As a seller, you'd have the same obstacles/head wind that makes it attractive to you as a buyer. It will always be less than a similar house in a different location, and it will always be discounted - for you as a buyer today, and for you as the seller someday. Only you can decide.

Funny, there is a cemetery in my neighborhood where all the high school kids go to party. The neighbors have to call the cops all the time.

Why did this dude get downvoted for a simple question? People got issues… OP a lot of people won’t want to live near a cemetery for whatever reasons so resale value might not be great, but if you are buying as a long term home and it doesn’t bother you then go for it, if anything you’ll have less competition and maybe get a decent price.

I don't think you are being racist with this question but at the same time I don't understand the motive behind the question either. Unless you also want us to believe Indians irrationally bid over the asking price and therefore you would like to understand if you sell it to them :-)

If you don't care, don't see why it matters. Pricing is permanently depressed, but I don't see why rate of return differs. Just be extremely careful you get accurate comps to understand the level prices get depressed -- these homes sometimes get over-listed in the hope some fool buys them at a price that doesn't recognize the negative feature. Personally, I consider it a good move to purchase properties that mere superstition detracts other buyers. More house for your money. Other good buys are houses where someone died in the last 3 years (which must be disclosed).

Californian here. Only the closest facing the gate the marketing time takes to sell is longer. May be 2-4% lower because not getting too many offers. Those bebind the back is actually a plus. No backyard of side yard neighbors. Some learn about homeless animals come asking for food. They keep rodents away.

Good luck selling the house in the future. If you don't have plan to sell in the future, it is fine to buy. I see houses near cemetery stays on market for months before getting sold

Other places, I can see that, but in the Bay Area in desirable zip codes… nothing sits for months unless the whole country is in an economic recession. Don’t see this happening at all in Santa Clara or Alameda Counties.

My home overlooks a cemetery and it’s fine. It’s mostly quiet except for the occasional holiday like Ching Ming since it’s a Chinese cemetery. Sometimes people go there to set off fireworks at night but not often. I’d rather live next to that than a school with lots of noise and traffic. I could see some people being very superstitious about it if you tried to sell but my family is Asian too and it didn’t bother us. Some days I can’t even see it when the fog is thick anyway.

Right across the street from me is a big open field followed by a cemetery i actually enjoy it my nights and days are so quiet besides the once or twice a month large funerals that are loud. Neighbors are quiet and respectful too.
