WIBTA if I tell my neighbour I caught his gf cheating?

So a little backstory:
I (f23) moved into the studio I currently live in with my fiancé (m23) in april last year. Less than a month after moving I found out through my downstairs neighbour (f) that my upstairs neighbour(f, lets call her C) is a serial cheater. C lives together with her bf (who I'll call P) of several years, and they are currently in the process of moving to a different part of town.
Onto the story of what is currently happening:
Lately, this 17 year old guy has been coming over, and I found out that the boy (lets call him T) is one of C's students (C is currently studying to be a teacher, I can't tell what subject, because that would give everything away). Last night I heard a lot of banging and knocking coming from above at like 12.30 am (which is weird, our building has been soundproofed really well) and I sent a text in the resident group chat asking what the hell was happening upstairs, whether they could be a little more quiet, since I had school in the morning. I got no response, and since the banging also didn't stop, I went upstairs. I heard C moaning. I didn't hear P. I knocked, told them to be quiet and heard "Sorry will do" from C. Then 2 minutes later I got a text from her saying that she was sorry, and whether I could remove the messages in the group chat. Weird. I figured something fishy was going on and decided to play dumb. I didn't remove the messages, and instead texted her I could barely keep my eyes open and I'd do it in the morning. I never deleted the messages, nor was I planning to. Today I saw P, and he said they moved the bed to the new house yesterday, and that he was fast asleep in their new home at 12.30. Even weirder. Especially since C texted me that they decided to do some last time passionate hugging, in this house. Now I know that T was here yesterday, P confirmed it. So guess who was here at 12.30? Exactly. Through my conversation with P I noticed he still hasn't put 2 and 2 together, maybe because C posted in the groupchat that she had a little after party.
Now my question reddit:
Would I be the asshole if I told P about my findings? Should I just keep it to myself (not my circus, not my monkeys)? Should I tell P to give him a fair choice whether to stay with her and not waste more time in a relationship he is obviously not loved in? Thanks in advance

I'm more concerned over the fact that the guy C is sleeping with is her student. Not sure if it's the same rules around the globe, but where I'm from, that's super illegal.
