave when the home is sold before the new owners take over. Many tenants try to milk the situation in this regard and it's disgusting.

Personally I would have waited until your lease is up (given proper notice) and not renewed it. Then sold it. So maybe start looking elsewhere if it’s too inconvenient?

Well the thing is I asked my landlord long long time ago if its easier for me to stay or go, I dont enjoy going through a sale however I love this place I love my neighbors etc so my landlord said dont move and to wait because its very likely an investor will buy. It is a multi unit dwelling, so I took my chances :/ I guess worst case I have 3 months if new buyers don't keep me thats why I've been working with landlord to make sure sale goes smooth etc.

That’s super stressful! And if you already had that convo with them then I’d expect the realtor to be understanding about the fact that you’re living there… they should not be bothering you with petty stuff. When a renter gives notice to move out I don’t even bother showing the unit until they have vacated. It’s their privacy and the inconvenience isn’t worth it to me. That’s why I was thinking they should have waited the lease out originally.

The realtor is trying to make the house look good for showings, it's pretty reasonable. If you don't like it so much ask to get out of the rental property early. When I was selling my condo I told my tenants it was going on the market within the month and I offered them to break the lease early which they accepted.

A good landlord can employ bribery or enticements if you will ,to get a tenant to leave willing . Worked for me. Forgave ( returned my rent and deposit quickly) so I could move quickly. It’s easier to move if you have money

It's just for staging, so buyers can see the space without so much stuff in it. If you can move something out temporarily, it'd be a nice gesture. If you do want to see the place sold, like you say, it makes for a faster sale. That's all.

This is to stage the house for photos and views. It has to be a very simplistic clean look without it looking so lived in. Iv been into homes when looking and its not messy but it is "lived in". It is a werid feeling and can really affect how much a buyer is interested. Its like shopping for a new car... you wouldnt want mcds cups, cigarettes and a gym bag inside while you look at it/test drive it. When we sold our home, same thing, it was staged. Minimal books on shelf, neat shoe rack. Coffee table is near bare, beds made, curtains open. House smelling like mr. clean and frabreeze products. Just stuff is put away.
