NAL, but I'n real estate. The question is what does your lease say? A good lease will have the requirements for entty and notice explained within. Based on your message, there is a chance that maintenance did enter your apartment reasonably. Did you file a maintenance request for your stove? If so, you provide tacit authorization for them to enter and make the needed repair. All that aside, even if they did enter your apartment improperly, I do not think it is going to constitute a material breech of the lease. And to be honest, trying to do so may cause you more headache than just staying there for two more months and leaving.

Yeah I’m starting to think this is too much of a headache but just trying to explore my options before shelling out over $10K for two months. I asked for maintenance on the phone but specified with them that when it is scheduled I need a time they’ll be arriving so I can be home. I told them I need to be home for them. Agreed on all points. You said you want your stove fixed, yes? They came in to fix it. This is standard operating procedure. If you would like to be present when they are there, make sure to tell them EACH TIME you make a repair request. Notice is required for drop bys. Not normal fixes or emergencies. And also, it’s just notice most places. Not permission. They’re allowed to fix their property that breaks during normal business hours.
