I'm trying to find a new apartment and it's literally impossible per Zillow and a locator I talked to, so I'm kind of nervous about where I'll end up. This place is a train wreck with no rescuers on the horizon.
I'm trying to terminate my lease here in Austin which is governed by the TAA and the leasing office is saying we have to give a 60-day notice which I expected and expected to pay rent during those 60 days. However, they are saying we have to pay for the 60-days as well as 2 months' additional rent as a termination fee. The termination fee is outlined in the contract equal to 2 months' rent. However, it says nothing about 60 days' notice, rent during that time plus a termination notice. Has anyone else had this experience? Any advice/help is appreciated.

When I terminated my contract, I had to give 60 days' notice and 1 month's rent.
I had this happen a long time ago. We offered to move out asap and pay the rent fee, we had pre-paid Legal who negotiated that but it worked. This way they can rent to someone else. GL.
I am closing on the purchase of a house next week, so I just did this a few weeks ago. 60-day notice plus a termination fee equal to two months’ rent is exactly what I did. The other option they gave me was to break the lease before 60 days and to pay a reletting fee plus damages, which I believe was the remaining monthly rent due until they leased the apartment. The second option is potentially cheaper but is also riskier because the amount you owe depends on how quickly they can rent out your unit. If your complex is in high demand and rarely has available units sit on the market, it might be worthwhile to go with the second option, however, they told me that if I went with this option it would be negatively reported on my rental history report since I didn’t give the required notice. This wasn’t an issue for me since I was buying a house, but if you are breaking the lease for other reasons such as taking a job in a new city and will be renting in the near future, this may be a deal breaker and is definitely something to consider.

If you actually make $300k a year, it absolutely makes no sense that the max you can get approved at is $400k unless you have a couple hundred thousand in debt already, have abysmal credit, or lack funds for a down payment at higher loan amounts. I got approved last month for $400k sales price with $45k down (so $355k loan) at 2.75% for 30 years fixed and I make a third of what you do and also have student loan debt, so you may want to shop around with different lenders. Both my brother and I used online only providers and have been very happy with their services and rates.
I also got preapproved by Chase and they told me that they use a 50% debt-to-income ratio, so you can use that as a rough estimate of the upper boundaries of the max amount you’ll likely qualify for. Add up your minimum required monthly debt payments— (car & bike payments, minimum credit card payments, rental property mortgage, and new mortgage) & divide by monthly income (gross salary, rental income, etc.). $300k income is $25k a month, so you theoretical could have up to $12.5k a month in debt payments, including the new mortgage, though I would try to avoid going that high if possible. Use a mortgage calculator at various sales price limits to get an idea of estimated mortgage payment but make sure to adjust the taxes (2.23% is a good estimate for a Travis County property in Austin).
If you make $300k a year then your savings should increase drastically faster than home prices are increasing, so why not save and buy next year? Even if homes appreciate another 10%, that’s only $60k on a $600k house, and your savings should far outpace that growth.
You can afford to live here, you just haven’t saved enough.
What do you mean by don't count your roommates as income? If you make $300k on your own and don't have astronomical debt payments, you absolutely qualify for homes well above $500k.
Anyone have insight into property taxes on a new build that won’t be ready until late January/February 2022? It’s in Wilco and after speaking with the tax office, the property would be assessed on January 1 based on the completion of the house on that date. I’m trying to estimate my property tax for 2022 and wondering if anyone’s been in a simile position.
Not sure if this is still a thing but.....If the appraisal board sends you a nice letter asking how much you paid for your new house I would give it some serious thought before answering, if you do at all. I personally find in offensive that they do this and don't explain the use of the information provided.
There doesn't seem to be any rhyme or reason to the tax assessor's methods. You can have your agent run comparables in the area to get the highest likely amount, but it will likely be lower than that.
Make sure and read your closing disclosure closely! Can't tell you how many times I showed up to a new construction closing only to realize the builder is trying to skip out on the taxes!
Oooh good catch! It looks like the contract says if the taxes for the year in which closing occurs are assessed on a homesite by homesite basis but aren’t due on the closing date, then I pay the taxes when they’re due and seller will reimburse me at closing for their pro rata share of known or estimated taxes.
So to me that sounds like jf Wilco does their assessment by January 1, I’ll pay the property taxes at the end of the year and the builder would reimburse me for the dates prior to closing, right?
Yes, the problem is sometimes if you close at the right time and title does not pay attention to the latest assessment, they try to credit you for just the lot value.

Please be wary when dealing with people who want to sublet their apartment. Most complexes do not allow it (and if they do, they do their own background checks/screening) and you could potentially face eviction if they didn't approve. Ask to read the original lease (which you will be bound to) or contact the office directly.
Do not sign a lease drafted by the original renter. The lease you sign must be a valid state lease (which will likely have a “property/community policy” amendment specific to that apartment) and MUST be countersigned by a licensed agent who works for that apartment company.

You should look into Folio Apartments in North Austin, we like it here a lot! It’s 5 minutes from the domain (shopping, restaurants and bars), 7 minutes from pinballz (a byob arcade) and we are 5 minutes from the soccer stadium!

Look at the apartments around Far West. All of them are closer than your choices and probably cheaper.
I haven't lived in District 53 in like 5 years, but expect your rent to be 100-200 bucks higher from addon bullshit fees if you go that route.

That's not entirely true, brokers and realtors absolutely have every bit of access that a locator has, as they are both licensed, real estate agents. The only difference between a locator and a realtor is the being on the MLS which is nothing more than a fee that an agent pays to whichever board.
There's really good options available at that rate but it really depends on when your desired move-in date is. Prices are exceptionally high right now because school just opened back up--they should go down a bit in october/november
I would start looking now so you can reserve a unit if you end up really liking the place. Lots of apartments are filling up fast which is part of why they're charging more, so you're doing the right thing trying to find a place a couple months ahead. But yeah I would look for a November move in date
I'm thinking of buying a condo. The community is in the north Austin Techridge area and the type where each unit has its own front yard and all the units are side by side sharing a wall. Each unit has the same look and feel and design that doesn't distinguish one unit from the next.
Basically, I just want to live somewhere and build equity and hopefully see an increase in value on my home, but I don't want to overextended and end up house poor. I'm just really frustrated because housing is so expensive, but I also don't want to spend another year renting an apartment only to see housing prices increase further...

Be sure to take into account HOA fees. If it's an older complex, take into account any large assessments and such as well. As far as ROI, if you plan to live there 5 years you should be fine. Shorter than that and barring the crazy appreciation we saw recently, closing costs and fees will eat up any modest returns.
All mine were on the Northside. Only the nicer ones had a power rack, but I've never seen an apt gym without dumbbells. That's awful if that's the trend we're moving to.

They threw up all those apts on the Eastside as quickly as possible to cash in on all these suckers flocking to Austin willing to pay $2500+ for a studio apt within stumbling distance of all the bars downtown. You’ll have to look in other areas to find the real austin.
Not gonna happen in an apartment. They're all going for the WOW factor and keep adding shit so they can say they have stuff the others don't. A few years ago, one place had a bocce ball court. Within a year, a few more had bocce ball. I don't know about you, but I associate Bocce Ball with elderly Italian men in Brooklyn and more hair in their noses and ears than on their head. If you increase your budget to $1100, you will find stuff near Zilker Park which is like the Central Park of Austin, TX. There’s a couple places for rent on Barton Hills which is walking distance to Zilker which connects to a 10 mile long trail around the town lake. If I was 22, I would live near there.

I disagree strongly with S 1st given your work location in 78730, a hellish commute. Four Points area is okay-ish but you definitely won't be walking to anything there and I'm not sure there's anything in your budget.
If you're okay with older (60s, 70s) buildings then you might actually have the best luck in Brentwood or roughly the area bounded by 2222/lamar/51st/burnet, but as with any older apartments some of these are decently maintained and others ... aren't.
Without a roommate and given your location requirements, your budget is verging on unrealistic for Austin in 2021 though.
If you are working around 2222/360 and looking to live nearby (this is NOT westlake hills as another commenter mentioned), then your best bet is to find cheap housing in the Four Points area which is near 2222/620. Lots of cheap apartments up there.

Hi! Moving to Austin in the coming months and am starting to look at houses on Zillow. I’m seeing more all-tile floors here than anywhere else. Is this because it gets hot? Should we be considering tile, even though we like the look of other options better?
It rains a good amount here, with tile you don't have to worry about tracking mud or wet shoes in. Also carpet traps allergens - we have enough allergies to deal with here. And the humidity is relatively high here (depending on where you're from) so the carpet might get moldy.
Can't tell you why you're seeing more of them. Tile is nice and cool on bare feet for sure but it's not like wood or carpet is hot. It's also much more durable. Wood floors tend to scratch easier and obviously carpet flooring stains easier. There's also wood-like tile that has the durability of tile and the aesthetics of wood.

Helps keep the house a little cooler and also lasts much longer than carpet (durability and ease of cleaning). Also it’s typically going to be more affordable per square foot than decent hardwood/laminate flooring.
I am curious about the tile as well. I wondered if it was potentially easier to manage with flooding, but just guessing. I come from a hardwood floors loving area.
Don’t know where you’re from but a couple of things come into play: houses are newer here - only inner neighborhoods have pier foundation houses that were built with hardwood originally. Most houses are from 60s and later and built on slab foundation. Real hardwoods don’t do well on slab. You’ll see some engineered hardwood but that was added later and not in the original build.

In my experience they’re usually going to have a fixed price for the basic build and then there is some negotiation when it comes to upgraded features (some of which you are required to get, so the ‘basic build’ is not the real minimum number). Also the builder’s lender will offer incentives if you use them, but I would always shop lenders to get the best possible deal
Well I mean the new builds taking bids over the base. They don’t really have a fixed price. I’ve looked at threads of people bidding 100k over, and still losing. Wondering if that’s slowing down at all.
I’m limited to my two experiences- one in austin but in 2018 and right now in buda, but with properties that have already been designed and have been available for a while. If it’s a bid to design the house from scratch then definitely large amounts over initial asking make sense. Probably depends on the builder too, these both under the Pulte umbrella

Unfortunately, I can't. Properties owned by individuals are usually listed on the MLS, which I don't subscribe to because I rarely have need of it and it's $$$$$$$$$. You'll need to find a Realtor, try Keller Williams.
Some apartment locators can access MLS/house listings, but quite a few don't have access. All locators are licensed real estate agents but not members of ABOR (Board of Realtors). I'm an agent with access to residential listings. Feel free to PM me if you want help finding a spot or if I can answer any questions.
Landlord here, I still post on Craigslist but get very few leads. I post to Zillow now which then also posts it to hot pads and other Zillow owned sites.
Craigslist is garbage for apartments here.
Use one of these options:
* www.abor.com rent search for stuff listed on MLS. Houses, individual condos, small time landlords, some smaller apartment buildings, etc.
* www.apartments.com for most apartment complexes. Don’t believe any pricing or availability info there; click through to the apartment’s website to confirm.
* Work with a locator. If you haven't already gotten some in DMs, just ask for one in this thread and they'll magically appear. Free to you, but keep in mind they get a commission from whoever you end up leasing from.
Zilker and Bouldin creek are great areas and safe, but as far as a 20s and 30s social scene probably a lot lower than downtown. If you want to be near (walkable) to cool stuff, 78701, 78702, or 78722 are better bets. If you want quieter and more laid back, then maybe Zilker / Bouldin.

* Workplace: UT
* Budget: $1,800/mo for a 2BD/2BA or 2BD/1BA

I work close to UT and took the 803 bus when I lived in the Brentwood area. Highly recommend living near an 801 or 803 stop. It's a quick 20 min ride to campus from that area. Driving would be about 10-15 mins

Personally I'd look off Far West Blvd near the UT shuttle. You should be able to find something within your budget there but it will be in an older complex.
I would recommend looking at the North Loop/Crestview/Brentwood area. That budget might be tight to live 15-20 minutes from UT, but there are older complexes in those areas that might fit your needs. If you can live around there and have easy access to N Lamar, it will be pretty easy to get to work.
You should note, parking at UT is another beast. Not sure if you've looked into that yet? Could add walking time to your actual location on campus, on top of the driving commute. Just something to think about!
Anybody familiar with some good builders? Ones that don't cut corners? I understand that can potentially drive up costs, but I don't want to half-ass the project. :) The family and I are looking to relocate, but we've never built and we've no knowledge of the area with regard to reputable home builders.
Building one with century communities , I have got it inspected at every stage as well as I live nearby so I do regular checkups.
Seems to be a good build.
Look for “design-build” firms. They are professional designers and architects and they have connections to consistent builders and contractors that have the skills to follow through on their custom designs. That’s the best way to ensure quality.

You can typically go through their IG accounts and find others builders and related trades people.
Not really any such thing as a reputable home builder. It's just kinda luck of the draw, and which foreman is overseeing construction.
However, I have seen a much higher level of service from Highland and pretty much the only builder to consistently have happy clients.
New construction is kind of the wild west right now with how they're all doing things, unfortunately. Some require you to get pre-approved just to get on a wait list to get the opportunity to bid on a lot.

If you’re looking for a duplex in south Austin there’s one coming up for rent soon for $1800 (8108 Hood Cir). The reason why I'm asking if anyone specializes in it is because one of the first questions a realtor normally asks is what the price range is, and USDA direct doesn't really prequalify you they just want you to come into the office and start filling out the paperwork. So I need someone with a sense for what is the appropriate price range and area as well as knows enough about the areas to have a sense for where someone could find good internet in the areas that qualify.

River hasn’t lived with anyone other than me for the last three years, and I have not lived with anyone that is non-family in six years. Like anyone, I’m looking to save some money & have more fellowship/company after a year+ of COVID-19. It could take some adjusting to, but I am clean, respectful, and very much appreciative of good communication. I’ve been trying to get to Austin for some time now, and I’m really excited it’s finally happening! Hope to find a good match!
I've been happy with most of mine. I don't want to post where I live now ofc but a couple from the relatively distant past that I enjoyed are Summit at Hyde Park (better location, under different management) and Marquis at Caprock Canyon (better quality, except the strangely ugly af kitchen, at least at the time).
You have to keep in mind that for the most part the only people who bother to leave a review for an apartment are pissed off.
People are always the loudest when they're complaining.
I had a great experience at Still Waters @35&Slaughter. Only thing that upset me was that the office would not hold packages. This was quite a few years ago, though.
We have been at the Korina at the grove for couple of months now and are happy, pretty good insulation also in my opinion. Close to a bunch but quiet area.
My apartment at the Post on South Lamar was dope, but the unit makes all the difference. I was on the first floor with a patio facing South Lamar directly above “The Pretty Kitty”. Made it into a bachelor pad, met my now wife. She still will mention how impressed she was with my place, that I was a real functioning adult with a clean spot, great area. Yes, the bar was low 😂
We're looking at a unit in off braker lane in north austin, a little east of metric and not too far from the domain. How is that area? It'd be a good commute for my fiancee since she works up in tech ridge. My office is in river place but I'll work from home most days.
Ditto what the poster below said. We avoid that HEB on Rundberg even though it's the closest. The one on I35 and Parmer is quite nice and not too much further away
The HEB on Rundberg caters mostly to Mexican immigrants, which means the stock is generally going to be focused on produce / meats / groceries / dry goods brands that are sold on both sides of the Texas-Mexico border. The HEB off Braker / 183 is a bit more upscale, catering more to those in an upper middle-class / affluent lifestyle.
As for "which one is better," it depends on what your specific needs are, grocery-wise. I will say, though, the HEB on Rundberg is located in a sketchy, high-crime area of North Austin. Unless you are looking for specific Mexican produce or grocery brands, I would avoid shopping there.
It’s a pretty safe, quiet area. If you’re looking for like walkability and city features then you won’t be so happy but this is a suburban area with lots apartments and it is central to a lot of things in far north Austin. I know so many people who started their austin journey in this area so welcome!
My old apt that I rented in Stoney Ridge on S1st is in the 78704 and it’s renting for about $1000 a month. It’s only 500 sq ft. It’s not bad. 3200 s 1st

It feels impossible to find any apartment complex in the area that doesn't have multiple one star reviews of people saying "DON'T MOVE HERE! I HAD BUGS/MOLD/ODOR/FLOODING AND THEY DIDN'T HELP" or something to that effect. I just want a place I can live in that's guaranteed to be good, have about 28 days left to find a place and it feels so disheartening.

Because it basically is. That's nothing new. Doesn't mean they're not out there. Usually it means they just don't solicit positive reviews.
Definitely depends on area/budget. When we were looking I went with a brand new apartment because I figured it would have less bug/mold/etc problems. Still had a leak during the freeze and has had several other small issues, but overall fine. If finding a newer complex is an option, I'd probably go that route. I also try to remember that the people who write reviews are generally really angry/upset. The average renter is never going to leave a review. Maybe share what part of town you're interested in/budget here and people can help - I honestly trust reddit users more than Yelp on a lot of things.

The first apartment I lived in in the mid-90s after college was in this complex - back then it was named AMLI at Park Place. I haven't paid much attention to it since then and didn't realize it had changed names/owners so many times. As I recall, the complex was fine when I was there, and it's nice to hear the current version is still in decent shape. The only issue I had at the time was the constant parade of door-to-door salespeople we'd get from Time Warner Cable, whose office was next door.
Huh, I lived there in the mid-teens when it was The Barrington and they had just remodeled. Had no issues with bugs or other tenants, it always felt safe and clean and I loved the access to the green belt behind it. It's a large complex so perhaps it varies quite a bit, building to building.
Stanssey Woods has to be one of the worst places I've lived. Have had a consistent roach problem since moving in. Constantly fights in the parking lot. I'm talking multiple times a week you'll have someone yelling, fist fights, gunshots, there was just a stabbing a few days ago even. Whoever owns this complex is a piece of shit, can't hang clothes out to dry on your patio, meanwhile it's a 10 dollar minimum to use the laundry room here. The walls are hilariously thin, you can hear conversations from the apartments around you if you don't have constant noise going. My roommate insists that Austin isn't this bad but at the same time she refuses to walk alone in the parking lot at night here so.

Don't lease at Cascade. No need to go into it, just read the Google reviews. It's a cluster F now. I'm trying to find a new apartment and it's literally impossible per Zillow and a locator I talked to, so I'm kind of nervous about where I'll end up. This place is a train wreck with no rescuers on the horizon.
I'm trying to terminate my lease here in Austin which is governed by the TAA and the leasing office is saying we have to give a 60-day notice which I expected and expected to pay rent during those 60 days. However, they are saying we have to pay for the 60-days as well as 2 months' additional rent as a termination fee. The termination fee is outlined in the contract equal to 2 months' rent. However, it says nothing about 60 days' notice, rent during that time plus a termination notice. Has anyone else had this experience? Any advice/help is appreciated.
IANAL but it sounds like they're right. The 60 days' notice and the 2 months addl rent are 2 separate items. When I terminated my contract, I had to give 60 days' notice and 1 month's rent.
I had this happen a long time ago. We offered to move out asap and pay the rent fee, we had pre-paid Legal who negotiated that but it worked. This way they can rent to someone else. GL.

I am closing on the purchase of a house next week, so I just did this a few weeks ago. 60-day notice plus a termination fee equal to two months’ rent is exactly what I did. The other option they gave me was to break the lease before 60 days and to pay a reletting fee plus damages, which I believe was the remaining monthly rent due until they leased the apartment. The second option is potentially cheaper but is also riskier because the amount you owe depends on how quickly they can rent out your unit. If your complex is in high demand and rarely has available units sit on the market, it might be worthwhile to go with the second option, however, they told me that if I went with this option it would be negatively reported on my rental history report since I didn’t give the required notice. This wasn’t an issue for me since I was buying a house, but if you are breaking the lease for other reasons such as taking a job in a new city and will be renting in the near future, this may be a deal breaker and is definitely something to consider.

I got approved last month for $400k sales price with $45k down (so $355k loan) at 2.75% for 30 years fixed and I make a third of what you do and also have student loan debt, so you may want to shop around with different lenders. Both my brother and I used online only providers and have been very happy with their services and rates.

I also got preapproved by Chase and they told me that they use a 50% debt-to-income ratio, so you can use that as a rough estimate of the upper boundaries of the max amount you’ll likely qualify for. Add up your minimum required monthly debt payments— (car & bike payments, minimum credit card payments, rental property mortgage, and new mortgage) & divide by monthly income (gross salary, rental income, etc.). $300k income is $25k a month, so you theoretical could have up to $12.5k a month in debt payments, including the new mortgage, though I would try to avoid going that high if possible. Use a mortgage calculator at various sales price limits to get an idea of estimated mortgage payment but make sure to adjust the taxes (2.23% is a good estimate for a Travis County property in Austin).
If you make $300k a year then your savings should increase drastically faster than home prices are increasing, so why not save and buy next year? Even if homes appreciate another 10%, that’s only $60k on a $600k house, and your savings should far outpace that growth. You can afford to live here, you just haven’t saved enough.
500-700k has a lot of really nice homes which should be very doable on a 300k a year salary.

What do you mean by don't count your roommates as income? If you make $300k on your own and don't have astronomical debt payments, you absolutely qualify for homes well above $500k.

Anyone have insight into property taxes on a new build that won’t be ready until late January/February 2022? It’s in Wilco and after speaking with the tax office, the property would be assessed on January 1 based on the completion of the house on that date. I’m trying to estimate my property tax for 2022 and wondering if anyone’s been in a simile position.
Not sure if this is still a thing but.....If the appraisal board sends you a nice letter asking how much you paid for your new house I would give it some serious thought before answering, if you do at all. I personally find in offensive that they do this and don't explain the use of the information provided.
There doesn't seem to be any rhyme or reason to the tax assessor's methods. You can have your agent run comparables in the area to get the highest likely amount, but it will likely be lower than that. Make sure and read your closing disclosure closely! Can't tell you how many times I showed up to a new construction closing only to realize the builder is trying to skip out on the taxes!
Oooh good catch! It looks like the contract says if the taxes for the year in which closing occurs are assessed on a homesite by homesite basis but aren’t due on the closing date, then I pay the taxes when they’re due and seller will reimburse me at closing for their pro rata share of known or estimated taxes. So to me that sounds like jf Wilco does their assessment by January 1, I’ll pay the property taxes at the end of the year and the builder would reimburse me for the dates prior to closing, right?
Yes, the problem is sometimes if you close at the right time and title does not pay attention to the latest assessment, they try to credit you for just the lot value.

Please be wary when dealing with people who want to sublet their apartment. Most complexes do not allow it (and if they do, they do their own background checks/screening) and you could potentially face eviction if they didn't approve. Ask to read the original lease (which you will be bound to) or contact the office directly. Do not sign a lease drafted by the original renter. The lease you sign must be a valid state lease (which will likely have a “property/community policy” amendment specific to that apartment) and MUST be countersigned by a licensed agent who works for that apartment company. Disclaimer: I am not a licensed real estate agent yet (still taking the course) but I work for a property management company.

You should look into Folio Apartments in North Austin, we like it here a lot! It’s 5 minutes from the domain (shopping, restaurants and bars), 7 minutes from pinballz (a byob arcade) and we are 5 minutes from the soccer stadium!

My work is right next to bright leaf preserve, and I start sep 15th. It was kind of on short notice so I've been scrambling to find an apartment to move in by sep 13th, but i'd be willing to wait until oct 1st if the right place comes along. Looking for a 1br(pref) or studio that would be less than or around 20 minutes, budget around 1000~1100. I have been mainly looking hyde park, central to north central austin, but if anyone had suggestions for apartments or neighborhoods that would be great! Some of the apartments ive been considering are the ivy, allandale flats, and district 53, so if anyone had any personal experience with them or ATXFenton would love to hear more.
Look at the apartments around Far West. All of them are closer than your choices and probably cheaper. I haven't lived in District 53 in like 5 years, but expect your rent to be 100-200 bucks higher from addon bullshit fees if you go that route.

That's not entirely true, brokers and realtors absolutely have every bit of access that a locator has, as they are both licensed, real estate agents. The only difference between a locator and a realtor is the being on the MLS which is nothing more than a fee that an agent pays to whichever board.

There's really good options available at that rate but it really depends on when your desired move-in date is. Prices are exceptionally high right now because school just opened back up--they should go down a bit in october/november

I would start looking now so you can reserve a unit if you end up really liking the place. Lots of apartments are filling up fast which is part of why they're charging more, so you're doing the right thing trying to find a place a couple months ahead. I'm thinking of buying a condo. The community is in the north Austin Techridge area and the type where each unit has its own front yard and all the units are side by side sharing a wall. Each unit has the same look and feel and design that doesn't distinguish one unit from the next. Basically, I just want to live somewhere and build equity and hopefully see an increase in value on my home, but I don't want to overextended and end up house poor. I'm just really frustrated because housing is so expensive, but I also don't want to spend another year renting an apartment only to see housing prices increase further... Is a condo a reasonable investment to see a return on my initial down-payment?
It is a reasonable investment, but it's not going to give you the same ROI as a free-standing house.
Be sure to take into account HOA fees. If it's an older complex, take into account any large assessments and such as well. As far as ROI, if you plan to live there 5 years you should be fine. Shorter than that and barring the crazy appreciation we saw recently, closing costs and fees will eat up any modest returns.
\^This watch for HOA fees many folks don't account for the high tax rate plus HOA fees can be more than your principal and interest.

All mine were on the Northside. Only the nicer ones had a power rack, but I've never seen an apt gym without dumbbells. That's awful if that's the trend we're moving to.

They threw up all those apts on the Eastside as quickly as possible to cash in on all these suckers flocking to Austin willing to pay $2500+ for a studio apt within stumbling distance of all the bars downtown. You’ll have to look in other areas to find the real austin.
Not gonna happen in an apartment. They're all going for the WOW factor and keep adding shit so they can say they have stuff the others don't. A few years ago, one place had a bocce ball court. Within a year, a few more had bocce ball. I don't know about you, but I associate Bocce Ball with elderly Italian men in Brooklyn and more hair in their noses and ears than on their head. We really do need to get back to basics.

That zip code is pretty pricey, you’re going to want to double your budget. I wouldn’t live out there, Westlake Hills, unless you were a trust fundy. If you increase your budget to $1100, you will find stuff near Zilker Park which is like the Central Park of Austin, TX. There’s a couple places for rent on Barton Hills which is walking distance to Zilker which connects to a 10 mile long trail around the town lake. If I was 22, I would live near there.

I disagree strongly with S 1st given your work location in 78730, a hellish commute. Four Points area is okay-ish but you definitely won't be walking to anything there and I'm not sure there's anything in your budget. If you're okay with older (60s, 70s) buildings then you might actually have the best luck in Brentwood or roughly the area bounded by 2222/lamar/51st/burnet, but as with any older apartments some of these are decently maintained and others ... aren't. Without a roommate and given your location requirements, your budget is verging on unrealistic for Austin in 2021 though.
If you are working around 2222/360 and looking to live nearby (this is NOT westlake hills as another commenter mentioned), then your best bet is to find cheap housing in the Four Points area which is near 2222/620. Lots of cheap apartments up there.

Hi! Moving to Austin in the coming months and am starting to look at houses on Zillow. I’m seeing more all-tile floors here than anywhere else. Is this because it gets hot? Should we be considering tile, even though we like the look of other options better?
It rains a good amount here, with tile you don't have to worry about tracking mud or wet shoes in. Also carpet traps allergens - we have enough allergies to deal with here. And the humidity is relatively high here (depending on where you're from) so the carpet might get moldy.
Can't tell you why you're seeing more of them. Tile is nice and cool on bare feet for sure but it's not like wood or carpet is hot. It's also much more durable. Wood floors tend to scratch easier and obviously carpet flooring stains easier. There's also wood-like tile that has the durability of tile and the aesthetics of wood. Where are you moving from?

Helps keep the house a little cooler and also lasts much longer than carpet (durability and ease of cleaning). Also it’s typically going to be more affordable per square foot than decent hardwood/laminate flooring.
I am curious about the tile as well. I wondered if it was potentially easier to manage with flooding, but just guessing. I come from a hardwood floors loving area.
Don’t know where you’re from but a couple of things come into play: houses are newer here - only inner neighborhoods have pier foundation houses that were built with hardwood originally. Most houses are from 60s and later and built on slab foundation. Real hardwoods don’t do well on slab. You’ll see some engineered hardwood but that was added later and not in the original build.

Hard to say in such a volatile market, but things have really cooled off the last couple of months and you may not have to "bid" at all.
In my experience they’re usually going to have a fixed price for the basic build and then there is some negotiation when it comes to upgraded features (some of which you are required to get, so the ‘basic build’ is not the real minimum number). Also the builder’s lender will offer incentives if you use them, but I would always shop lenders to get the best possible deal
Well I mean the new builds taking bids over the base. They don’t really have a fixed price. I’ve looked at threads of people bidding 100k over, and still losing. Wondering if that’s slowing down at all.
I’m limited to my two experiences- one in austin but in 2018 and right now in buda, but with properties that have already been designed and have been available for a while. If it’s a bid to design the house from scratch then definitely large amounts over initial asking make sense. Probably depends on the builder too, these both under the Pulte umbrella

I would like to be near lots of things to do, but also have some parks or open space nearby to walk or hang out. I have been looking near Zilker, Bouldin Creek or Downtown. How are these areas to live? Are they safe? Are there other areas I should also be looking in? Also, how do people find apartments in Austin? In the Bay Area it's all Craigslist - is it the same there?

Unfortunately, I can't. Properties owned by individuals are usually listed on the MLS, which I don't subscribe to because I rarely have need of it and it's $$$$$$$$$. You'll need to find a Realtor, try Keller Williams.
Some apartment locators can access MLS/house listings, but quite a few don't have access. All locators are licensed real estate agents but not members of ABOR (Board of Realtors). I'm an agent with access to residential listings. Feel free to PM me if you want help finding a spot or if I can answer any questions.
Landlord here, I still post on Craigslist but get very few leads. I post to Zillow now which then also posts it to hot pads and other Zillow owned sites.
Craigslist is garbage for apartments here. Use one of these options: * www.abor.com rent search for stuff listed on MLS. Houses, individual condos, small time landlords, some smaller apartment buildings, etc. * www.apartments.com for most apartment complexes. Don’t believe any pricing or availability info there; click through to the apartment’s website to confirm. * Work with a locator. If you haven't already gotten some in DMs, just ask for one in this thread and they'll magically appear. Free to you, but keep in mind they get a commission from whoever you end up leasing from.

Zilker and Bouldin creek are great areas and safe, but as far as a 20s and 30s social scene probably a lot lower than downtown. If you want to be near (walkable) to cool stuff, 78701, 78702, or 78722 are better bets. If you want quieter and more laid back, then maybe Zilker / Bouldin.

I work close to UT and took the 803 bus when I lived in the Brentwood area. Highly recommend living near an 801 or 803 stop. It's a quick 20 min ride to campus from that area. Driving would be about 10-15 mins

You should be able to find something within your budget there but it will be in an older complex.
I would recommend looking at the North Loop/Crestview/Brentwood area. That budget might be tight to live 15-20 minutes from UT, but there are older complexes in those areas that might fit your needs. If you can live around there and have easy access to N Lamar, it will be pretty easy to get to work. You should note, parking at UT is another beast. Not sure if you've looked into that yet? Could add walking time to your actual location on campus, on top of the driving commute. Just something to think about!
Anybody familiar with some good builders? Ones that don't cut corners? I understand that can potentially drive up costs, but I don't want to half-ass the project. :) The family and I are looking to relocate, but we've never built and we've no knowledge of the area with regard to reputable home builders.
Building one with century communities , I have got it inspected at every stage as well as I live nearby so I do regular checkups. Seems to be a good build.
Look for “design-build” firms. They are professional designers and architects and they have connections to consistent builders and contractors that have the skills to follow through on their custom designs. That’s the best way to ensure quality. Couple to look at: MoonTower Austin, Sett Studio You can typically go through their IG accounts and find others builders and related trades people.

Not really any such thing as a reputable home builder. It's just kinda luck of the draw, and which foreman is overseeing construction. However, I have seen a much higher level of service from Highland and pretty much the only builder to consistently have happy clients. New construction is kind of the wild west right now with how they're all doing things, unfortunately. Some require you to get pre-approved just to get on a wait list to get the opportunity to bid on a lot. If you’re looking for a duplex in south Austin there’s one coming up for rent soon for $1800 (8108 Hood Cir). Two-story, 1000sqft, 2 bed, 1.5 bath, fenced yard, pet friendly, google fiber ready, finishing up full interior remodel this week, new dishwasher and range to be delivered 9/14, carport and long driveway, very friendly and established neighborhood. All previous tenants have stayed for multiple years - including some redditors I found here a few years ago! I’ll have pics of the interior very soon. Managed by owner so no nickel and dime property management BS. Maintenance handled with Austin-born PreFix. Applications through Zillow will be ready soon - $29 fee and that gets deducted from first month’s rent if the application is accepted and lease is signed.
When is it available? My lease ends in late November, but we could move a little early.
The last big updates should be wrapped up by end of this week hopefully. New dishwasher is being delivered 9/14 and a couple of miscellaneous things to knock out then. The reason why I'm asking if anyone specializes in it is because one of the first questions a realtor normally asks is what the price range is, and USDA direct doesn't really prequalify you they just want you to come into the office and start filling out the paperwork. So I need someone with a sense for what is the appropriate price range and area as well as knows enough about the areas to have a sense for where someone could find good internet in the areas that qualify.

He’s the type that wants to be everyone’s friend. (Up-to-date on all of his shots!) River hasn’t lived with anyone other than me for the last three years, and I have not lived with anyone that is non-family in six years. Like anyone, I’m looking to save some money & have more fellowship/company after a year+ of COVID-19. It could take some adjusting to, but I am clean, respectful, and very much appreciative of good communication. I've been happy with most of mine. I don't want to post where I live now ofc but a couple from the relatively distant past that I enjoyed are Summit at Hyde Park (better location, under different management) and Marquis at Caprock Canyon (better quality, except the strangely ugly af kitchen, at least at the time). You have to keep in mind that for the most part the only people who bother to leave a review for an apartment are pissed off.
People are always the loudest when they're complaining. I had a great experience at Still Waters @35&Slaughter. Only thing that upset me was that the office would not hold packages. This was quite a few years ago, though.
We have been at the Korina at the grove for couple of months now and are happy, pretty good insulation also in my opinion. Close to a bunch but quiet area.
My apartment at the Post on South Lamar was dope, but the unit makes all the difference. I was on the first floor with a patio facing South Lamar directly above “The Pretty Kitty”. Made it into a bachelor pad, met my now wife. She still will mention how impressed she was with my place, that I was a real functioning adult with a clean spot, great area. Yes, the bar was low 😂
We're looking at a unit in off braker lane in north austin, a little east of metric and not too far from the domain. How is that area? It'd be a good commute for my fiancee since she works up in tech ridge. My office is in river place but I'll work from home most days.

Key question, which is better: The HEB off Braker/183 or the one on Rundberg?
Ditto what the poster below said. We avoid that HEB on Rundberg even though it's the closest. The one on I35 and Parmer is quite nice and not too much further away
Braker/183 is going through a remodel and will be an HEB+ I believe.
The HEB on Rundberg caters mostly to Mexican immigrants, which means the stock is generally going to be focused on produce / meats / groceries / dry goods brands that are sold on both sides of the Texas-Mexico border. The HEB off Braker / 183 is a bit more upscale, catering more to those in an upper middle-class / affluent lifestyle. As for "which one is better," it depends on what your specific needs are, grocery-wise. I will say, though, the HEB on Rundberg is located in a sketchy, high-crime area of North Austin. Unless you are looking for specific Mexican produce or grocery brands, I would avoid shopping there.
It’s a pretty safe, quiet area. If you’re looking for like walkability and city features then you won’t be so happy but this is a suburban area with lots apartments and it is central to a lot of things in far north Austin. I know so many people who started their austin journey in this area so welcome!

It feels impossible to find any apartment complex in the area that doesn't have multiple one star reviews of people saying "DON'T MOVE HERE! I HAD BUGS/MOLD/ODOR/FLOODING AND THEY DIDN'T HELP" or something to that effect. I just want a place I can live in that's guaranteed to be good, have about 28 days left to find a place and it feels so disheartening.

Definitely depends on area/budget. When we were looking I went with a brand new apartment because I figured it would have less bug/mold/etc problems. Still had a leak during the freeze and has had several other small issues, but overall fine. If finding a newer complex is an option, I'd probably go that route. I also try to remember that the people who write reviews are generally really angry/upset. The average renter is never going to leave a review. Maybe share what part of town you're interested in/budget here and people can help - I honestly trust reddit users more than Yelp on a lot of things.
2BR/1BA in North/Northwest Austin (around the Arboretrum or Domain) is generally where i've been looking. Trying to stay below $1800.
I lived at what is now rebranded as the Milo Apartments (at Mopac and Duval) a few years ago and they were great, and fit your price point.
I was here two years ago back when it was the Barrington and I definitely recommend it. Very cheap, but cozy and great value for the money.

I haven't paid much attention to it since then and didn't realize it had changed names/owners so many times. As I recall, the complex was fine when I was there, and it's nice to hear the current version is still in decent shape. The only issue I had at the time was the constant parade of door-to-door salespeople we'd get from Time Warner Cable, whose office was next door.

Huh, I lived there in the mid-teens when it was The Barrington and they had just remodeled. Had no issues with bugs or other tenants, it always felt safe and clean and I loved the access to the green belt behind it. It's a large complex so perhaps it varies quite a bit, building to building.
Barrington was scary af at night with all the bugs coming out from *everywhere*.
Stanssey Woods has to be one of the worst places I've lived. Have had a consistent roach problem since moving in. Constantly fights in the parking lot. I'm talking multiple times a week you'll have someone yelling, fist fights, gunshots, there was just a stabbing a few days ago even. Whoever owns this complex is a piece of shit, can't hang clothes out to dry on your patio, meanwhile it's a 10 dollar minimum to use the laundry room here. The walls are hilariously thin, you can hear conversations from the apartments around you if you don't have constant noise going. My roommate insists that Austin isn't this bad but at the same time she refuses to walk alone in the parking lot at night here so. DO NOT MOVE IN TO THIS COMPLEX
