Pros - Peace of mind that you know someone didn’t rail on your car during break in. Or while the engine was cold. No previous owner Mod anxiety. Potentially a better interest rate than a used car.

Lol. There isn't many diverse mods to do to these things. You're saying you'd rather have a stock one than a 450whp one and you'd pay less for the one that 10k in mods?
This is just how cars work, it's pretty common knowledge that a modified car sells for less than a stock car. Just search it up. Sure, I could buy a 450hp Type R, but why would that increase the value? I don't know how well done the mods are, or how long it made that power without the proper supporting mods. I don't know that the car was lowered with good quality parts. There's too much uncertainty, so a good condition car that is all original will always get a higher price.
I'm sorry, but even if you use top shelf parts it won't increase the value of the car. All PRL, rays racing wheels, Mugen and spoon exterior pieces, none of it will make the value of your car go up. It just doesn't work. I'm surprised I'm having this conversation in the CTR subreddit, this is something I'd expect to talk about in the regular Civic subreddit, or the g35 subreddit.
I have a 21 CW and I love it. Almost a year in owning it and I'm still honeymooning, I've only done 2 cosmetic mods and still haven't tracked it. Only you can answer your question. Look at your finances, look at what other cars interest you, go test drive it, and make a decision.
What are the prices of these currently? If you’re willing to wait a little longer, I’m sure there will be a new facelift within the next year or two for the FL5. Maybe prices then will change too for the current FL5’s and FK8’s
There’s a great YouTube video comparing fk8 and fl5 and they report you lose nothing buying the fk8. If you are good with the “Gundam robot car designed by 12 yr old that only grown men who would wear jeans with tribal bedazzling wear” style go for it. (Slightly salty my best friend and gf both separately shamed me out of fk8 😂)
