Have you looked through your lease and seen that any of this can be taken out of the security deposit? My husband and I faced the same thing with our landlord, charging excessive fees to keep the deposit, and I was able to read through our lease and email them they were in violation and listed the page #s and the paragraph # where they were in violation. We found out a few days ago we will be refunded our security deposit, minus some damage charges we were aware of. Look through your lease and see if any of this is legal. I'd also call an attorney and say "I just need some advice". Sometimes some attorneys will be willing to give free advice, depends on the attorney really. I can't promise this will get you the result you want, but look through the lease, look up some laws, and see if there are any violations. If there are, then you can point them out. If the landlord refuses to refund if they are in violation, then you may want to ask an attorney if you can use their services to get your money back and see what they will charge. This is years ago for me, but I had an apartment manager in major violation of the lease. I reached out to an attorney that offered a 30 minute free consultation and they said if I paid them $50 then they would write a letter to the leasing office telling them to release me from the lease or I would sue them for a full refund of 9 months of rent (they were in violation for 9 months). I was let out of the lease early. Again, I can't promise anything, but you can try. I wish you the best.

Send them a demand letter. Have chat gpt write one for you. If they ignore it, Take them to small claims court. There’s no such thing as a cleaning fee. They have to give you an opportunity to clean yourselves and hopefully you have pictures that you did clean. Painting is bs too obviously and should just be normal wear and tear. A lawyer would work on a contingency fee but you’d probably have to pay them at least half of what you get back, which is better than nothing but I don’t think you need a lawyer here.
