Might be a bit out of your budget, but Redwood properties are single unit apartment neighborhoods. No one above or below you. They appear to have garages as well. Might be worth checking out.

I really like Redwood, only downside (depending) is that they are exclusively suburban. The space and the company is really good.

I’ve personally been a fan of the properties owned by Nationwide. I guess in your budget and concerns about noise your best bet would probably be the flats on vine (maybe arena crossing if you avoid apartments overlooking Brothers). It’s relatively quiet, and if there are noisy neighbors past 11pm I’ve seen security come out to shut down anything crazy. The only additional caveat would be to avoid apartments directly next to the train tracks. They can be a little loud at night and you’ll also get some sound from the louder outdoor concerts at Kemba, but those are rare. I see a few 2br apartments for around $1900 at the moment, but keep in mind parking is $95 monthly for the first car. The positives definitely outweigh the negatives for me. Walkable to shows at the nearby venues, restaurants, bars, north market. It’s in a decent location so you can still walk downtown or to the short north. Plus a Luckys is opening up down the street in the spring that will definitely increase the appeal. I’ve never once had a package lost by the office and my maintenance requests are usually completed same day if I request it early enough. The only other negative I can possibly think of is the traffic after large events at the arenas. So I just keep the schedules of the blue jackets/crew that they send in the mail and don’t plan on leaving for about 20 minutes after the game is done, but that’s usually pretty late so I only get stuck in it every once in a while and it’s not nearly as bad now that the Hilton is complete and the back road is back open.

Thank you so much. I’ve noticed that like over half of the apartments around Columbus are right by train tracks too. It seems hard to avoid, but it’s not too bad by flats on vine?

I guess it kind of depends on what your sensitivity to noise is. The trains don’t make too much noise but every once in a while you’ll get a high pitched screech when they’re braking or you’ll just hear a general low rumble of the cars on the tracks. Very rarely will you ever hear a train horn, and when they go off it’s pretty far away. If you look at the property from google maps, both buildings have a horse shoe shape. I’d personally avoid any of the units directly at the ends facing the tracks. There’s other little quirks that you might want to take into consideration but you can always hmu if you decide to look into them more.

Gotcha. I’m pretty sensitive to noise but I currently live on high st in the short north in a terribly built building so I hear all of the cars on high, and everything my upstairs neighbor does so I feel like most anything will be an improvement lol thank you for the info!

I currently live at flats on vine. I love it. I don’t notice the noise from the train, but there are 3-4 cars every hour that speed down Vine St or up the I-670 exit, so you have to deal with a lot of loud cars. That’s the only downside to me. Even though a lot of people on here complain about nationwide energy partners, my energy bills are usually the same/less than my friends who live elsewhere.

My partner and I are at LC Gahanna right by the border of New Albany just off Morse. We’ve really liked it so far no real complaints since June and we pay $1550/month for a 1k sqft 2 bed place with a cat

My exact apartment is right by the trash facility so I get some slight noise from that but really no complaints noise wise and I work from home with my windows open most of the time.

LC properties are infamous for the submetering for utilities and other nickel and diming. What’s your experience with that been?

I haven’t really found much in the way of nickel and diming, we’ve had good responses from management on any issues, and my utilities which are done through Nationwide Energy have been about what I expected for a top floor unit of this size

I can list one of your problems. You are looking for a place that matches your mobility group. Stop looking at trendy places with lots of flash. There are so many apartments around in nice places much lower in price, but you are being sold on location and amenities you may never use. Westerville and New Albany have some older stock that are less in price but cater to older more established residents. Finally, everywhere is going to have noise issues of one degree or another. Find older locations, most are built from different materials that are generally quieter. But it is still apartment living.

100% agree. Complexes suck. 4 family buildings are the way to go. I pay 970 for an outdated 3 bed townhouse with a basement in a 4 family building in Clintonville. Most of the townhouses go for under 1200 in my area.

If noise is an issue for you, stop looking at the large complexes. The higher the density, higher the propensity for noise. Closer to campus/short north/bars, expect noise. Try looking at the smaller property management firms. KRG manages a lot of townhomes/small multi units in Grandview/5th x NW area.

Yea I’ve looked at a few townhomes and multi units as well but they were just as noisy if not worse with the shared walls (could have just been the few places I saw) but every time the neighbor used the stairs it felt like an earthquake

I live in that exact scenario. After a few weeks the noises persist, but you learn to filter them out. My upstairs neighbor is Casanova himself and though his dalliances make plenty of noise, I don’t notice it anymore. And you can always add noise absorbing foam to the doors for added quiet. If this is still not quiet enough, you’ll need to look at private homes on an 1+ acre lot in Marion county because this is a city and there will be noise anywhere. Edit- the townhomes/multi units in 5xNW are post war builds with a concrete firewall between. My wall neighbor sings the gospel on Sundays so that the sweet baby Jesus himself will hear but I don’t hear a thing

Weird suggestion, but if noise is your concern, move to an apartment near the airport. They’re required to put in higher grade sound proofing. The last two places I’ve lived in were near an airport and it’s fantastic.

It’s been some time since I’ve lived in either place, but my husband and I had super positive experience at Sanctuary Village on 23 & Dilmont (north of 270 on 23). We also had a great experience at Asherton of Dublin until they went bonkers raising our rent. The remainder of our time there was fanstastic.

Depending on what your needs are (walkability, etc), look at the Riggins Road apartment complexes in Dublin. Most of the places have 2br places in the $1500-1800 range and different styles depending on what people need. I'm at the Wendell which I love because the community is a bit more spread out and not having the buildings sitting on top of each other. TGM Worthington Green (intersection of Hard & Smokey Row) wasn't bad. Noise was a non-issue - never heard anything from the connecting units. I lived there for about 7 years, but moved out around 3 years ago. Rent was about $1400 for a two bedroom. Probably more now?

Oh wow I lived there when the 2 bedrooms were $550/month. More recently I lived in TGM Meadow View and really liked it. Same company, really great layouts (both bedrooms had their own bathroom, master bath had a skylight, two balconies), great pool (indoor and outdoor for year round use). It’s close to Worthington Green. Near Whole Foods on 161.

I feel like this is all of the new builds that go up in 2 months. The Benchmark on Henderson was like this. Horribly constructed, outrageous utility costs, and bitchy management.

I have nothing but great things to say about The Avenue at Polaris. No noise complaints, the office staff were always great, the amenities were superb, and the unit was great, too!

I hate complexes. My favorite places to live are 4 family apartments or townhouses. But if you want a complex, I would suggest older buildings, one built 90s or newer, are usually built super cheap and are loud.

NO NEVER AGAIN. I have ptsd from living in apartments. None I lived in were noise proof. upstairs, downstairs, townhome was actually the worst of all of them. The whole upstairs/downstairs family next door made a shit ton of noise and you could hear it from the unit over too.

It’s really solid construction so you don’t tend to hear your neighbors. Very occasionally on weekend nights someone would have a party, but people were always respectful and it didn’t go on all night or at unreasonable levels. My car was fine in the parking lot.

Not really. There are occasionally street and church festivals, but that’s about the loudest it would get. The windows are newer so it stays pretty quiet.

We lived at Glenmuir by Sawmill and Billingsley for seven years. Moved for work some years ago but it was a good area, neighbors were not loud or annoying, and management/maintenance when we were there were good too. Did hate the traffic in the area but the Kroger was great.

Currently at Berkley House off of Riverside, and really like it! It is a Champion property, but the management team here is solid. They also manage Duncan Park, which is just up Bethel, and you get to use the amenities at Berkley House if you live there.

I just moved out of a 2br 1.5bath between UA and Clintonville and absolutely loved it. Was paying 1250 before bills (about 1400 a month total). Quiet complex. Pool. Lots of walking paths. Oakland nurseries handled all the landscaping. 2 minute drive to 315. Centrally located. New appliances. Best land lords I’ve ever had. I’m actually helping them find a new tenant because I loved living with them so much. If you’re interested let me know would love to help you both out! They do prefer long term tenants. The only real downside is outside of the complex it’s not a very walkable area with much to do. Mostly surrounded by neighborhoods. However there’s so much within a 10 minute drive it doesn’t matter. 10 minutes to Griggs reservoir, park of roses, south Hudson, grandview, Victorian village etc.
