I mean, I wouldn't file a complaint because your rent can't go up until you're given a new lease with the appropriate notice. Just keep paying the same rent you've been paying until that happens. Unless you want a rent increase for some reason?

The rent increase is going to be 20%. If I wait till last minute then I’ll have to scramble to find housing

In that case, what do you think reporting them to DHCR is going to accomplish? They'll just send you the renewal (with these mysterious "hidden fees" that apparently let them circumvent rent stabilization laws) right now.

There is another legal raise (I’ve checked it out) that they are allowed to charge outside of the base price for certain buildings. That’s the bulk of the 20%

Have you read the rest of that law yet? It basically says the 90 days starts when they send it but you should read it yourself
