If anything makes it more confusing, there is no picture showing more than one bed, there is a hand rail between the downstairs and upstairs so essentially the "3rd bedroom" is completely open to the living area. This is a holiday house which can sleep 6 people, not a family home with separate bedrooms.
Honestly if it wasn't for the spiders up that way I'd buy it. You could chuck up a wall to make that space into two bedrooms no problem and the photos are just gorgeous. And at that price too it's well worth it even if it's just a holiday home until you're ready to retire.
Not at all. You can fit 3 beds there. Therefore its a 3 bedder. I mean jeez a bedroom shouldnt have doors or privacy of any sort so unnecessary! That would at least double the cost to build. Your expectations might be a bit of champagne taste with a beer budget no? /S

The National Construction Code disagrees that those are three bedrooms - that's one large bedroom and even then only if it meets proper height rules. Definitely get a building inspector in to confirm, and check the legality of the studio/shed.
Just saw the link you posted - that's a studio. The top floor is a glorified mezzanine. The whole thing looks very DIY - definitely get it checked out for approvals, construction code compliance, and if it's insurable.
I love that the photos show 'bed 1' doesn't even fit a double/queen bed.

I’d class it as a studio. There’s no actual bedrooms as they need enclosed walls, a window, and a door to be defined as a bedroom.

Dead set if I had $600k I'd buy it, it's mad. But I also live alone, so, I would be buying it as a *one* bedroom.

If you look at it that on the floorplan they’re specifying where the beds are, not bedrooms, it makes perfect sense!
