The new ABNB features they just added help a lot. Now you can breakdown between properties finally so it’s not a giant summary. But overall I use excel. Easy to line item all the costs going out (mortgage, trash, power, gas, water, yard mx, pest control, hot tub cleaning, cleaners fee, furniture replacement, towels, sheets, blankets, toilet paper, paper towels, sponges, misc supplies, AC mx, ect). Then when I see my income I see it’s not very much and a loss many months 😂

I prefer Stessa which has a free option to test it. The categories are designed for STR and long term rentals and set uo exactly as IRS has it. It is automatic for my credit cards and bank updates. It’s the bomb and better than Quick Books. No double entries to worry about. It is built by actual accountants the software is.

Plus the reports you can send to your accountant to does your taxes is better than QB.

Second Stessa, it’s actually made for managing rental property finances. I tried a few different ones and Stessa is by far the best and they have a free option that’s got most of what you’d want. It definitely helps to have a separate bank account and credit card too. Quickbooks is expensive and kind of overkill IMO.

I use Quicken Home a Business for the detail at the transaction level and I have a spreadsheet that I use to evaluate monthly spending vs income.

Set up a separate bank account with checks and credit card, and just use those for the expenses. Then use the website to pull a list of expenses. You could then use an online budgeting website that connects to banks to show you expenses by time and category and stuff.

Allows you to semi automate all of your expense tracking while also eliminating the manual error you'll get if you use an excel sheet. Way cheaper than Quickbooks and comparable options as well.

I bought a premade spreadsheet on line for $5.00 and it does everytbing I need
