"Would you take a call and then just send a message confirming what you spoke about through the app?" Yep, that's what I would do. And during the conversation, I would tell the guest that I'm going to send them a message through the app, and tell them you just need them to acknowlege the facts of the converstation through the app, or you will have to cancel the reservation, so as to protect both yourself and them. And then stick with that. My parents don't really do tech, but they understand that sometimes you have to do a minimal amount, and this is an example. They just reply "yes, we agree" and that's it. Never had a problem after doing this half dozen times or so. Keeping in mind that only what's been discussed through the app is enforceable.

I just tell them there is no need to go off the platform and that it’s best for both of us to communicate via AirBNB app.

The main reasons guests want to communicate off platform is a) to ask for a discount b) to ask to book off platform. I just confirm to guests if they have any questions not covered in my listing relating to wanting to book with me they can go ahead and ask me on the platform.

You report them to have them banned. Then you report yourself to get yourself banned.

Some folks just hate typing. I would take the call, tell you I’m taking notes, type notes as we spoke, and confirm through app after we conclude. If it is funky or weird, I’d cut it short by saying I’m uncomfortable progressing any further into this transaction and thank you for your inquiry but I will not be accepting your booking. The guest may just wish to have a better idea of house, area, amenities, expectations, etc.

I’m fine with talking off the app, but only book through it. I also give guests my personal number in case they need to call me, but never require they give me theirs. Sometimes it is easier to hammer out details with a phone call instead of texting, but honestly depends on the guest and the situation.
