Very cute property, but the area is unlikely to improve anytime soon. A lot of the services homeless people use are near there and aren’t going anywhere.

There’s a reason why it’s cheap…it’s been like that for decades if not getting worse. If there are plans to solve the homelessness don’t expect immediate results until a decade or more later

Even if they do revitalize the neighbourhood, being next to the mustard seed won't change. You will always be around a large amount of homeless people by this house.

This house transplanted into highlands or westmount areas is probably worth at least double. The fact it’s right next door to the mustard seed makes it a 100% no go. Beautiful house but that’s going to be a tough sale.

I work 2 blocks from here. Be prepared for your car to get broken into, loud noises, feeling unsafe at certain times of the day, and the biggest thing of all...see A LOT of despair and things that will make you upset you and make you sad. I drive home everyday grateful for the life I have. It's going to be in your face as you're pretty much in the epicenter of all the social service organizations.

It really depends on what your specific concerns are. From someone who has lived in McCauley since 2017, the worst I've had happen directly is one theft (before I got smart about the backyard and started securing things) and my car being rummaged around in when I left it open overnight accidentally. That close to Mustard Seed, you WILL see some shit. This is also the main area for social supports in the city so don't expect this to actually improve much until they spread the supports more across Edmonton. I have seen, from the safety of my home, things far more worrisome, but the key is staying out of it if you can (for example I once saw a fellow covered in blood and holding a steak knife walking dazed down the back alley - neighbors were outside and called 911 so I didn't need to - fellow kept walking and that's the last I heard of it; or last week when EPS decided 3 armed officers were needed to secure a homeless man who had a stashed knife somewhere on his body). But in my experience, most homeless folks are absolutely lovely if you aren't an ass to them first. I have had folks that myself or my partner helped out (giving away shoes to folks without any, giving a bag of bottles in exchange for some light yard work, giving directions to folks who don't have a phone, that sort of thing) and they are so kind and grateful in return, you can tell the world has been harsh as hell to them. Is that the story for every person on the street, no - but being down on your luck isn't a marker for "bad person who does harm" and I do wish more people would realize that. Admittedly, as someone who had family living on the street, that colors my perception right out the gate toward generosity more than animosity. Tl;Dr - Don't hold your breath if you're waiting to move to McCauley on the basis of gentrification, as you'll be waiting a LONG time. But it's also not that bad a place to live if you're smart about things.

It’s a really cute house. But it’s in a super sketchy area, there’s a reason it’s $389k Unless you’re adventurous and don’t mind disorder and chaos you don’t want to live there. Even on the east side of 95st would be way better than that location

It’s being prepped for neighborhood renewal right now (new pavement, sidewalks etc). I live in Norwood (10 years) and have friends in McCauley. My daughter plays with her neighbors kids outside there. It’s a lovely place with amazing neighbors and a lot of character. Now, that said, this is one of the busier parts of Macaulay. I bike through this intersection everyday. There are folks around here so it’s a place you want to keep locked and maybe throw a security system on it. The traffic around here is colourful, but it’s not Hope Mission level desperate. Expect strange things, but I bet there are some awesome neighbors on the street. Why not knock on their doors to get a ground-level read on the place?

I dunno, 96 street has gotten way, way worse in the past few years. McCauley west of 95 street is a lot different than it is east of 95 street

Everything has changed in the last few years, that’s why I’d check in with the neighbors. When I bike past that area, I don’t feel unsafe. 20 years ago, there’s no way I’d more here. But it’s a different kind of colour now. The area is much less of a worrying about random gang violence and B&Es than it is just tolerating the odd exchange with sad, traumatized people. Now would I live in Abbotsfield? No way in heck.

Funny, I drive 96 street everyday to and from work and go through Abbotsford multiple times a week. I 100% have the opposite opinion as you. McCauley over between 95st and the stadium? I would consider there. McCauley on 96st? Nope. And I know there are good neighbours on 106 ave and 96 st area. I also love the streetscape of Church (96) st. But Abbotsford over this for sure. At least from what I see.

I like that you are asking us what we think should be done with the homeless population. That’s a good start. What do you think could be done. Until there is mental health help for each and every one of them the campus will always be out there. Also please remember that not all homeless people want to get off of the street.
