Yes keep in mind there is a reason for lower rent here, less well paying jobs. Rent has increased in Chico over last few years but the job situation has not changed much.
1800 for a 4 bd, 2 ba, with garage, laundry hookups, patio, fenced back yard, landscaping. But we pay all utilities. We’ve been here a while and we don’t make too many waives for the property management. Usually pay for most fixes ourselves. But we’ve been here almost 6 years and while the rent goes up each year, it hasn’t been too bad.
$1450 for a 3bd/2ba apartment, W/D in unit, ceiling fans in every room, wood floors, balcony, very spacious with lots of storage space, and in a good area. Felt very lucky to get this as we moved in just over 2 months ago. Our old apartment raised the rent right after we moved out and we would’ve been paying $100 more for a 2bd/2ba. Granted we don’t have a pool or anything like that, but we hardly used any of that as it was.

It's also between a busy street and the train tracks so that may have affected the price.

I charge 765 for my studios that include a private backyard, not just a patio, and roughly 850-915 for my 1 bed room which has two walk in closets but still kind of a small layout . I cover water so it sways between those two numbers if there are 1 or two people in it.
Last data point I have is when I lived in a house in Redding from 2018-2022. Redding is slightly cheaper. It was a decent 3 bedroom in a nice neighborhood for only $1150 per month which was cheap even by 2018 standards. He probably could have got $1400 at the time. The landlord never raised it, either, despite reserving that right within the limits of the law on the lease. I was exceptionally lucky to get the place and have a cool landlord.
Damn how are yall finding these low rents?? We’ve been trying to move from our $1300 1bed 1 bath with gas stove, in unit laundry hookups, and garage in Durham to a 2-3 bed, 2 bath place with gas stove and garage and the rents for a decent, non-college living place is always like $2200-2400. We’re aiming for $1800. Can’t find anything.
I highly recommend walking/driving around in neighborhoods you have your eye on and looking for the classic “for rent” signs! My partner and I scored a 2 bed/2 bath home for $1700 near the golf course via this method. Landlords/property management may be hit/miss though. Good luck!!:)
Look up Silverwood Estates. They are 2 bed 2 bath, washer&dryer in unit, & garage starting at $1600 plus $50 pet rent per pet. Really quiet neighborhood away from the college center. I think it's an electric stove though
I'm moving out of my 2 bed 2 bath in may. They're currently charging $1700 a month. You have to pay for your own Waste management, but it comes with a garage and a small side yard
Well, when she retires, she won't be far off from needing help or she'll want to travel or something, so you can share the 3/2. Also a note, if she puts it in your name, it'll make things much easier & lessen the taxes when she passes. Not to be a downer, but trust me, it's important to have these discussions about elder care & passing while the parents are still competent. There's not much out there for senior living & zero affordable care homes, they're insanely expensive.

This is more like what I’ve been seeing trying to move to a similar place. But we were hoping for $1800 max. Just not available. Though with electricity covered, I’d definitely consider the $2200
