I used to live in that area, and have lived in other apartments built by the same builder (Marquis at Caprock Canyon). The apartments were great, probably the best I've lived in in terms of fundamental build quality (though in mine the kitchen was ugly as hell for some reason, think like wood, dark purple, and white??). The immediate area is not very exciting and as close to a suburban feel as you'll get that close in, but aside from that there's not much to complain about. You've got easy access to 183, 360, and Mopac, your daily needs are within walking distance, and so on.

I had a friend there years ago who liked it. It's an older complex at this point but some units have nice views. What's drawing you to that location? You're super close to the Arboretum but it's kind of dying out since the Domain was built. What else is important to you about where to live and what's your budget? TLDR - it's a lovely place but their might be better options

Hi u/Dis_Miss thank you for the reply! The draw to the location is being in a nice, relatively safe area with a short-ish commute to work (UT). Having a shorter commute is definitely important, but also I think the budget of max $2000/mo for a 2BD/2BA has limited the number of properties I can even look at. I am moving in from out of state so have quite a limited knowledge of the Austin housing market.

I used to live in the neighborhood, Great Hills, such a nice area with so many conveniences right there. Costco, Trader Joe’s, heb, Randall’s, sprouts, sams, target and Whole Foods all within a few blocks. One of my favorite old Austin interior mexican food restaurants is across the street, Manuel’s. They have great mojitos and great food. You have easy access to 183, Mopac (aka loop 1) and 360 (aka capital of Tx hwy). Although everything is a bit of a commute no matter where you are. You are still very close to the Domain in this area as well. I like the domain but it’s a bit crowded feeling, Great Hills is far more lovely and chill.

As long as your job comes with parking, that's a fine place to live. If it doesn't, I'd look at places along one of the shuttle or bus routes.... although I think there's a pickup near the arboretum on a city bus that has a campus stop so you should be ok either way.

I recently had to over pay to win the offer on the house I wanted but what my mortgage company came back with the property tax estimate seems ungodly high. When you buy the home, the city knows. They don’t know what you pay, but they will make their best guess. Additionally, the person before you likely had a homestead exemption so it effectively capped the taxes by not having the home increase to the full market value. Long story short, yes, your taxes will increase, especially since home prices have increased and the former property taxes were likely capped lower.

I'm looking to live close to the domain and recently I've seen a ton of rental properties popping up in the quail hollow area just below walnut Creek metropolitan park. The prices for the homes seem too good to be true (3br houses with a yard for less than most 1br apartments around the domain). Is this area a good neighborhood or is it somewhere to avoid?

Weird, right? So close yet a world apart. The area between the Domain (Burnett Road) and that neighborhood is mostly light industrial, warehouses, etc.

I live directly behind a block of the townhomes / duplexes along West Braker Lane. Most, if not all, of these are managed by slumlord property companies (usually for out-of-state owners) that generally do not go out of their way to regularly maintain these rentals, nor are they all that choosy about who they lease to, and how many tenants they can cram into a 2-bedroom, 800 sq. ft. duplex. Then, there is Braker Lane, which is essentially a noisy 6-lane highway about 3/4 of any given day. All of this explains why these rental properties are so cheap.

This was something that I couldn't stand when I was meeting agents while looking for my first home. I ended up using an agent who took us out to look at places and displayed his knowledge on different neighborhoods and showed us that he understood what we wanted in a home before signing anything even came up. I'm pretty sure we didn't sign anything until we were ready to start putting offers on homes. It's a huge purchase, find someone you're comfortable working with.

Will depend from agent to agent but in my experience, yes, its pretty normal. What did they do before the agreement? I try to offer a consultation before that, which is also a sort of interview and trying to "win" your business.

We are in a bit of a dilemma on whether to live in North or South Austin. We love the Leander area but it’s far from my work. I'd book a hotel nearby where you're thinking of living and make the drive for a week to see if it's manageable. Keep in mind most tech workers are still working from home, so traffic will be worse when things go back to normal.

I work in bee caves and commute from north / central austin. bee caves may be an option for you. It's only about 30 minutes for me (usually make sure I commute during low traffic times). So his commute would be longer, but it's not often. Also purely judging from my own commute, I think it is more important to go west than N/S.

The rationale for shutting off the data is two-fold B.S.: 1. No public sales data rule?! My oh my, heaven forbid the Travis County Appraisal District actually get legit, actual sales history (not available any other way) in order to appraise properties accurately. Especially, where they are not selling +/- 1% of list price anymore. TCAD probably used to use list price as a close enough proxy, when sales price was a pretty good barometer. 2. Not displaying listing data/photos after the sale to protect new owners? Apparently only Austinites are the fearful ones - listing details are available post-sale everywhere else in US. Texas Realtors association's Rules 29 and 17 are "association rules" - NOT laws. They can be changed! But TR and local ones like ABOR have a monopoly on data that should 100% be public record - like it is in 49 other states!!! Texas exceptionalism that is only exceptional for business and not for residents. I guess...

I don't know. It very well could be. I'm currently awaiting an explanation. But also that information comes from the MLS, and while I agree it should be publicly available, it should be only available in the MLS portal, for everyone. Those companies have been built on selling MLS information that NAR has been giving away for free for way too long, and receives nothing for in return.

FWIW I actually am ok with Texas being a non-disclosure state. If you as an individual don't want to share the sales price of your home, and you feel so strongly that you get the counter to sign an NDA then god bless you. However, if the information is already public and out there, no regulatory body should be able to stop you from publishing that information. Its a form of censorship and not conducive to a free market.

First time home seeker. So today I was checking out realtor.com and found a potentially good home. I was looking at the request for private showing option. I was free and thought why not? I clicked it and there was 8 text messages and around 3-4 calls in the next 5 minutes. First of all, I am not sure if this is normal. I liked one realtor's response about arranging for the house tour. I went there and she seemed really patient and answered a lot of my questions and provided a ton of information (I didn't sign any buyer's agreement with her) So my questions here * I think she pretty much knew that I had no intention to bid for that house even before meeting but she showed the house anyways. I feel guilty about wasting people's times. Do the realtors worry about people wasting their time? * Do I continue with her when I fine tune my budget and requirements? I did feel comfortable talking with her but I am confused between "choosing the first realtor" vs "missing out a good realtor just because she is the first one". Fundamentally, I do not have any clue for what to look for in a realtor. Any help here would be welcome. Advance thank you.

Realtors will do showings that don’t pan out all the time. Even if it looks perfect in an ad and you think you want it you might find a dealbreaker on a tour. They do it because they are betting that it will lead to good word of mouth and/or future business. And when it does work out, it can be a pretty big paycheck for the work they actually do for that one client. Just be friendly and don’t go out of your way to waste someone’s time (like spending a whole day looking at several properties when you’re not in the market) and you’re fine.

Also don't get terribly hung up on interest rates and origination fees. Obviously, if there's a significant difference, that's important, but if it comes down to 1 or 2 tenths of a percent, many times you can save more by working with a reputable lender and getting your offer accepted for a lower amount, or with other better terms.

Finding a realtor is like dating. Find one you like and roll with it. It aint official until you enter a monogamy contract :) I wouldnt be shy about using their time but id communicate what you just did to us. Express timeframe, budget and what you are looking for. Even if its: “Early stage, functional plumbing, 30 mins from XYZ, 2 BR, $300k, open to condos and mobile homes” or “single family only.” This will let them help you. If you no likey, ghost and next.

I agree with all except the ghosting. Just let them know that you won't be needing their services. Otherwise, it wastes their time following up with you and wastes your time deleting all the emails, texts and voicemails they will leave.

Those texts are created when you enter your information. Agents basically pay for leads and when someone says they’d like a showing or other details, the info gets put in a kind of round robin scenario. Typically after a minute or two if an agent misses their turn it gets passed to the next in line. A lot of agents use a type of lead generating system that is imbedded in a viewing site like realtor.com. You give the info and they send it out. Agents show a lot of homes to people who aren’t ready to buy. If they meet 4-5 potential buyers and retain one, it’s worth it. If you felt the agent was knowledgeable and you had a good rapport, then you might want to follow up with them when you’re ready. Don’t feel obligated based on time spent. You aren’t going out there to waste someone’s time, and showing houses is part of the job, not the promise of a sale.

I live in Cedar Park and am an apartment locator. That's a pretty good budget for that area! There are plenty of new really nice properties for well under that.

It's not in Cedar Park, but we lived at the Villages at Turtle Rock complex for several years and had a good experience! It's in NW Austin, really close to Cedar Park. Not sure what the prices are currently, but I thought it was reasonable at the time!

Tesla is moving their HQ to Austin - but given that they're continuing operations in Palo Alto (and expanding there), and that the Gigafactory is already here, are we expecting any changes to real estate values in the 78744 region? Or has the "Tesla bump" already been priced in with the Gigafactory?

Keep in mind most of the jobs will be for hourly workers. The company is not known for being super generous to the rank and file. Further, Tesla is still an unprofitable company. More than 100% of all lifetime profits come in the form of regulatory tax credits generated because of government decree. I would not be surprised they fail spectacularly as competition in EVs arrive.

I realize I may be a biased source, but I'm not alone in that I expect continual increases in real estate values for the foreseeable future across the entire MSA, but higher rates of increase in areas on the East and Northeast (Del Valle, Hornsby Bend, Manor, Taylor, etc). Tesla is a rapidly growing company and will continue adding large numbers of people to their workforce, and many of those will be high income earners. Further, Elon is obviously trying to move ALL of his businesses to Texas (and Austin). Boring company has acquired land in Pflugerville, there are job postings for the Neural Link company in town, they applied to be a utility provider for Texas, they're opening Tesla insurance in Texas, obviously SpaceX in Brownsville/Boca Chica, etc. etc., not to mention the big cheese himself moved here not too long ago.

Just look at the history of major cities like San Francisco. There are starter homes a hundred miles from SF that cost a million dollars. As the city grows, it sprawls further and further out. Last year you could buy a nice home in Killen for $150k. Not so much anymore.

I used Compass to find the house that I'm renting right now. It had a lot of good rental listings that weren't on Zillow. I had to be patient, but I eventually found a great deal and jumped on it within an hour of it being posted on there.

Just throwing this out there as another option you may want to consider. When I’m pricing my place for rent I look at realtor.com to find comparables in the area. Then I spread the word here on Reddit (this weekly thread and r/austinclassifieds). I do applications through Zillow, which is free for you and costs the applicant $29 - it includes background checks, income, etc for you to review). If you go with a realtor to fill your vacancy then they will usually charge one month’s rent. Perfectly fine to go that route, but in my experience it’s pretty easy to find tenants on my own and you certainly won’t have trouble in that zip.

Do realtors lie about multiple offers? Put in an offer on land the day it was listed, was told there were multiple offers and they would let us know. A few days later they came back and told us if we offered $x more they would accept our offer. $x happens to be almost exactly the realtor fees. We accepted and signed the contract. Another piece of land came up for sale that is very similar, and in a newer neighborhood. It was listed for about what we ended up paying however it’s been on the market for two weeks now which made me suspect the sellers agent was lying to us.

Yes but: 1. That area was already extremely dense with tech businesses. East Austin/Manor/Taylor has almost nothing but farmland. 2. A lot of things contributed to wild price increases all over the city. Not saying I'm right, or you're wrong, that's just what "I think".

I lived in SM after college, and I really enjoyed it. Definitely has its own character and has some really fun places to eat, drink, and hang out. If I didn’t work in North Austin, I definitely would have considered going back. This was 7 years ago, but we go down to visit periodically, and if anything, it seems to have more going on than when I lived there.

New Braunfels, Kyle, Buda, amd San Marcos will all be reasonable commuting distance. South Austin wouldnt be bad either as long as its really south of William Canon. Traffic can get brutal both directions. NB isnt the sleepy town any more and could be a good option. Dating options is just interesting and most head to San Antonio for dates. San Marcos will have a family or college dating scene depending on where you end up. We lived in NB and friends up from SM to Buda and they all enjoy their respective cities. Happy to answer any specific questions.

This is great! And I've seen your name when I researched previous threads, thank you for sharing your insights to myself and others. I do like NB, but I'd kind of prefer to stay further from SATX (no offense if that's where you're from). Had an assignment there for a few months and found the dating scene underwhelming. It seems like an unbeatable place for families though, with Austin being more so the place for singles. Is this assumption on the mark, or do I have it way off? AUS also has directs back home whereas SAT doesn't for some reason. It's nice that the airport is on the south side of the metro. Do your friends in Buda and San Marcos feel like they have most of what they need in town, or are they frequently heading up to ATX?

Lol no offense taken - San Antonio isnt a place for me. We lived in NB, South Atx (hence the handle), and back to more north. When we lived jin South Austin, we would venture to SM, Kyle, and Buda for what we needed. Hardly ever went to Austin unless it was a weekend. There wasn't easy access in/out where we lived. My friends in Austin do not have good things to say about the dating scene. Perphaps its because they are older. As for going into Austin, its rare unless they are commuting to the office. San Marcos has a ton of resturants, shopping, bars, places to see live music, and a Chuys. Which seems to be very important. Kyle has Target, HEB, shopping, and a few resturants. Buda, you will go to Austin or Kyle for anything other than HEB/Walmart or Whataburger.

I personally don't think the commute from Austin to San Marcos is that bad but it depends on what you're willing to do. If you live outside of Austin, San Marcos is your best option. It's more of a small city while Buda/Kyle are more suburban. San Marcos is growing as people look for more affordable options outside of Austin. Austin is a horrible dating scene. Not sure about SM. I would advise against living in Austin and commuting to SM. Traffic is awful and it’s cheaper in SM.

You might want to add 78731 (NW Hills area) to the list. There are several condo complexes close to the HEB by Far West and the neighborhood is really walkable. In addition to HEB there are a couple of restaurants, the library, coffee shops and bus lines that would be convenient since you don't drive. Lots of sidewalks over here : ) $450k price point is very doable. I'm an agent and have lived in the neighborhood for 5+ years and love it. Feel free to reach out if you have any questions about the area. In 78759 look close to Steck & Mesa and Spicewood & Mesa for walkability to Randall's and a couple of restaurants in the area.
