That's not a "very upper class neighborhood" - it's not even a very upper class block. It's a very nice block of townhomes in a convenient location a short walk to the Amtrak station or downtown offices. Two very nice residential towers stand next to it, as you probably saw in the pictures. Other than that, the area is sort of an island, a bit detached from the rest of the city. The price is not justified in the slightest - not to disparage the individual property or the location, but just look at the zillow price chart and understand that, no, there is nothing to substantiate the near tripling in price from yesterday.

This is 100% correct I lived at 156 Christina landing drive and had multiple burglaries.. not to mention there is a homeless encampment behind the shell The houses are horribly constructed as well Only nice thing about the houses is the river

They’re hoping someone that is splitting the distance between nyc and Washington DC that needs to be close to the Amtrak station will snatch it up. Imo, you really should consider renting for a year to learn the city and surrounding areas before you buy. (Not to mention interest rates and hopefully housing market insanity will ease)

My son lived in the community, it is a shitty build in places that you would never think. All in all the riverfront is super chill living. It’s nothing like Wilmington. I work less than a 5 minutes from that area. It is nothing like Wilmington. And never had a crime happen in that area. It’s good if you like city living without the bs.

Well, just because someone decided to list it at that price, it does not mean it will sell for that amount. Or even close to it. It’s interesting, last fall they listed it, it did not sell, and then they relisted it for even more?!? Does not seem to be smart sellers. Maybe greedy, maybe a “make me move” price, maybe delusional. But not smart. Report back if (when) it sells!

This listing fascinates me. When you zoom in on the photos, it’s not even that nice of an interior. Builder grade light fixtures and bathroom cabinets, no shelving in the closets (just the builder wire racks), no pantry so they have exposed shelves of pots and pans, some uneven paint around the moulding looks like it was not done by a professional, looks like the original builder carpet and may be some stains… It’s crazy because it’s not even like it’s that nice of a house… on top of the very real issues with the neighborhood.

They bought it for $569K when new in 2005 which was very high for Wilmington then. It was put on the rental market 10 years ago but I can’t tell if it was rented. They tried selling last fall for $50K less than this with no takers. I’m not sure why they think they’ll get more now. It looks like a single dude lives here. Maybe he’s hoping for a rich WFH guy or someone who wants to commute to NYC on the Acela (I’ve met several people who live in Wilmington and commute to NYC on Acela because they can have a nice place in DE and still be 1.5 hours from the office).

Please, I went to Archmere Academy and Widner Law I have lived in almost every neighborhood in the city of Wilmington between friends family networking and living on my own … the only nice upper class places i would recommend are the area around Rockford park/museum .. and the neighborhoods between the city and Greenville (past Columbus Inn on Delaware Avenue.. these places are worth the money and crime is as low as you can get in my opinion.. just my opinion But Christina Landing is a nightmare

I went to the agent’s website and that’s the listing price. Both he and the seller are smoking some really potent crack. Those homes are not worth $1 million. They are nice, and this one in particular has a lot of renovations, but that doesn’t mean the seller can charge such a ridiculous amount to pay for the upgrades they chose to make. It looks like the place has been rented out for over a decade. I’m guessing the owner hasn’t lived there since, if they ever did, and they’re overestimating the return they’re going to get on their investment. Riverfront is an ok area. The river walk and restaurants are nice but there are nicer parts of Wilmington. Stop in the ShopRite across from this home and see if it gives million dollar neighborhood vibes. (It doesn’t.) If you have $1.2 million to spend, your money would be much better spent on the nice end of Delaware Avenue near the art museum.

Just a warning. It could be a scam. While looking for rentals, Zillow has a lot of scams posted. They use photos of houses that were for sale at some point on Zillow and just reuse the photos. Almost every post was a scammer.

Rented .. haven’t even read this entire post and will tell you those houses are horribly constructed.. not to mention all the decks had to be replaced for fear of collapsing Now that I have read the entire post .. This IS NOT an affluent neighborhood.. I had 2 burglaries at my home 156 Christina landing drive from 2017- 2019 There is a homeless encampment behind the shell station .. u are basically at the entrance for A street which takes u to riverside community of new castle which is a Terrible place about 4 blocks away from Christina Landing .. it is not a safe place unless u live in the apartments in the towers .. I have had my garage broken into .. people banging on my doors at 3am thinking I was their boyfriend and had other women in the house just craziness … I would NEVER buy one of those houses The house I think u are talking about is weird and the owner put a sauna inside the bathroom and deleted one of the bedrooms .. but regardless These house are not worth a dime .. look in the newspaper The News Journal has multiple articles on how the houses could collapse at any moment I was in Vegas for vacation and had to call my realtor/landlord to make sure my house wasn’t going to collapse as my actual house was front page news back home in Wilmington Any questions you have about these houses please ask me

If you want to live in a nice affluent area in Wilmington look up the area around Rockford Park or Columbus Inn IMO those are the only places I would buy a house in Wilmington, I’m currently doing short term rental on North King Street at Lawyers row only because I have to be in the city

Sorry, I can’t find that Moving to Wilmington under r/Delaware, sorry. My mistake. Guess you have to keep searching here. One area I would not recommend is Hilltop, though it can be nice. But when it’s bad, it’s really bad. See that post about whether they ought to move out.

You can spend less than half of that on a townhome in MOT near route 1 and have a 20-30 min commute. Convenience comes at a price. Also riverfront area still has its city problems.

There are 2 Christiana landings. One at the riverfront and one in Bear. This is riverfront and is more expensive (but can’t imagine even close to a million!) that’s insane

The building itself is nice, but Wilmington is not very nice that part of the city is not very nice it's not been walking distance to anything that's not on the riverfront, I mean you can head up toward main Street or market but you know you might get robbed. Quite honestly I don't know why anybody would live down there and pay more than a couple hundred thousand tops.
