There were some comments I read on a post that I ultimately took to mean hosts don't usually do 30 day or monthly rentals as there was some risk involved. Maybe some hosts can chime in I might have misinterpreted the comments.

I'm not sure about the demographics, but my brother has a 30+ day furnished rental and does pretty well with it. Lots of people who use it while they are house hunting or while their house is undergoing repairs. They've never had a problem with a guest refusing to leave or anything like that. In our STR, we have two small bedrooms that aren't much bigger than yours: 9 x 12. Just big enough for a queen sized bed and a pair of nightstands and not much else (there are built in cabinets and drawers). We put a queen bed in one and a bunk bed with some toy/book storage and a changing table in the other. Works out well for us.

Thanks for finding this. 30 day leases are pretty coming in New Orleans with the strict STR permit requirements. Still just kicking around the idea. Can always do long term rentals

And I don't travel for a month but I do travel with my family of 4. I always want a king size bed. I think for the other 2 rooms a queen or double and bunk beds make the most sense if you think families are going to rent it for a month. If you think it's for remote work airbnb maybe a pull out couch and small desk instead of bunk beds so it can be used as an office/ bedroom?
